In this video I tour a new condo development in Laem Chabang Thailand. It is surprising how much money can be saved by purchasing a condo just 15 minutes north of Pattaya. What a wonderful complex with tons of amenities. In this area is a place called J-Park. I had not clue but its like a liffle slice of Japan in Thailand. Lets take a look!

My name is Brian but everyone calls me Greeny. I retired in January of 2020 after working 30 years in Law Enforcement. I wanted to retire young enough to be able to do some of the things I always dreamed about! I knew I wanted to travel extensively and retire somewhere warm and exotic I sampled a ton of places in the Caribbean, Panama, Colombia, Turkey but set my sights on Thailand.

Thank you Antonio
Good find, Greeny. These cross-cultural enclaves are always very interesting.
Greeny, Thanks For Showing The Audience A New Area Not Too Close, But Not Too Far From All The Action, IncludingThe J-Park Footage.👍👍 The Layouts & Designs Of All The Units Are Fantastic, And Provides Some Additional Housing Options That Are A Nice Change Of Pace From All The Hustle & Bustle.👌 Thanks, Again!
Appreciate you watching
Great show Greeny! Happy Easter from Michigan. Stay cool 😎 kind and generous brother!
Thanks Biff!!
Happy Easter Greeny! That's s nicely finished development and the apartments have great spec. Japanese food court looked fab!

Nice new-looking Greeny 👍
Thank you!!
I’m impressed very nice.
Yea. I like them too
5:15 You're supposed to eat the whole piece of sushi at once, that's why they make it that size.
lol. I know but I like getting double the bites. Feels like a better value 😂
Thank you Greeny for the maintenance fee info….27.32 is super low. In Florida the maintenance fees are 600-800.00 and more. Makes a case to live there.
Oh yea. I’d be broke living in Florida
Excellent location. Great prices.
Not bad
The Sriracha area looks like a cool place and affordable. Any chance you can show us more of the area (ie 7-11s, Big C... etc.. and things to do besides J-Park? Thanks!
Maybe I will profile more of the area in the future. Heading to Bangkok for a bit now
Nice information
Thank you!!
Well Done, You Knocked it out of the Park.
Appreciate it
Fabulous
Not bad
OMG! Donki store! The music inside the store is so crazy! Don Don Donki! for 24 hours 😆
lol. Yep. They had it going
You know there are many Japanese and S. Korean families living in the Sriracha area because of the Korean and Japanese international companies ( among other national companies) located in the Eastern Seaboard Industrial Complex about 15 minutes away. There are also three golf courses nearby.
I’ve heard. Cool vibe there.
Splendid
Thank you!!
Thats Koi fish :) Can be extremely expensive.
They are pretty cool.
Hi, Greeny. I like this condo a lot. Quiet. Yet not too far away from cities. Well built (It seems.) But is it convenient to visit Bangkok or Pattaya? There are some people who don't want to own a car.
Yea. You definitely can’t mind boing a little away from the action to live here
Nice properties
Not bad
Adding J-Park to my to-do-list...
It was cool. Can’t believe I did t know
Leam Chabang is where all containership come in to Thailand also. How can you Be between patthaya and ChonBuri as patthaya is in ChonBuri? But Great video.
Yes. Al in Chonburi province. Decent location if not into the parting.
Nice condo bro .
Thank you
Chambéry and Chamonix are towns in the French Alps.
TV in the lounge in the wrong place (above the fake fireplace/interior design error = neck problems 😮).
Fine if you're working in Laem Chabang 😀👍.
Ahh. Thanks Andrew. That makes sense
very nice!! But why do the bathrooms have NO vanity space!! Don't they have blowdryers and makeup over there? Gotta have a place for that stuff!!
So many like this. Not sure why. I would design them differently
That's a great picture what camera are you using?
He use an iPhone 15 pro on a stabilisator. Check at 12:09
Osmo 3
@@GreenyTravels Thanks I was watching a video on the Osmo 3 earlier today, it looks like a cool camera
That's good 16000baht rental great price from Scott new Zealand
Been there. Not too far from where I got paramotor training. Pretty much Sri Racha.
Right. I remember
Do you miss having stable friends since beginning your travels?
I think about moving but think I’d miss the familiarity of being in one place too
I’ve made a ton of friends here in Thailand. Bangkok, Jomtien. Even a few in Phuket. No shortage of people to spend time with
@@GreenyTravels Thank you
dd donki music keeps me out of the store. Only japanese stuff in there. I looked for units around the sukhumvit bts line. I found a few 7-10 year old units for 35k to 60k per sq meter. If you are renting to thais they look for around 200 bhat per sq meter in bangkok. Any time they guarantee 5-8 percent know that it is probably a bad investment imo. Never compare thai prices with american prices. I am in the process of buying one now and the price is far lower than what you found there and it is in a much better location imo. Be careful unless you like it for your own personal use because you will probably have it for life. Thanks for the video and have a good day!
Thank Paul
So if you don't mind my asking, what is the name of the places that you found that are near the BTS lines??
