  • Why are properties never available? Have you ever shopped online for property in Thailand only to be told time and time again that the properties are Unavailable? Why? Is this a scam? How can we have 50% vacancy rates but 90% unavailable properties?     Good video Re/Max Joe! It makes sense to use an agent. However, much like a sale, the consumer always thinks they are going to get a better deal as there is no commission to be paid but when you consider the drafting of a proper lease agreement and lack of knowledge of the laws as it pertains to a landlord and tenant if God forbid something goes wrong just for the sake of a few thousand baht in savings it hardly seems worthwhile.

      With respect to rentals what many tenants may not realize is that we broker so many deals that we have a good amount of leverage that individuals just don't have. When it comes to sales we are also doing multiple transactions and are in tune with market values helping buyers from overpaying. Finally we're negotiating deals every day, unless a client is a professional negotiator, its hard to imagine that they are as experienced. There's always a benefit to have an intermediary to keep negotiations from getting derailed due to personalities.
      As you mention, legal mistakes can also be costly. Of course, I'm biased, I believe that our clients are better served by our team than DIY 😉. But I totally appreciate its a personal choice.
