You need to refer to the ”dolda fel” law in Sweden! The previous owner is responsible for ALL faults in the house that were not disclosed for 10 years after the sale. This means that they must pay for the roof and mould.
I second this! But it might be difficult if the house wasn't "besiktigad" (examined) by someone reputable before the sale. The seller could claim that the buyer didn't do his due diligence to investigate the condition of the house before purchasing as there is a lot of onus on the buyer to do all they can to establish the condition of the house. Even so painting over the mold is a classic and should be fairly easy to get the seller for "dolda fel". The roof I'm not so sure about.
Yes, this is true. I wonder though, as the sale went through German Ebay, maybe this will make it a lot harder to enforce? Maybe that's why the seller did it this way, as it's obvious he knew about the hidden faults. If the house was sold by a Swedish realtor, then it's crystal clear that the seller should pay.

My father bought that house in -87 and rented it out. He sold it in -92 if I remember correctly. So nice to see that someone is taking care of it 🙂 The teacher who lived there is said to have spent pretty much her entire salary on plants for her quite impressive garden!

I see how what I said in the video can be confusing. The house wasn’t actually sold on eBay. The platform I mentioned, Kleinanzeigen, is more like a listing site, kind of like Facebook Marketplace. You actually find a lot of Swedish properties on there, mostly sold by fellow Germans. This does cut out a lot of the hoops you’d normally have to jump through when buying a house in Sweden as a foreigner. You don’t technically need a Swedish bank account, Bank-ID, Personnummer, or Samordningsnummer, unlike when you go through a real estate agent. I’m not defending this method, but it’s definitely not uncommon. The downside is people can get taken advantage of, especially if they don’t know the local prices & regulations. If I were buying a house today, I’d 100% go through an agent/agency. I’ll definitely cover this topic in a future video to help others avoid the mistakes I made.
It's not eBay. It's a platform called Kleinanzeigen, that for many years, until 1-2 years ago, leased the branding from eBay. However, they're not actually associated and it's VERY common in Germany to do business via that site. People sell houses, cars, etc. It's perfectly fine, you still have a contract and it's not different than Swedes selling their houses via Facebook (marketplace or local groups). There is no red flag here at all. Him kind of jumping the gun (understandable, seems the price was good and it looked nice from the outside) without proper inspection was his downfall.

My father has the exact same stove and he never have the doors open and it produces a LOT of heat Pull out the ash box a bit from the beginning to get more oxygen until the wood is burning and check if the air inlet under the stove is open Its a bit annoying without glass doors but you could choose to have with our without
Considering all else that the seller didnt disclose, id get that chimney inspected. The agency responsible should have a recent inspection but id dot the i's and cross the t's considering the history

As a former Carpenter I've seen all too many people/families who don't know better, buy a house and immediately start tearing out everything themselves, thus literally destroying their life. First off, only buy a house if you either actually have experience in construction and really can do most things yourself. Or if you have enough money to pay someone to do it for you. No old house will be perfect. Roof, foundation, basement, water and sewage systems are most important. Then doors, windows, insulation and siding. What colour and type of wallpaper is on the inside is of no importance, that doesn't count as renovating, that is decor. And don't start everywhere, be very strategic, especially when it comes to kitchen and bathroom. Your quality of life will suffer severely, even if just one of the two isn't working properly. A week or two is manageable, but I know people who have been without complete kitchens and/or bathrooms for months or even years. They are usually quite broken individuals at that point. Finally, what you see on renovation shows on TV is not real.
Yes, just going by the photo, the existing Kitchen looked perfectly functional and fine for ordinary use. A good point you made about NOT renovating BOTH the Kitchen and the Bathroom at the same time. As a kitchen can at least partly double as a substitute bathroom, and vice versa, if needed, during time of a renovation. cheers
Solid advice there. I would also say that how things look usually isnt that important as long as it works. Changing how things looks like is easy, fixing a leaking roof isnt. And its kinda pointless to make one room look good if you have to tear it all up later because something is wrong with the guts of the house.
We bought a similar house but we knew what we bought and what had to be done. It was still overwhelming from time to time. About the fireplace I recommend that you put in a "insatskassett" it will make the fire safe, make the wood last longer and above all it will give you so much more warmth and heat when you use it. Great work by the way! And one very important thing about mould in cellar. Never put organic matetial directly on the floor or walls. That way you cant get mould. If you want plaster on walls or wooden floor make shure to put in "metallreglar" first. I am sorry for you that you lived such a cold winter without heat 🥶. Soon you will have your house the way you dreamt of 🤗. I hope you will have a warm and cosy christmas this year.
Dont give up man. Usually we have ALOT of laws protecting buyers from this kind of problems. Using a real realestate agent and also have an inspection done before the contract is signed. The cost is worth every penny. If you post more videos here hopefully you will be open for the ads program and get some money back from all this. Or the best would be a building company contacting you and offering sponsorship and help out of this. Good luck and dont give up.
The first-timer here .. I was watching and thinking - it's not a regular Swedish countryside red & white wooden cottage, it's a solid 2-story stone building with a full size basement which is quite rare to find .. and when you finally get all the flaws eliminated and a complete renovation done, years later you might find that it was still a damn good investment in spite of all .. all the care you put into this house will turn into a real value - it's not wasted money - it's an investment in the future. I am sorry that your experiences was hard and I am also glad people are stepping in and helping with water and such. I do love watching a renovation build. I did a two year journey of fully renovating an old (1860) school. It also needed everything replaced and changed. Also did this with a 1 year old a 2 year old and a 9 year old kid. Also bought a house without doing an inspection. So far we've got some rot in the foundation and the roof is leaking. I mean it's going to be expensive. But that allows us to make something good out of it. We can care for the house so that will be around for another 100 years. Also we get to learn a lot and create videos around fixing all these things. Even though it's been many sleepless nights! :) Keep going!