@@georgeandy6923 there are many complexes. some are extremely large and others are less than 100 units. I prefer the smaller communities. Anywhere from bang chak to the naval academy. The problem after bearing is that some places do not have good facilities or shops or anything of interest. Samrong has a big c super center, but not much else. I was looking for a 5 minute walk to the bts station, decent facilities, supermarkets, food courts and shops. I spoke with many agents and most are not trustworthy so know what you want and your budget. Facebook has some decent listings and some bad ones too. I met one guy who scheduled some viewings with me then when he arrived he could not show the units, and then he claimed that he owned 100 units. This is thailand so be cool. You never win an argument in thailand as a farang. Just know what you want and your budget. Enjoy and good luck!
For someone who has lived in Japan, you should know those ARNT GOLDFISH...they are koi and in upstate n.y. I have grown them over 30"...
Ps..and ,no one has taught you to eat sushi?...
lol. I know they are Koi. And I eat any way I want. 😂. I was a wrestling back in the day and always cutting weight. So I always tried to eat small bits to enjoy the food more. Habit now.
Awesome camera quality. Can’t be a phone. ?
Only the inside of the rooms were my phone. The rest Osmo 3
Recommend placing text in the video of all the prices of the things you’re mentioning
Thx. Sometimes I do.
FAY FAY WOULD LOVE THE TWO BEDROOM CONDO.🎉🎉🎉🎉. ARE YOU BUYING THE UNIT
No
~ 80,000 baht a sqm, saw some Pattaya units going for ~130,000 a sqm.
Yea. Can get pricey
wasabi is one of lifes greatest pleasures even if you take too much its fun
That definitely had a kick
ran into a bunch of japanese having a break dance competition in the Donki building in Ekkamai.
lol. Hilarious. I’ve been in that one too
2.8 million baht isn’t terrible. Can you explain the two fees? Is it monthly? Annually?
Sinking fund one time fee. Maintenance fee monthly
nice unit
Not too shabby
5 % return on the 2 bedroom which was 4 million bhat but she said return would be 16k bhat..is that per month? Because 5% of 4 million would be 20k? Unless im missing something?
That’s what they will pay you. They say it’s your guaranteed return. They probably incur a little lots to gets sales
Can you explain the 500 bhat per square meter. I didn’t understand
When a condo is sold by the developer there is a one time sinking fund fee. 500 baht a square meter there. For things like the roof, emergency fund etc
How much would that add up to.
Once again I've heard about someone that traveled to Thailand on a one-way ticket and stayed for years. Is this true or even possible? Can that really be true and if so. How?
All depends on obtaining a visa. Easy to do if you meet the parameters
hi Greeny what a great video. Watch your weight my man.
lol. Been about the same for a bit
Nice video. Careful buying landed property in Thailand though. You might get caught with your pants on your ankles
Land not a smart purchase in my opinion. Tricky
Can you do a video on foreigner finance? Can you get a 30 year mortgage here as a foreigner? Down payment?
That would be difficult . Would cost a fortune here
Would need work permit to avial
How many sqm were the 2 bedrooms units?
51
Is there a bus to get to Pattaya and or Bangkok from there?
Not sure how far the baht busses go down Sukhumvit that way.
Yeah, that would be my concern, if you wanted to go party it up occasionally, how would you get to Pattaya, for example. Maybe have to get a moto@@GreenyTravels
Sumatran coffee is the best
If the fees are 540 bath per sq meter. Ooph. That’s over 27.000 baht for the 51 square meter place.
500. One time sinking fund fee. Maintenance fees 40 baht a square meter. You always pay a sinking fund fee in new developments
The bed rooms are so tiny, you can hardy move inside.....you need to climb to the second part of the bed....
Welcome to modern Asian architecture. Pretty much the norm for this price point
so funny man... "I love Japanese shit" ha ha. Good 'b' roll and tunes.
😂
It's Pa' tee a , Farang like to say🎉 Patay' a....just a comment from my Thai wife .
lol. Tell her thanks.
Where are the fire sprinklers in the building or the parking garage??? If one electric car goes up in flames or a serious electrical/kitchen fire happens that whole condo is going up in flames 🔥
Thanks scary. Didnt look into that
It’s a low rise building with reinforced concrete structure. Sprinklers are not really needed provided that there are fire hydrants in the building. There are smoke detectors in the apartments. Nothing to be concerned about imo.
How much to rent?
12-16k
I have been to a Donkey show in Tijuana 😂
😂
👍👍🙏🙏❤️❤️🇸🇦🇸🇦💯💯
Thank you!!
Go East (of Pattaya) young man. Ban Chang, Rayong, or further. Older buildings with much larger units and balconies for less money. These units you are showing were built for Japanese or Korean people who are used to living in shoeboxes. If you are a European sized guy from North America or Australia, you will go stir crazy in one of these. Especially if you are sharing it with a lady.
How many sqm?
I’ll try to get some done down there
It's better to Rent.
They only want $16K Baht for that, good deal.
Hey Greeny, you're a good lookin guy, after hiding behind that beard.
O. Look too old. Growing it back immediately
Strong wasabi makes me think it's real not fake like you usually get.
