    I’ve been to most of the high end condos in Pattaya. I’ve noticed the same pattern of shoddy construction, no ongoing maintenance and not so good management. Better to rent and hop around when things go south.

    I like Ben's honesty. "A glorified hotel room" and that is correct. He then goes on to say "as an investment property it makes a lot of sense". That may be so, but who wants to live in a revolving door AirBnB hotel? Not condusive to a peaceful life from what I've seen. 55 Baht Square metre Common Area Fee (service charge) is only an estimate and likely under estimated. My condo started at 39 Baht SqM (in 2009) but it was obvious the Common Area Fee was too low and after first year it increased by more than 30%.
    As for "Thai Quota" then good luck with that. You'll be taking a chance buying in a company name. As scrutiny of foreigners using Thai nominees increases (recent news) then you can never be sure of security of your "investment". Not for me thanks. Foreign quota is the only safe option for foreigners.

      Hi Eddie. Thanks for the comments. Much appreciated. In Thailand it is illegal to rent units out daily unless the building has a hotel license. That Isn't to say it doesn't happen. Ive worked for developers for many years and you do get a lot of people that use the units part time buying them and folks that are happy with a smaller space. Personally I prefer larger spaces, but as a part time pad these are done well. Ive seen common fees as low as 30 THB. For the building 55 THB is more than adequate, and if you look at the how they are maintained there are no issues there.We just wanted to showcase these units and projects as they are amazing value for what you are getting. I know of quite a few units in the 22 - 27 SQM range that are 10 years old in Thai name in this location asking the 2.2M +. These smaller boutique buildings are great. There is a good sense of community and the facilities are not over-crowded.

    We (my family) own a combined studio apartment property in Bangkok in a full service building near the Bang Sue train station. As an individual unit it feels small but combined feels a lot bigger.
    I’d like to get one for myself either in Hua Hin or Pattaya

    I`d have said 35 square meters was average for a Studio flat in Pattaya - not 25. 25 square meters is tiny

    The metric system is very easy. 60 kmh is as fast as you should drive. 60 kg is upper weight limit for your women and 60 sqm should be the smallest apartment you consider.

      I have a combined 82sqm, and I get a separate electric bill for each one, but both at govt rates.
      The bedroom is slightly smaller, but we leave the a/c on all night and is slightly costlier than the open living room and kitchen.

      I know Siam Oriental Dream will be 55 baht per sqm per month when completed.Council rates are so low its not even a consideration.. a few hundred baht a year.

      Sewer is included.Water use and electric are additional.for me in 72 sqm with a washing machine and 3 ac units with 2 people living here full time water is always less than 400 baht a month and electric less than 1700 baht a month in the hottest part of the year.You get maintainance workers cleaners receptionists insurance for the building trash ...pretty much everything.

      82,000 THB / SQM for a brand new unit in this location with these amenities in a foreign name is a steal. Would challenge someone to find a better deal on a brand new build in the same location.

    10,000,000 TB ($286,000 U.S. dollars) is cheap for 119 Sq meters (1,280 sq ft) Is a deal with that balcony and view. In Miami you will pay 3-5 million U.S. dollars. You're right the potential is limitless. Very informative.

    The chinese real estate market is collapsing. Mainland Chinese buyers will disappear. It is a 60 trillion dollar collapse. not 60 million nor 60 billion but 60 trillion of blackhole debt that chinese banks are holding. blackhole debt is worse than regular debt because the gov keeps forcing banks to loan to those same people so the collapse does not become evident to the world. Those are non performing loans on over 2 billion empty units. the tsunami that will sweep through se asia will be incredible. Buying as an investment in se asia has lots of risks because they are tied at the hips to china. their currencies will collapse if china devalues the rmb to 11-14. China can pump it, but it looks like they are doing far too little to stop it. Give it two years and the real waves will hit if they continue to do nothing. Good luck investing. At one time I thought American debt at 34 trillion was ridiculous. China just pushed all it gov debt onto banks and local jurisdictions. They are over 100 trillion with an economy half the size of america because 33 percent of their gdp relates to construction.

      Do the research. It is an internal ponzi scheme to keep growth rates at ridiculous numbers with very little demand.
      visit the ghost towns in china and ask where did the money come from to produce housing unit numbers that are 3 times the population. it definitely is not demand driven. where did the money come from to create industries overnight. the sole purpose of the ponzi scheme is to destroy western companies using trade imbalances and fake gdp numbers. china uses their worthless rmb to buy up assets all over the world. it is an actual war that is being waged. sadly, westerners are very naive about what china has been doing but its internal corruption was caught with its developers who are now collapsing. that is only the tip of the iceberg. these 20 million units in china and millions around the world are chump change. Look at forest city and other places all around the globe. china has put a halt on almost all money leaving china by its citizens. I will nit predict the date but at some point the communist ponzi scheme will unravel and the world will be totally screwed.

      I wouldn’t think of it as an investment. I’d consider any funds brought to Thailand as gone forever. If you want to lock in your cost and live there 10 years or more, maybe.
