My estimate: The construction cost of that $1M townhome was probably in the neighborhood of $150K (USD) and if they're requiring things like 25% upfront, they're winning hand over foot from day one. This Turkish company saw an opportunity so good for them...and good for Ghanaians who can afford modern luxury in their home country.
Just buy your own land and build what you prefer. Only be ware of being scammed. Meet the local council and government and get a good lawyer to file all the paperwork.

Hell No, not paying for that crap. We have a home in Haatso, Accra. My parents bought this land in the early 90s and built a massive property on it. We now have a 6 bedroom home and with enough land to build an apartmentto house at least an additional 6 tenants if we wanted. The home is valued at about £450 -£600k today. Best part, my parents bought it for pennies around 1991. The home is being completely renovated as we speak. Meanwhile, we live in the UK and have relatives living at the home as we get work done. On retirement, I'll have sanctuary.
I think it's worth it, sadly. 😅 May God make it easy for us all to get a place we call home for our family. A modern building like this in Gambia will cost similar price.
