      You many ask the same in many western countries where average yearly median incomes are 65000 $ and median price of city homes is $900, 000? Most homes in Ghana are paid for !

      Actually not, you don't own the land, you likely have to pay property tax and you have to pay a $50 per month association fee. Based upon the overall average income of Ghana, this house should not be above $10,000.

      Garbage collection and other services well as they say “live in hope die in despair “ although the electricity is improving the workers no longer hurl insults at the consumers and as my wife found yesterday when a truck knocked over the power pole they only waited 8 hours for reconnection in the past it would have been days.

      No, Ghana is a tiny country of 33 million people. All these foreigners buying all the land and reselling it to Ghanaians who once owned it free of charge are simpling making Ghanaians homeless. The per capita income of Ghanains is $2 300. How can they afford $ 40 000 houses? Ghanaians need to wake up and stop this nonsense. When these people they are trying to appease finish selling off their country, they are going to move to another African country and try to reprise their bullshit. So far, they seem to have South Africa and Kenya in their sights. Fortunately, those two countries will be harder to hoodwink because they are now going to be shamed into giving up their land by sentimental demands to atone for slavery. No East African slave went to the Americas, and South Africa produced no slaves.

    @7:37 I hate the bars on the windows! We do not trust ourselves? Ghana ranks as more peaceful than most western countries and yet, most homes there do not have the bars. I also hate the barbed wire on the perimeter fences. Thank you Kofi for starting to normalize getting rid of these things, it is 100% not needed

      I understand the reply and basically think thevsame. Only in Accra therefore a lot of areas where they would even carry your whole house away if possible. Without strong burglar proof, nearly impossible. But I agree, it is dangerous and ugly!! In Europe it is different. Most Windows ate double-or triple glazed. Nearly no chance to enter. Then many houses have the Burglar Proof hidden on top of thecwindiws, inside the wall (jalousie). At night you just let them down and block them. I never understood why nobidyvhas ever introduced thus here in Ghana

    These prices are much more reasonable and realistic. In fact it’s fantastic! The space and attention to detail is amazing. I’m sure one can add their own unique decor. However, what would put me off from buying is the location. It’s in a basin, at the bottom of a hill. There will always be a danger of severe flooding and mud slides or land slides.

    Tell me how does the average Ghanaian afford one of these ? The Cedi today is 12,78 against the Euro so the USD would be a little less and most workers get paid in Cedis not USD . The bank interest rates make it impossible to get a mortgage unless of coarse you live outside Ghana and even then it’s difficult.

      There are other options for the average Ghanaian. Not everyone will be able to afford to buy a house. Just like the West there will be Ghanaians who will only rent throughout their lifetime. Even if that building was going for only $5k people will still ask this same question. The reality is that we are all not meant to buy houses, some will buy and others will rent. As a Ghanaian these prices seem reasonable to me even though I can't afford it. Nevertheless, your question was a legitimate one.

      Surprisingly most homes in Ghana are not under mortgage, they are paid for. There are many million dollar homes owned by local people , but l can understand your economics ❤

      ​@shaibujibril3799 a lot of Ghanaians own their homes though. Pretty much large part of Accra (inner city) is still held by the indigenous people. Don't let these youtube videos fool you. From the best of Osu, East Legion and Cantonment, you have the locals deep in the streets holding on to their generational properties, something I really love about Accra/Ghana by the way, unlike Lagos, Nigeria.

I've stayed in East Legion, visit Osu, Cantonement and all the raved about places of Ghana a lot, the locals are in their "family compounds", they ain't going nowhere 😂 They're the ones that run the kiosks and stalls all around the city. The youtubers market these new developments to their audience (of course), but that doesn't mean the indigenous people who have been their for generations have all been bought out. They just don't have the fancy houses, but that's okay.

      No. In Georgia, my HOA is less than $35 per month. $50 (or $600 per year) in Ghana is a massive rip-off that only foreigners can afford.

    So after the 50 years and then the renewal of 19 years, who owns the house after that? Is it no longer your home?

      Buying houses in Ghana as a non Ghanaian is always leasehold. Leases are extended

      @@VanessaKanbi So you really never own the home? Do you continue to have to extend the lease for 19 years or is that a one time thing? Next how much do we have to pay to extend and can the home be left for family to extend? Its a little confusing sorry

      You never really own a house in the Americas either the government can alway anexx you if they want to and you pay property tax on it even after you paid your full mortgage until you die

    beautiful homes but i’m curious, i don’t hear much mention of a person never really owns any land in Ghana. I think you only own it for 50 or 55 years what happen next after persons has invest all that time and money?

      I think you can just renew it, he said the lease has a renewal clause

    Do not trust these developers.Its seems cheap but it comes with a huge cost. You may end up losing your money and the house. Most of Ghana real estate developers are in just to scam people from the diaspora. Be wise.