TH-cam can be an amazing path, so my suggestion is to keep on making videos, mainly now that winter is about to start - a lot of people think it’s just another season, but most people live in places with no snow, without so low temps, without all that culture and winter activities, so sharing all that can be very very interesting for a lot of us and bring a lot of viewers and subscribers -, keep on sharing your renovation weeks (you can get inspired by other channels and how they do it - some do weekly videos with what they did in a week, others do 2-3 videos a week, etc), and do you, we are all different, and channels with the same topic survive and strive because the people are different, and we the viewers get attach to the different people and their stories and ways of being. Who knows if in a year or two you recovered all that money through your TH-cam channel 🙏💪

I also recently purchased a house in Sweden ( live here since 2016) I bought it through a real estate and did a inspection with Anticemix and we have problem who was not disclosed on the report ( water infiltration in basement / fondation with huge structural cracked) and no one taking responsibility… could go for hidden false but at what price ! Money wise and also mentally .. So we do like you working hard and learning new skill along the way 🙏🏼 Keep going and don’t give up !
Saw your two videos just yesterday. Don't remember if I dropped a comment. But yeah, you basicly did the biggest initial mistakes that anyone could make. Always inspect the house before buying it. We do have something called "Besiktningsman" here in Sweden, which is basicly a person that you hire to find all the faults on the property before buying the property. This person costs moneys to hire ofc but provides a good service for people that lacks experience. A house that have been standing cold for many years do come with red flags for sure. And you should avoid buying houses that Swedes wouldn't buy. Ofc Swedes sometimes do these mistakes too, so don't feel like you're alone. I think that you did the best thing in this situation. That is befriending your neighbors, people especially on the country side do want to help other people. And I'm sure that they can help you out with some free stuff to help you back onto your feet again too. Maybe they also have some contacts that can help you? You can also ask questions at the hardware store, they usually have hired carpenters that can give you some pointers to focus on. As from what I see in this video, you seem to have done pretty good work on the house so far 👍 I'd throw away the crap in the yard tho.
Yeah I don't understand why anyone would even consider buying this house without a proper inspection and not expecting to basicly throw everything out and start from scratch. Seems really irresponsible to me, and i'm not a handy man at all. I just saw the first video and said to my self " that poor man got A LOT of work ahead of him"..
Even if it costs money, it can save you an insane amount of money. An ounce of prevention is worth a pound of cure, a good besiktningsman can save you from a massive money sink of a project. It's like wanting to buy a used car, you can save yourself by having it be checked by doing a bil besiktning, my brother had a bit of bad luck with a few cars that were in rather poor conditions and the seller lied about it.
According to the info I get all the time I don't think so: (but hope you are right) You don't get to back out of paying for the house just because you hired a besiktningsman that did an inspection - whatever the results are (perhaps if it's REALLY messed up and unlivable). In order to do that inspection yourself (if it's not done from the sellers side before you buy it) you need to go through with signing a deal first! And then the inspection is just more for your own sake so you know what you just bought.... But backing out of a deal can be expensive (handpenningen ryker?) Inspectors (besiktningsmän) never clarifies black mold, they can't confirm that ever because of different reasons (it's not their department or they can get sued or it needs a lab test..). They can only messure humidity in wood etc. And state the obvious. And they can not check everything and everywhere, actually those inspections are a joke to be honest😅 some companies do it more seriously but most nah. Some even have a "good connection" with realastaters and those prot. are looking amazingly spotless. It is really easy to miss black mold if you don't leave a jacket or fabric that sits for a while and then smell it outside and there is no time for that. But please correct me if I'm wrong, looking for a house now!

