    These prices are ridiculous .., go to Ghana buy your own land and build a 4 bedroom house for less than $80,000. These people are trying to get rich off mostly African Americans. The currency in Ghana is cedis, but you hear prices quoted in dollars. This all blew up over the past couple of years.

A couple of facts Ghana is the largest importer of 2nd hand clothing in the world current interest rates are around 21% and one has to put up a property that you own as collateral. Ghana does not have a land registry so do your homework.

    I imagine labor costs is much lower in Ghana than in the US and the material costs will be substantially lower since those are cement block buildings made from the local sand. My estimate: The construction cost of that $1M townhome was probably in the neighborhood of $150K (USD) and if they're requiring things like 25% upfront, they're winning hand over foot from day one. This Turkish company saw an opportunity so good for them...and good for Ghanaians who can afford modern luxury in their home country.

    While the concept of Villa nova sounds good, the price of 650k dollars is lunacy for a country that has poor standards and the average Ghanaian makes less than 2000 cedis a month. While this is clearly property aimed at the diaspora I do feel the cost is steep.

      Current loan rates in Ghana are 21% for individuals and 26% for companies and you have to provide a freehold property that you own as collateral. So who buys these foreigners with money and the politicians.

I see both sides the grinding poverty of many villages where the people fetch water from a river often kilometers from their homes who when they are sick have to travel by trotro to an ill equipped hospital whilst the well off in Accra travel by ambulance with a/c etc.People like Vanessa who grew up outside of Ghana because their parents or grandparents emigrated to other countries to get a better life. Nothing has really changed since 1957 the same families are still in power the corrupt still operates either impunity and when the politicians travel by road the army make sure they have a smooth journey unlike the general populace sit in their cars waiting for hours .The day that people are stopped from being critical is when one has the Orwellian facist state.As Voltaire said “ I disagree with what you say but I will defend to the death your right to say it “

    The British pronounce en-suite as "on-sweet" where as in Ghana they say "en-sute" 😊😊. Nice quality homes, guess they not cheap for locals except for the richest elites. Was we shown the $99k property described in the video title ? Perhaps I missed it somehow.

    Hell No, not paying for that crap. We have a home in Haatso, Accra. My parents bought this land in the early 90s and built a massive property on it. We now have a 6 bedroom home and with enough land to build an apartmentto house at least an additional 6 tenants if we wanted. The home is valued at about £450 -£600k today. Best part, my parents bought it for pennies around 1991. The home is being completely renovated as we speak.
    Meanwhile, we live in the UK and have relatives living at the home as we get work done. On retirement, I'll have sanctuary.

    These Houses or Flats of these developers- foreign companies like VAAL and similar in Ghana-Africa are NOT worthy at all. They are not AFFORDABLE!!!. Crazy, Mad expensive. Those prices they are selling in Africa are FAR expensive then buying them in Europe, UK USA. which africans in Ghana are purchasing those properties?- Obviously, I believe NONE!. The African Governments MUST set rules for these Foreign property developers- TO PROTECT THEIR CITIZEN WEALTH/LANDS. Those prices are INSANELY TOO HIGH AND TOTALLY CRAZY!. I can buy much cheaper way down new properties in Europe. UK USA, and why on earth should I ever buy a property of that price in Africa? It's foolish.       Ignore them! There are too many uneducated people who lack wisdom in this world. The same issues are happening in various Western countries, where luxury homes are being built instead of social and affordable housing. Homelessness in the U.K. and the U.S. is on the rise. Ghana is a developing country and needs to cater to all its citizens; otherwise, unrest may occur. A happy country is a stable country. Although these properties are beautiful, they are overpriced. Additionally, Ghana has unusual property laws. I would like to know if property and land are freehold, as much of the land and many properties are leasehold, with extremely short leases. Very few people in Ghana own their land or property outright.

    Looks great, the developers look like they know what they're about. They look like a stand on business. However, it is in ghana. Ghana government and many of the people are misleading and they're just too corrupt. So for me it's a hard pass. Fix your corruption

    Why are black Americans not treated good when they try andv buy property in Ghana!!!! I have many friends who didn't get treated well there, but were ripped off and such...😮.