This was fire 🔥
Very interesting. Who knew all these things can be just north of Pattaya. Definitely a cool and diverse place to visit. Those condos look great. Too bad Chambery is sold out, I'm sure that would have been nice to see. When you say "If you buy it they will guarantee 5% for 3 years", what do you mean? Please explain. $4 Mil TB isn't bad, about $112,000 USD for the 2 bedroom. I like that.
5% guarantee for 3 years means they will TRY to rent it out for you for 3 years and you will be guaranteed a 5% return whether they rent it out or not. So ~16,500 TBH per month, After 3 years the units will probably depreciate heavily. If you wanted to go that way you'd probably be better off waiting the 3 years and buy a used condo then.
I’ll tell you on the phone.
5% for 3 years after paying 35 % tax on imported money . Better to rent. Not a good deal. We say "chamonee" not Chamonix . No X .😮 Good video btw
If the tax thing is correct no one will ever buy property here again. Waiting to see how this sorts out. Good point.
@@GreenyTravels The tax thing isn't correct. It's the internet remember. Existing double tax treaties with other countries are a huge clue of how it will eventually suss out.
7000b a month
That’s not 35sqm
I've always wanted to make it out to Sriratcha but haven't had the chance yet!!! Are the Thais out that way any less of English bandits compared to Pattaya? I know most of the Westerners don't have the same attitude as me, but the thing I just cannot stand about Thailand is the racist assumptions when you walk up and they go off in English without asking if you can even speak it. And Pattaya/Bangkok are really bad about that unfortunately, would love to find an area with less of it
I think that would be the case. Far less tourist in this area. Any tourist target rich city I have been to has been the same. Rome, Madrid, London. Many more
Nice closeby alternative. do more. also, go back to saying PUTTia.
lol. Will do thxx. Both
Those are not golffish , those are carp.
lol. I guess. Koi?
It’s crazy how in America women want a tan. In Thailand there’s a massive amount of racism amongst Thais.
My wife is dark and she faced it her whole life. It’s nuts. If you are dark skinned you are low class. My wife gigs gas taxi drivers make comments because they can’t believe she lives in our village when it first opened up before she met me.
Because of this women are taught to stay as white as possible. It’s infuriating to me when my wife tells me the things she’s experienced.
It’s one of the dark aspects of Thai culture. If you are dark you are a farmer in the minds of the “light skinned class”
Yeah that’s a thing and it peaked its head into your video. Sorry about all the auto correct mistakes.
Yep. I see it all the time. I like tan. Just different mores here. It’s weird. Why can’t we all just get along 😆
@@GreenyTravels exactly mr king. :)
I grew up in an alternate reality in orange county ca. My best friend in high school was one of two black people in my school. We had a few Samoan families and a lot of Vietnamese (most in the USA) Also many of the relocated Japanese from WW2 were in OC and don’t forget the Mexican population.
Zero racism, at least I never saw it or thought its as there. I don’t go for that weird color hate. I see that it’s unique mostly because there were no big city vibes or low income areas. It wasn’t till I started traveling the country that I got exposed to big city’s and seeing this stuff. It’s weird how it works and how people of all colors have pre conceived notions about each other.
I roller speed skated for 20 adult years. Because of this I got to travel to many states, competed in 39 and for most of that time I had long hair and wore hard rock t shirts. People thought I was a partier. I never drank or smoked pot.
I carried a basketball with me and often times I would get a bunch of other skaters to go to a park and play if we all stayed an extra day after a competition.
It might seem weird that skaters would be good at bb. The thing is skaters have incredible vertical leaping ability. At least the good ones. So we would be in a park with well, dudes that play basketball in the park often times violence happened and every single time we played the long haired dude was the only one of those skater dudes that didn’t get picked on. Yes played in Detroit. (Roller skating was huge in Detroit, skating station in canton, Fenton, Farmington hills, so many rinks)
I’m telling you I fit in every time. It wasn’t till I got my haircut that I started getting people of a darker color to start treating me like just another white guy. Hell even white people treated me different.
Pre judgement. It’s lame. We all do it to an extent. I don’t think that’s horrible or unnatural, prejudging to put yourself in a higher class? That’s bad no matter what country you are in.
Sorry for the long winded ADHD fuelled story.
Hey Greeny, looking 👀 smooth now that you’ve shaved that bum fluff off your face 😂😂😂
lol. Look like shot. Growing it back 😂
Play the donkey music.please. donk donk donk donkey.
lol. Yep was going to
Not big goldfish. Koi. 😂
Lol. I know
Nice condos to RENT. No way i would buy them.
Would be a good place to rent.
Japan best food ever you kidding right 😁….why would you want to live in that condo complex middle of nowhere & 5% return in Thai baht for 3yrs thanks but I’ll pass 😎
Have you ever been to Osaka? An amazing food city. I love Japanese food. I still love Thai food as well
not holy cow it's holy koi lol
lol. I know.
Why are you looking for Colombian coffee and Japanese food in Thailand? You are in Thailand.
I like a variety. Today I had Chiang Mai Coffee.
Possibly one of the dimmest comments I have seen on TH-cam. And boy have I seen some!
How much of what you consume is indigenous to where you live?
Never buy property in Thailand
Very broad statement.
ladies or living in thailand: always rent.