I have similar story! Only that I rented out my house for few years because I had to temporarily relocate to other place for work. It was during covid times and I could not visit my house nor collect rent (renters wanted to pay in cash only). Finally, when I came back and went to check on my place renters were gone, house was empty, it had water damage, heating pipes were all frozen and bust. 3 years have passed and I am still trying to renovate my house. Finance is the biggest problem. Anyways I wish you good fortunes in renovating your lovely house!
Well, the roof is beautiful. And my first time here and it seems like a beautiful location and a great house. We've done renovations from small to complete gut down to the studs. As we proceed along with projects we are getting much better and coming in closer to what we first thought would be the budget. BTW. Did you explore geothermal heat pump heating and cooling? I think with the size of your property you might be able to do that unless the bedrock is close to the surface on your property.
Thanks for your video! You are brave to have stood up for all the challenges! The heating is everyting at these latitudes regarless of the weather or season. A fire place is always great to have. You could also mod it in a way that you could prepare food while heating (hot plate-style stove). It's a great to have woods and helpful neighbors around you

In sweden we have something thats called "dolda fel" (hidden things thats wrong), so if the house have issus that wasnt talkt about befor the signing of new owner, the old owner need to pay to fix it. Worth checking out
Swedish laws are on your side, you can sue and get alot of money back without having to spend a day in trial. Hidden faults if documented correctly are the responsibility of the seller.

Don't ask, check. With a professional inspector. Always. However, when you put a lot of work into a house, it truly becomes your house. It's not just something you bought, it has become a thing which you created.

I think you did okay not going through the bidding process, but you should have spent some money on a "besiktningsman", he would have found these issues and you could have negotiated the price down by a lot. Actually you can still probably claim money for this as they tried to cover up hidden problems with the house. But regardless, good renovating the roof and the floors, looks really good. I moved into an old house a couple years ago myself, and it only had woodstove for heating. That was both expensive and exhausting given how it is a job to keep a fire going, and it just did not work for me given this is my house and not a cabin. It lost the good vibe, because now it was just a job given I relied on it for heat. That's why I decided to never rely on wood for heat again, so I went for heatpump solution and it was the best choice given it get very cold where I live too in the winter. My electric bill was funnily enough pretty much the same as the year before when I primarily used wood for heating. Since I used some ovens as well that needed to work overtime, they just used too much electricity. With the heatpump I now can have steady heat inside and don't have to wake up to +10C inside in the morning, and there's nothing I need to constantly think about, and if I have enough wood etc. It also cost less so for me it's a no brainer. I love sitting infront of a fire, but it's very different to light it up for pure enjoyment, than to something you have to do, and it's a constant thing every day. I at least don't want to live like that. Another aspect is that I personally got very tired of the constant superdry and overly hot air when I heated with fire. My eyes was super dry all the time, and it just made me tired. I now plan on getting another heatpump so I can have one on each floor, because I'd like to stop using convensional electric ovens, and as I can control my heatpump with my phone, it would be nice to control all heat in my home from my phone, so I can adjust it before I get home or if I've forgotten to turn it down when I left.
Uhh that is rough! I hope you come out the other side soon now that you got over so many hurdles though. All the best of luck with the continuing project and looking forward to seeing more! You don't need a 4WD car. I've never had one in my 43 years in rural finland. You need a tractor. I also agree with the carpenter dude elsewhere in the comments. You went about things in the wrong order / too much at once, ripping out the kitchen and stuff. Roof is always priority #1, then sewage, water and heating.
Ah, another one fell into the trap. :) Generally always expect renovations to be double as costly as you expect. Always expect that you will run into unforeseen problems and if you can, try to insure yourself against it, so it will not become too costly for you. :)

My sister just bought a house here in Finland, she explicitly asked the real estate agent if there were any bug/insect problems in the house, she answered no. Lo and behold when she moved in she found out it was infested with silverfish. They were everywhere. It is disgusting how people lie in the face of others for the sake of money and profit.

