I’m a Ghanaian-American living in Ethiopia. I haven’t really seen home developments like this in Addis Ababa it’s a very densely populated city.
Any type of nice properties are super expensive ($400k US and up). The only alternative are apartments and they can be built poorly with too many people, leaks and pests.
The really nice luxury apartments cost about $270k!
Ghana is the way to go for modern living in developed communities that don’t break the bank.

The high ceilings open up the spaces giving them an airy and breathable. From the outside view, it does not appear that the inside provides the brightness it does. A tray ceiling would have given more depth. But I understand the modern design.

Homes without any greenery and shades can be likened to huts on a desert. Those are far cheaper.

I love the modern town homes designs however as an architect I would like to make a few observations: the closets are never built ins but seem to be a piece of furniture, the kitchens are cut off from the rest of the home and usually behind 4 walls, the front porch is not screened or designed for family gatherings or sitting , even though there is a security gate to enter the development the individual homes need metal security on the doors and windows, cars space is not enclosed in an attached garage but left open to the elements. My college was attached to Accra as a sister city when I was in college. Students from my school were allowed to study in Accra and still receive credits there for several semesters to graduate at my school . I would like to think that some of my fellow students are the architects of Ghana today.
