    So, I wire my money to the POA Thai lawyer's bank account? What do I do if the lawyer decides to keep the money and stops answering my messages?

      It's important to note that the POA and the payments are distinct and separate. You can choose to pay the seller directly, once a binding Purchase Agreement has been signed. Who handles the money is your choice, but there are details about payments to be eligible to buy property. Under the Condominium Act, you need to produce evidence of the funds being sourced from abroad, by having the recipient bank produce that at FET (or currently a Credit Advice). The name that will appear on the deed must also show in the funds transfer documentation.
      With respect to dodgy lawyers, running away with your money, you should avoid one-man shows and choose a reputable law firm with a solid reputation.
