    Recently I had a great question from a TH-cam Subscriber: "Could you please do a video on how to deal with a mean, nasty seller that texts you complaints, threats and gives you abuse all day. I have never given a listing back.". SherryP on TH-cam
    No client pays you enough to be abusive. Here is a simple approach for how to deal with a rude, abusive client (BUYER OR SELLER):
    1. Decide your personal standard of who you will work with.
    2. Ask yourself why they're being nasty.
    3. Straightforward conversation.
    4. Fire clients who don't meet your standard.

    Amazing advice! Thank you so much! You definitely hit the issue. She does not trust me or anyone. I will work on this and may end up firing her and eating the $300.00 that I spent on photos. Your videos are the best!

    Yes bad sellers from Shopee gave me bad ass comments. I am as customers feel it's unacceptable for any sellers insult their customers as their favor by giving bad comments for buyer's rating. They are bad attitude actually that said customers annoying them when they busy. Everyone bsuy alright.

    Could you please make a video on the positives and negatives, or maybe just the differences of getting a bachelor's in real estate at a university opposed to just getting your license. I am 20 yrs old and I received my license when I was 19. I have been working with a company as I finish up my AA degree. I plan on Attending the University of Central Florida in Orlando, FL In January. To me, the Positives are that It helps with learning a lot about commercial real estate and helps with net working. The degree also makes you eligible to go straight to taking the Morgage Brokers Exam, Appraisers Exam, and Brokers Exam. Thanks! Great videos!

    Could you possibly do a video on a piece of land in a desirable town that is land locked? Should you take the listing and let potential buyer do their due diligence or not take the listing?

    An elderly friend had become incapacitated from a stroke. His son found fault with EVERYTHING I did. He complained because I called him on Father's Day. The house was priced too high at $525,000, and other agents were saying so. It was my job to tell him this. He was talking to a lawyer, looking for a way to sue me. He said "I've bought and sold homes before, and it should not be this stressful." He was convinced I was out to do him wrong.
    The final straw was when he said "My father is nothing more than a paycheck to you. " I responded by saying "Based on your accusation, you can tell your lawyer I'm cancelling your listing agreement."
    "Great! We'll look for it!"
    He relisted with another agent. Another agent in her office bought the house for $440,000-- which was exactly what my investor buyer had wanted to pay for it. This son of my late friend will never amount to anywhere near what his father was, an engineer and teacher. When my friend passed away, I didn't feel comfortable attending his memorial service.
