I love your honesty and humility Justin. There are too many property guru wannabes at the moment, who talk the talk and lie to create a facade. You are not one of them. You give honest content. You're proud of your achievements and learn lessons where you could have done better. That is golden content for others to learn from. You will go far.
Thanks Barrie! This is incredible feedback to receive, so thanks very much for watching my video, and sharing your thoughts :) Best of luck with your property and finance endeavours.
Well done Justin for not going silly and spending money on something you don't need to. Too many people think they have to spend lots but will achieve the same result if they take time to think it thru and can absolutely do it for less. I always say "just becos you have the money, does not mean you have to spend it". Well done again, it looks really great !! 👍 🙂 Jo (with no 'e')
Mate, it looks fantastic! Really love that navy blue style at the moment, and it's one of my ideas for our new kitchen! The kitchen floor looked superb, too. Happy new year buddy. Wish you every success in 2021.
I haven't personally wrapped kitchen cupboards myself, but there are lots of companies that can do this for you. And I believe you can even source the product and wrap yourself if you are feeling confident! Best to google it so that you can find the companies most local to you :) Hope that helps and thanks for watching!
Thanks Andrew! Labour cost is definitely important going forward, but is definitely a valuable learning experience on this occasion :) thanks for watching!
Cracking video! You talked about gaining new skills in DIY - how would you go about learning them? I'd love to one day do a refurb but am very much an amateur when it comes to DIY. Thanks
Hi Rob, thanks for watching. I have 2 sources of learning DIY - one is TH-cam, which is now an incredible source of learning DIY skills. The second is my dad, he spent years refurbishing properties and has incredible skills that he is trying to pass onto me! I can't say that I am a natural, but I am trying to pick the skills up!
Thanks very much. It was actually just a dulux mixed by b&q. I can't remember the name exactly, but think it was called deep blue, or something similar. Hope that helps!
Il be honest in saying I had a lot of the tools from previous works, and inherited many from my dad lol. But actually the main cost for this kitchen refurb would be the wood sander, which can be bought from b&q for just £30!
Great video Justin. I do agree that your time when doing DIY is valuable. I also believe that you pay a premium for a trades person to do the job for you. It stands to reason that is you have the time and skill to do it yourself then you could save a lot of money. I have do this all the time and I have saved thousand's of pounds since moving home 2 years ago. This allowed me to add value to my property quickly. I hope to do the same on my next buy to let 😉
Love this Kenroy, amazing to hear that you have put in the graft and effort on your own home, and saved thousands of pounds. I know a lot of people don''t advocate it - but what better way to learn? & save money aswell!! Appreciate you watching :)
Thanks very much! Haha I do agree, would have looked incredible with new tiles ... but at the time, it didn't seem worth it for the cost and time required :)
Hi Justin, how much do you think it would cost to turn a small 3 bed property into two one bed flats? I have a property I’m considering it with. I assume first thing would be to hire an architect and get planning permission?
Hi Richard, thanks for your comment and great to hear you’ve got a good potential project on the go 😃 I’m not too experienced with conversions or splits. I would imagine the best place to start is an architect, as it will be difficult to get estimates from builders until you have your plans. There’s a fair amount of costs that come with splitting a house into flats due to the extra heating, electrics, kitchens, bathroom, sound proofing, insulation etc. Don’t let me put you off though, because that’s really not my area of expertise haha. That’s all I know though 😃 good luck and hope it goes to plan!
Thanks very much! Appreciate you watching. Yes I painted both sides of the doors, and as they are solid wood it did take some time to sand them down, repaint both sides with several coats. I also painted around all the frame, but didn't go inside the frames of the cupboard - the insides where the glasses/plates sat remained as the previous wood finish :)
Hi Chris, great question thanks. It made more sense to flip than keep - we’ve built up a lot of profit / equity in this property. Plus it’s not the best yielding property when it comes to renting it out !
Great question, and no I didn't factor this in. I considered it purely a chance to learn a new skill, but I imagine I spent at least 20-30 hours (mainly because I am an amateur). If this was calculated into labour hours, the cost would have been a lot higher!
I did a lot of hours, perhaps 20-30 hours. A skilled trades person, would have probably spent a lot less time lol - but as this was a skill learning exercise for me I didn't factor the cost in. Thanks for watching!
Justin,,,,good job,,,,,mate,,lovely colour,,,,,I have question,,,how much they will charge the builder to do the job,,,? Did you quote ? More the £ 500 ?
Thanks very much! We couldn’t actually find a trades person that wanted to do it ... we didn’t look too hard, because I was happy to do all the work. But I think most trades people prefer to start brand new kitchens. Better use of their time I guess 🤷🏻♂️
Hi Sid! Good question, and this is something I need to work out in more detail, but I believe it was in the region of 20-30 hours at least... so not a good ROI on my time :)
Hi Michael, great question. The tools and equipment I had from previous projects, but the paint and tiles for the floor were purchased and included in the £490 :)
that's a really nice end result... and the floor looks great (both aesthetically and quality-wise). I, too, love DIY and plan to redo my kitchen at some point (the fact I live alone also means nobody to tell me off if I mess up!)... £500 is definitely way better than paying a few thousands, and I'm happy to do it over a few weekends. My one question is how do you choose colours and tiles (and other bits) at the beginning? Is there a tool to visualise or something? It would be really helpful as my creative side went on holiday when I was 5 and never came back xD
Sorry to hear the disappointment! Good news is that I’m current filming several episodes where I am hands on walking through the stages of my refurb - those videos come out during the next month 😃

