    What if you wanted to lease for 30 years a house being built in a neighborhood from a developer, but you plan on selling in 10 years to make a profit. Do you hold it in such a way that you can sell it for a profit after 10 years if the buyer is Thai citizen who wants to cancel the lease and buy it freehold?

    The video is very informative and useful. Thanks for producing it. I would like to raise a question about what if the landlord sells the property to someone else, would that affect the lessee's right in the lease? (given that the lease is less than 30 years and properly registered). My point is, would the selling of the property by the landlord invalidate the lease or Thai law would protect the lessee's right in the property? Another question is what would happen if the landlord gone bankrupt and the property is sold by a court order to repay the landlord's debt? Would the lessee's right protected by Thai law as well? Or do the lessee needs certain special clause drafted in the lease to protect his or her rights? Thanks a lot.

      Technically, "Yes". Be sure to get a good lawyer involved to make sure this is all set up correctly with no surprises.

      There's no specific restriction on a long term lease other than zoning restrictions. For example you can't open a oil refinery in residential zoned areas. images.app.goo.gl/Ae4aXUP3PkmjseSi8

    leasing 3 years or 30 years is it going to benefit the visa any better ?.

      I know of no advantage of the longer lease with regards to visas except if the government deems the 30 year lease to fall within the scope of property investment.

      @@geraldenright9845legal age, Would that be 18 or 21? currently they are 13 & 17. Would be very handy if I could bypass their mother and give everything direct to the kids.

      Just got off a call with our lawyer. He feels that there's a good chance that the Land Dept officials would deem such an arrangement as a proxy ownership attempt.
