    Came here from Reddit.
    This is truly disgusting. Kudos to you for being able to stomach it long enough to do such an incredible remodel.
    I have to ask: were there any personality red flags you noticed?

      Upon reflection, yes. Former tenant was a friend who I was helping out. Her previous landlord sold the house she was living in.

    I have no idea how people can live like this. I have a dog and of course they can damage some stuff, fortunately mine only destroyed a couple of shoes and a sofa that was mine, no damage to the property. This is unbelievable.
    I got here from your post on Reddit, congrats! Your work is amazing! Looks like a completely different house.
    In the Netherlands they have home inspections before vacating so damage can be assessed and payed for if needed. Might want to consider including that in your contracts, hopefully you'll never need it.

      Yeah. I no longer allow dogs. It's unfortunate, because there are food dog owners, but it's too hard to know who will be responsible.

      I came to say the same. The contract my tenants sign says that any damages in the property will be payed by the tenant. It's still a risk, if the person has no money, they will never pay you back.

    That is so incredibly nasty, I mean it's beyond words. Poor dogs too, forced to live in their own piss and shit during that whole time I'm sure. She should not be allowed to foster dogs if they are left to live in this type of condition. Also, it's completely counterproductive to the dogs being adopted if she is complicit with them using the house as their bathroom, who would want to adopt a dog that has gotten into the habit of just pissing inside the house whenever it needs to go? I would have called animal control on her as well.

    I know this would not apply here, but here's the idea: Before installing carpeting, first lay down 6-mil poly sheeting, then padding & carpet. Especially in rental houses. The lesson here is, if the tenant yuckifies the carpet, the subfloor won't get yuckified as well.

      I don't like carpet in rentals. After refinishing these floors, there are three coats of polyurethane. I'll take some effort to damage them.

    Ok this may sound ridiculous, but i know owners who hire cleaners to come into the homes and clean for the tenants every two weeks. Its part of their rent. This way you know what is going on in the property. They said they get better tenants this way. Might be a thought.

      I was in the house semi-regularly to check on things for them. There was always a dog smell, but most of the floor was covered by rugs. No significantly visible damage. Last time I was in the house was a couple months before they left, and that's when the damage was finally obvious.

    I have just become a strong believer in the random landlord assessments that should be/are written into so many contracts. I would be infuriated!! MY GOD!

    Oh man, I'm so sorry! Obviously any kind of deposit wouldn't cover this, do you have any other recourse? How long did they live there?

      Yeah, the security deposit won't come close to covering. I may have to take legal action on this one. They were there almost three years, but things seemed to go sideways in the final six months.

    Oh my! Seriously disrespectful. I live in an old house with real wood floors. And they are beautiful. I always clean them with Murphy oil soap. It is people like this that make it impossible for others to rent. There are people out there that would have greatly appreciated a place like that.

      Some tenants certainly treat a house well. It's tough to tell using a basic screening process. My no-dog policy didn't seem to work here.

    What if people apply with emotional support dogs? Where i live its illegal to reject tenants for pets, if they have pets due to disabilities then youre in even bigger legal trouble for not accepting.
    The trend seems to be laws tightening against landlords everywhere now, itll be unrecognisable in a decade

      I have always had dogs and I know many many dog owners, never known anyone who lived like this. This is an unusual situation because they were mentally unwell. If it wasn’t animals it would have been pizza boxes or something else, human waste even. This landlord is fear mongering. I am a landlord and my tenants have pets and they pay a pet deposit, they are normal people so everything is fine.

    First off report because they are abusing animals. They obviously were locked up for long periods of time. You have power to stop it.
    Then, never allow pets again. Whenever we went back on this we played the price, literally. Security never covers the price and trying to use it without going to court is ridiculous. Here in NJ, home owners have no rights, tenants get away with everything, even not paying rent.
    So sorry for your troubles, that's why we no longer rent. The best to you

      I have had a no dogs policy for years now. That was the case here, but she decided to foster these dogs anyway.

      A concerning number of pet owners are entirely disgusting and oblivious or in denial of it. Often it is poorly trained dogs treated like couch ornaments.

      It’s not all other pet owners fault.. don’t make everyone else who owns a pet suffer for one hoarder with clear mental health issues. I lease my house out to pet owners and have never had a problem and in fact I’m happy because it gives me more people applying, so I can be choosier about who I want. There are tons of responsible young couples out there with dogs or cats who need a place to live and I’ve never had a problem. You have to run a background check, you have to do regular checks (legally), you have to take a pet deposit and being a reasonable person will help as well (if you say you don’t allow pets that will only make things worse because many people DO want pets and so some will lie and sneak around, but if you are willing to work with people you can find other like minded, reasonable people, not people who want to sneak around and are afraid of the big bad landlord)

      She must have seen it differently. Some people prioritize animals over anything else. I have to assume her heart was in the right place, but now I'm left to pick up the pieces.

    It’s not because she adopted rescue dogs without permission, it’s because she let them pee in the house constantly and destroy stuff. I know plenty of people who rescue dogs and have multiple dogs or multiple cats or other pets who are responsible and clean, orderly people. It’s a lot of work but it’s totally possible.