Great points, thanks Jo! 🙂

Thanks mate! Yes I’m a big fan of the navy and it looks great against white and grey. Highly recommend for a kitchen colour scheme 😃
this gives me hope Justin! thank you
Great to hear, thanks Sara!
A brilliant result! The colour is great!!
Thanks James! Glad you liked it as much as I did :)
I've just found your channel and I think the kitchen looks great
Cheers Kevin 🙌
Morning Justin, where was the cupboard paint from please
Valspar do a premium range which works well. I’d recommend looking for good quality wood or cupboard paints like that as they last longer
Nice man, cool vid!
Cheers Luke! 🙏
Justin fantastic video and you made a great job
Thanks Stephen :) appreciate you watching as always!
It looks amazing 🤩 great job 👏🏼
Cheers Sam!
How do you wrap the kitchen cupboards -please give us more information on that, or do a video on it. Thank you.

Incredible to have got stuck in. Congratulations for trying it. Looks stunning!
Thanks Guy! Lots of lessons learnt here 😂
Great vid pal. Labour cost for your time is important but learning the jobs first hand is equally useful. Keep up the good work 😇
Thanks Andrew! Labour cost is definitely important going forward, but is definitely a valuable learning experience on this occasion :) thanks for watching!
Excellent mate, fair play, looks excellent 👍👍👍
Thanks Ryan! Really appreciate it :)
Hi there, just wondering where I can buy your sander from please?
They are actually really good value - most DIY stores do them, like B&Q, Wickes etc :)
Where did you get these kitchen handles from Plz ????
Informative as always, cheers Justin.
Thanks Ryan, I appreciate you watching!
Great kitchen refurb!
Thanks very much! 😃🤙

Really helpful video thanks
Pleasure
Lovely colour! What is the brand of the navy paint?
Thanks very much. It was actually just a dulux mixed by b&q. I can't remember the name exactly, but think it was called deep blue, or something similar. Hope that helps!
Looks good bud, fantastic for £500! Well done👍
Thanks very much John!
It looks great- well done!!!
Thank you! A lot of lessons learnt haha 😃
How much would it be done if u did for others plus u working?
How much did you spend on getting sufficient tools to do your own renovations?
Il be honest in saying I had a lot of the tools from previous works, and inherited many from my dad lol. But actually the main cost for this kitchen refurb would be the wood sander, which can be bought from b&q for just £30!
Excellent channel justin
Thanks! 🙏

Thanks very much! Haha I do agree, would have looked incredible with new tiles ... but at the time, it didn't seem worth it for the cost and time required :)

The kitchen looks AWESOME 🤩.
Did you paint the inside of the cupboard, what type of wood is the cabinet made of.
Definitely want to try this now! 😄
Give it a go! Great way to get hands on and learn 🙂
Hi Justin 👋 why did you flip this property or have you covered that in a previous video ?
Luv the DIY 😁👌
Hi Chris, great question thanks. It made more sense to flip than keep - we’ve built up a lot of profit / equity in this property. Plus it’s not the best yielding property when it comes to renting it out !
Hi can, you help for refurbish my kitchen in budget
Awesome! Good luck
Big well done!!
Cheers for watching!
Did you factor your time into the cost. What is your per hour cost for the labour doing it yourself.
Good point. Even though it was a 'learning project' how many hours of labour did this take?
Great question, and no I didn't factor this in. I considered it purely a chance to learn a new skill, but I imagine I spent at least 20-30 hours (mainly because I am an amateur). If this was calculated into labour hours, the cost would have been a lot higher!

Great video, the kitchen looks quality. There's no chance the kitchen would look like that if I tried haha, best leave it to the contractors.
Haha thanks for watching Ellis, and I have 1 more project left in me... and then I will definitely leave it to the contractors too!
Thanks for another Great video!
Thanks for watching!!

Thanks Zubair!
Good job Justin, just wondering how many hours roughly it took you to do all the work?
Hi Sid! Good question, and this is something I need to work out in more detail, but I believe it was in the region of 20-30 hours at least... so not a good ROI on my time :)
Good video
Thanks Zahir!
Love it mate! In terms of some of the painting stuff, tools, equipment etc - did you have that already or did you have to buy them for this project?
Hi Michael, great question. The tools and equipment I had from previous projects, but the paint and tiles for the floor were purchased and included in the £490 :)
that's a really nice end result... and the floor looks great (both aesthetically and quality-wise).

Good video buddy! Well done :-)
Thanks Mark, appreciate it 👊
Good job
Thanks Gordon, appreciate you watching
£500.. I wish😂🙊 cool vid mate
Haha it was a very tight budget! Worth it, but wouldn’t do it again though 😂
Wrapping sounds good!!! Need to see what that's about.
Yes I would definitely recommend looking into it. A friend of mine did it and got an excellent finish 👌
when you coming round to upcycle my kitchen?
Haha not anytime soon 😂😂
I was expecting more How to footage or even footage of changes etc but it was more you talking through it :(
Sorry to hear the disappointment! Good news is that I’m current filming several episodes where I am hands on walking through the stages of my refurb - those videos come out during the next month 😃
Who is here and hasn’t even watched the full video yet ?😹
👇
Haha cheers for watching Brandon! And I hope everyone is watching the full video :P