It's my first time on this journey. I'm happy to have watched it though. The perseverence through the entire process, and gratefulness towards your neighbours made it feel very genuine and cosy. I wish you all the best in the future.
I am sorry that your experiences was hard and I am also glad people are stepping in and helping with water and such. I do love watching a renovation build. I did a two year journey of fully renovating an old (1860) school. It also needed everything replaced and changed. Also did this with a 1 year old a 2 year old and a 9 year old kid. Looking forward to follow your journey. Live in Sweden and if you need help with anything from navigating red tape or just need to talk to a Swede I am here :)
Also bought a house without doing an inspection. So far we've got some rot in the foundation and the roof is leaking. I mean it's going to be expensive. But that allows us to make something good out of it. We can care for the house so that will be around for another 100 years. Also we get to learn a lot and create videos around fixing all these things. Even though it's been many sleepless nights! :) Keep going!

TH-cam can be an amazing path, so my suggestion is to keep on making videos, mainly now that winter is about to start - a lot of people think it’s just another season, but most people live in places with no snow, without so low temps, without all that culture and winter activities, so sharing all that can be very very interesting for a lot of us and bring a lot of viewers and subscribers -, keep on sharing your renovation weeks (you can get inspired by other channels and how they do it - some do weekly videos with what they did in a week, others do 2-3 videos a week, etc), and do you, we are all different, and channels with the same topic survive and strive because the people are different, and we the viewers get attach to the different people and their stories and ways of being.
Who knows if in a year or two you recovered all that money through your TH-cam channel 🙏💪

I also recently purchased a house in Sweden ( live here since 2016) I bought it through a real estate and did a inspection with Anticemix and we have problem who was not disclosed on the report ( water infiltration in basement / fondation with huge structural cracked) and no one taking responsibility… could go for hidden false but at what price ! Money wise and also mentally ..

But yeah, you basicly did the biggest initial mistakes that anyone could make. Always inspect the house before buying it.
We do have something called "Besiktningsman" here in Sweden, which is basicly a person that you hire to find all the
faults on the property before buying the property. This person costs moneys to hire ofc but provides a good service for
people that lacks experience. A house that have been standing cold for many years do come with red flags for sure.
And you should avoid buying houses that Swedes wouldn't buy. Ofc Swedes sometimes do these mistakes too, so don't feel like you're alone.
I think that you did the best thing in this situation. That is befriending your neighbors, people especially on the country side do want to help other people.
And I'm sure that they can help you out with some free stuff to help you back onto your feet again too. Maybe they also have some contacts that can help you?
You can also ask questions at the hardware store, they usually have hired carpenters that can give you some pointers to focus on.
As from what I see in this video, you seem to have done pretty good work on the house so far 👍

Yeah I don't understand why anyone would even consider buying this house without a proper inspection and not expecting to basicly throw everything out and start from scratch. Seems really irresponsible to me, and i'm not a handy man at all. I just saw the first video and said to my self " that poor man got A LOT of work ahead of him"..
Even if it costs money, it can save you an insane amount of money. An ounce of prevention is worth a pound of cure, a good besiktningsman can save you from a massive money sink of a project. It's like wanting to buy a used car, you can save yourself by having it be checked by doing a bil besiktning, my brother had a bit of bad luck with a few cars that were in rather poor conditions and the seller lied about it.
According to the info I get all the time I don't think so: (but hope you are right)
You don't get to back out of paying for the house just because you hired a besiktningsman that did an inspection - whatever the results are (perhaps if it's REALLY messed up and unlivable). In order to do that inspection yourself (if it's not done from the sellers side before you buy it) you need to go through with signing a deal first! And then the inspection is just more for your own sake so you know what you just bought.... But backing out of a deal can be expensive (handpenningen ryker?)
Inspectors (besiktningsmän) never clarifies black mold, they can't confirm that ever because of different reasons (it's not their department or they can get sued or it needs a lab test..). They can only messure humidity in wood etc. And state the obvious. And they can not check everything and everywhere, actually those inspections are a joke to be honest😅 some companies do it more seriously but most nah. Some even have a "good connection" with realastaters and those prot. are looking amazingly spotless. It is really easy to miss black mold if you don't leave a jacket or fabric that sits for a while and then smell it outside and there is no time for that. But please correct me if I'm wrong, looking for a house now!

