The best beachfront property in Ghana I have seen so far. If it was just the villa on its own then yeah I would call it overpriced like some in the comments but their clearly trying to make it into a resort style villas with other amenities so it’ll make financial sense to actually buy for investment instead. This will sell since it’s the best on the market currently from what I’ve seen of the other beachfront properties that are not hotels and beach clubs.
Too expensive for the price I am a land owner at winneba with a beachfront property, I have 2.5 acres and 6000 sqm and this is 2 separate lands, the prices of this properties in Ghana is the biggest scam and that's the simple truth
@@kkadam96 Exactly! that is the reason why there is a lot of empty properties in Ghana, when a foreigner, Ghanaian or Non-American look at this ridiculous prices they prefer to build their own, because of this it keep inflating the real estate in Ghana but there is no value, the average Ghanaian can never afford this and a lot of Ghanaians real estate owners are trying to target the black Americans with inflated prices

When someone like this developer has actually engaged their brain as to what people want then it’s easy to see why it sells.
How much did you pay for your lands? Perhaps this one is a bit more because it will be part of a resort with access to entertainment, activities for children, and resort-style living, in general. Factor all of that into the value of using it as a vacation rental and it may end up paying for itself, no?

I ABSOLUTELY love the layout but will they sell a skeleton unit with only the bathroom done? Leaving the rest of the finishings for the buyer to complete. The bathroom is EXCELLENT but I would love my own interior designing.

This is too expensive and we should not be promoting things majority of Ghanaians can’t afford and the diaspora coming to invest. Even if you can afford, it’s not wise to pay $100,000. It attributes to horrible inflation and is not sustainable. We’re trying to make things better, not worse 🤦🏾♀️
@ the same things is happening in Mexico, Costa Rica, ect. and the locals are asking that people do not price the homes for tourists because then locals are not able to afford it but if you say so. We can do better than this. Make it a place accessible for all Ghanaians equally

I'm a white American who has visited and like various parts of Africa. I particularly enjoy West Africa and am starting to consider a home in Ghana, but one thing about which i'm concerned is that ownership of property can't be revoked or taken away. Land ownership rights seem to be an issue in parts of Africa, if I make a purchase, is my ownership secure?
It's dangerous to purchase land and property in Ghana. You might do better in South Africa because West Africa had a lot of history against white people, especially with the African Diaspora returning as descendants to enslaved Africans owned by Americans. West Africa may not be a good fit.

When you buy land in Ghana you own it for a certain number of years it can range from 50-99 years then it needs to be renewed. This was put in place years ago to prevent foreigners from buying up all the land with their money and completely taking over. It is to protect the local Ghanaians

Does ghana have a real estate board that oversees real estate and property prices? I thought it is illegal to sell property in dollars?
It IS illegal.
Priced in dollars and sold in Cedis. It is illegal to demand dollars for the sale of real estate, but not illegal to advertise the price in dollars.
There are laws but nobody enforces them . Developers can put up any price they want.
