    She is good at her job!❤. My son went to one of his tenants, at the beginning of him not paying his rent. Told him, find somewhere cheaper to live & he would not report him. The dude, left at the end of the month, left the place spotless! Higher end property. All worked out for my son because he had the security deposit that covered the rent. Was able to re-rent at a way higher rate. 😊

      That was a REAL Blessing because my tenant did $40,000 worth of damage in my BRAND new house.😢 Poured paint down all drains, busted out windows, holes in wall, paint on floors, etc. It is heartbreaking beyond words.

    If you're given a 3 days or 5 days pay or quit notice, it's best that you get out within that time frame and give the landlord their keys back. Having an eviction on your record will haunt you for a long time.

      I don't think a lot of people understand that once you have a landlord file the eviction even if it's dismissed people can see the number of times that it was filed which shows very poor payment performance

    As a landlord myself, people many times are given a chance but if you a have quit notice you should just move out take the money and get a storage unit for your possessions so that when your money comes in you can get another place instead of stalling it out which ends up hurting the tenant’s credit or leads to them being homeless and poor but that’s on them.

    The story about the woman blaming her 7 year old for them getting evicted is sad and shameful. Imagine the impact that blame may have on him, possibly for life.

    I like what the property manager said about what she feels her role should be concerning behind rent and evictions. It's business, ppl are adults and the consequences of the eviction is their business as to how they make do in carrying own in their lives. I think she's also right that people don't prioritize what's most important and crucial to successfully navigating and dealing with life, such as being employed, having your own rental or home, ensuring that you have valuable up-to-date skills, living responsibly in your free time, and planning financially for unknown downturns.

    I give my tenants one month to catch up...they dont oay november...they owe november and december in december...if they communicate, I can take November's in partial payments in december january and february

      I tried doing that. Unfortunately, it hasn'tt worked for me. In my experience they never catch up. Now I file eviction a day after the 4 day grace period

    I started putting quickset locks on all our rentals as well! It’s so easy to change out the key afterwards. Great video and thanks for sharing and taking us with you through the eviction process.

    So GREAT to see Lakesha again!! I watched a video on this channel a few years back where she was being interviewed. I took away so much from her responses and incorporated a lot of it into my lease and practices. Now I have 3 section 8 tenants and, as Lakesha said, "They know I don't bluff."

      Right. There was no negativity at all. The person wasn't even there. They obviously respected the property. They left without causing damage. Unfortunately they may have lost their job or something. There was a uhaul outside meaning they intended to come back and get the rest of their belongings.

    She doing a great job because she gets right to bussiness but is also professional and compassionate,in some cases people really don’t think the day is coming when they have to be out… instead of moving when they get the notice to move they linger around, praying for anyone going through hardship but when it’s time to pay your rent you must pay any way possible.

      It is definitely a hard challenge but Chris and I just finished the training class where we can at least show you some tips on screening them that can help you weed out a lot of the bad ones

    He paid rent for 9 months and then fell on hard times like being injured or fell sick which can cost u your job and then u have to start from square one. I feel for the guy. I just think he was having a hard time catching up. Landlords after Covid raised rents all over the U.S. , so i hope he rebounds. The rents today are so high its stress on tentants to have to work 2 or more jobs just to pay their rent. Good luck to all who fall on hard times.

    Good video. I would advise not parking near the former tenant if possible. People being evicted have heightened emotions and may lash out. Stay safe and distant.

    Great video! An honest look from the landlord's perspective, of how an eviction works. Great tip about Kwikset Smart Key system. FYI: evictions take much longer in some places. For example, in Chicago it can easily take 8 months if the tenant contests it.

    Fell behind ONE month’s rent?
    Previous 8 months of punctual rental payments, and immediately evicted due to ONE month’s rent behind? I haven’t rented in quite a long time, but I guess things have changed maybe especially since back in 2020 claims of tenants abusing the COVID-19 government’s intervention to waver rent delinquencies & prohibit evictions.

      Banks charge very large fees for late payments. Some landlords cannot afford to miss two payments and need to get a paying tenant asap.

      Banks will foreclose on the owner if they don’t pay the mortgage so in case of the tenant not paying, they’re risking the property ending up in foreclosure.

      Perhaps 50%-100% matching of a year's Mortgage if doable to stay ahead.

      I wasn't always a good tenant. Sometimes I fell on hard times. But no one ever had to put me out. I couldn't pay, so I moved out. I am so much older and on Social Security. My rent and life insurance r my main concerns.😊

    Sir, maybe he’s coming back for the bed thus the U-Haul truck being there while you’re throwing out all of these innuendos? And this is not a lot of stuff I’ve seen - give the man a chance he has 24 hours to contact the property manager. People go through things and are trying their best. I’m sure he plans to come back and get his bed if anything.

    I always got my deposit back because I cleaned cleaned and cleaned some more. My dad was in the military and I don’t know how it works now but they inspected before we could move to the next base. I had to 2 landlords move back into their house when we moved out. They allowed me to paint and wallpaper so it always looked better than I found it. If the houses or apartments had hardwood floors I wood wax and buff my way out the door. It always made me mad to give a deposit and it’s nasty and needs to be cleaned.

      I do give in from time to time however, when the months of missed rents start costing me more money as I still have to pay the mortgage every month, I take it seriously and get them out !!!!

      I was a softy 10 years ago when I first got into owning rental property. I listened to all of the sob stories and agreed to give them time and chances. All that did was cost me money and I ended up selling my properties because it became too much. I got back into the game 3 years ago and the first thing I did was remove my emotions. I keep in mind that these tenants DO NOT care about me and my situation, so there's no way that I can be overly concerned about them and their situation. Business is business and tenant sob stories (they ALWAYS have one) don't get the bills paid.