I have similar story! Only that I rented out my house for few years because I had to temporarily relocate to other place for work. It was during covid times and I could not visit my house nor collect rent (renters wanted to pay in cash only). Finally, when I came back and went to check on my place renters were gone, house was empty, it had water damage, heating pipes were all frozen and bust. 3 years have passed and I am still trying to renovate my house. Finance is the biggest problem.

Well, the roof is beautiful. And my first time here and it seems like a beautiful location and a great house. We've done renovations from small to complete gut down to the studs. As we proceed along with projects we are getting much better and coming in closer to what we first thought would be the budget. BTW. Did you explore geothermal heat pump heating and cooling? I think with the size of your property you might be able to do that unless the bedrock is close to the surface on your property.
Thanks for your video! You are brave to have stood up for all the challenges! The heating is everyting at these latitudes regarless of the weather or season. A fire place is always great to have. You could also mod it in a way that you could prepare food while heating (hot plate-style stove). It's a great to have woods and helpful neighbors around you

In sweden we have something thats called "dolda fel" (hidden things thats wrong), so if the house have issus that wasnt talkt about befor the signing of new owner, the old owner need to pay to fix it. Worth checking out

Swedish laws are on your side, you can sue and get alot of money back without having to spend a day in trial. Hidden faults if documented correctly are the responsibility of the seller.

I think you did okay not going through the bidding process, but you should have spent some money on a "besiktningsman", he would have found these issues and you could have negotiated the price down by a lot. Actually you can still probably claim money for this as they tried to cover up hidden problems with the house. But regardless, good renovating the roof and the floors, looks really good. Have a nice time there, winter is coming!

I moved into an old house a couple years ago myself, and it only had woodstove for heating. That was both expensive and exhausting given how it is a job to keep a fire going, and it just did not work for me given this is my house and not a cabin. It lost the good vibe, because now it was just a job given I relied on it for heat.
That's why I decided to never rely on wood for heat again, so I went for heatpump solution and it was the best choice given it get very cold where I live too in the winter. My electric bill was funnily enough pretty much the same as the year before when I primarily used wood for heating. Since I used some ovens as well that needed to work overtime, they just used too much electricity.
With the heatpump I now can have steady heat inside and don't have to wake up to +10C inside in the morning, and there's nothing I need to constantly think about, and if I have enough wood etc. It also cost less so for me it's a no brainer.
I love sitting infront of a fire, but it's very different to light it up for pure enjoyment, than to something you have to do, and it's a constant thing every day. I at least don't want to live like that. Another aspect is that I personally got very tired of the constant superdry and overly hot air when I heated with fire. My eyes was super dry all the time, and it just made me tired.
I now plan on getting another heatpump so I can have one on each floor, because I'd like to stop using convensional electric ovens, and as I can control my heatpump with my phone, it would be nice to control all heat in my home from my phone, so I can adjust it before I get home or if I've forgotten to turn it down when I left.
The platesmith has done a good job, the roof looks great, i really like the (bandtäckning) around chimney!

I'd talk to a lawyer about the mold, if the mold was already there the previous owners have to pay up. Hope you documented that very well.
You don't need a 4WD car. I've never had one in my 43 years in rural finland. You need a tractor.
I also agree with the carpenter dude elsewhere in the comments. You went about things in the wrong order / too much at once, ripping out the kitchen and stuff. Roof is always priority #1, then sewage, water and heating.

Generally always expect renovations to be double as costly as you expect.
Always expect that you will run into unforeseen problems and if you can, try to insure yourself against it, so it will not become too costly for you. :)

My sister just bought a house here in Finland, she explicitly asked the real estate agent if there were any bug/insect problems in the house, she answered no. Lo and behold when she moved in she found out it was infested with silverfish. They were everywhere. It is disgusting how people lie in the face of others for the sake of money and profit.