    Been a renter my whole life and i have gone through rough times but i have always paid my rent and paid it on time. Whenever i have had to move it was never because of not paying rent.

      I understand that people go through different forms and levels of hard times. And the definition of hard times may differentiate from one to another. I'm not belittling what you've gone through but I don't consider someone going through a hard time if they are still able to pay their rent and not just that paid on time. Your definition of going through a hard time maybe a decrease in income or a lose of a job.

      It's many times harder to share a house with other Adults, _especially Us_ Americans. Even with family it _can_ be hard.
      Family-Oriented Foreigners do better at that _(I know not all of them)._

      That sounds nice but many people are users. My friend rented a room to another friend. This alleged friend paid a few bucks, stayed for several months without ever paying the remainder of the rent. In some states, you have to take them to court to get them out of your place. I let a relative spend the weekend. It took me a month to get them out.

    She rocks ... i see too many landlords get stomped by lousy entitled tenants. My landlord had a tenant (operating 2 businesses) had to nerve to ask for a rent reduction during Covid! He said NO and ended his month to month. Everyone else figured it how to operate their business during lockdown and distancing. We all paid our rent why cant you!

      Section 8 typically does not pay 100% of the rent so you still have the issue of the tenants portion... I do work with Section 8 in all seven of my cities and yes I have had to evict people on Section 8 for not paying their portion

    I agree with you about the christmas shopping. You make sure all your bills are paid, foods in the fridge and all that and whatever you got left is what you can spend on c'mas rather it be nice expensive gifts or just a stocking stuffed with things from the dollar tree🤷🏻‍♀️ Raise your kids to appreciate everything and you'll be ok. C'mas shouldnt be about gifts, it should be about family and showing love for eachother (Jesus if you believe. I am Atheist so that's why I say it's about family & love but whatever you believe in❤)Share a meal and spend time together. It doesnt cost much to have a turkey dinner in place of whatever else you would normally buy n make for dinner & for alittle bit of gas $ you can take a ride around town and look at all the beautiful c'mas lights. You can take your children to community events, I know most cities and small towns like where I live ( and we only have 11,000 people living here ) and we have a great community dinner & gifts for EVERY CHILD IN OUR TOWN every c'mas.
    Also another thing I wanna mention is STOP GIFTING YOUR CHILDREN PETS SO YOU DONT HAVE TO GO OUT & BUY THEM ACTUAL GIFTS! I hate seeing how many people find free puppies or adopt for cheap and they gift the puppy or kitten to their kids for cmas and they have no intensions on keeping the pet. Their kids love it and then the parents dont buy dog food, they get sick of the pet making messes inside the house and they end up tossin the PET out on the streets.. where they STARVE TO DEATH or get ran over by cars. Its very sad and its ILLEGAL! So please stop gifting your children pets if you have no intensions or financial means of caring for it FOREVER!

    I have had many tenants refuse to leave after the pay or quit notice. It is so crazy they refuse to leave and much rather have an eviction on their record. I highly encourage all my tenants to leave after the first notice is given. Some do leave with no problem. I clearly state I must have the keys in my hands. If I don't get the keys, technically you're still residing there.

    ONE OF THE WORST JOBS IVE EVER HAD WAS BEING A LANDLORD TO A DISTANT RELATIVE = 5XS REMOVED BECAUSE MY MOTHER "WANTED THEM TO HAVE A HOME."
    THE DAY I VISITED THE HUSBAND WAS CHANGING OIL ON A MOTORCYCLE, IN PARTS IN FRONT OF THE FIREPLACE and other PARTS ON THE NEW CARPET I HAD INSTALLED BEFORE THEY MOVED IN.
    THEY ALSO RENTED THE MASTER BEDROOM OUT TO A FRIEND but; HE HAD NO ACCESS TO THE DOORS AND CLIMBED IN THROUGH A WINDOW AND LEFT THREW THE BACK SECURITY DOOR.
    NEVER! EVER! AGAIN!

    See if you can't pay you can't stay and if you know that your time is coming to a end you should put things in motion soon as I know that I don't got it I would be packing my things getting things out the house as well to get ready to go see in upstate NY u get 30 days to get out onces you have been saved and went to court then I would get started on a plan to go and put my stuff somewhere a friend's or a storage places till I can find something for me to stay don't wait until things hit the fan to get out get friends and family involved in the move

      Let’s stay here, as a landlord, all we can think about is that mortgage payment coming up soon. I believe the only joy that can be extracted from an eviction is knowing we can at least move closer to getting the house back in service so WE don’t have to front that bill anymore.       I definitely was not happy I don't believe I showed any signs of happiness... what you heard me say was he was one month behind when I started the eviction please remember by the time this day came it was 2 months behind... am I owner of this property who has multiple properties with me is looking for her income.. she is retired and she lives off of this rent money so it's only fair that I retrieve her property back and get it ready for a new person to rent

      Well if you ever do decide to get into renting. I would recommend checking out some of my classes. Unlike most of the TH-cam channels you see, I am not a small landlord. Instead, I come from decades of working at the large, national and statewide Property Management organizations. My classes train the small landlords all the tips and tricks/business practices that we train our leasing agents on. For example, one of my courses is on “Applicant Processing Procedures”… which goes over many steps in processing rental applications, which many small landlords overlook. This causes those small landlords to end up renting to theses undesirable tenants, which would actually have been declined at any of my previous companies/apartment communities.
