OneCity Dead Mall @ USJ25 Subang Jaya - MALAYSIA

- USJ OneCity Mall, located in Subang Jaya, Selangor, Malaysia, is a mixed-use development that includes office suites, a shopping mall, a cinema, a hotel, and high-rise serviced residences. The mall, part of the larger One City development, was envisioned as a vibrant commercial hub catering to the growing population of Subang Jaya and its surrounding areas.
History and Development: OneCity Mall was developed with the aim of creating a bustling commercial center in USJ 25. The development included a variety of amenities designed to attract both businesses and consumers. The mall featured a range of retail outlets, dining options, and entertainment facilities, including a cinema. Additionally, the development included office spaces and a hotel, making it a comprehensive destination for work, shopping, and leisure.
The Decline: Despite its ambitious beginnings, USJ OneCity Mall faced several challenges that contributed to its decline. One of the primary issues was the intense competition from other nearby shopping centers, such as Sunway Pyramid, Subang Parade, and Empire Subang. These established malls offered a wider variety of retail options and entertainment facilities, drawing consumers away from OneCity Mall.
Another significant factor was the mall’s location. While USJ 25 is a growing area, it lacked the same level of accessibility and foot traffic as more centrally located malls. This made it difficult for OneCity Mall to attract a steady stream of visitors, leading to lower occupancy rates for its retail spaces.
Additionally, the mall struggled with management issues. Inconsistent marketing efforts and a lack of cohesive strategy to attract and retain tenants further exacerbated the decline. As a result, many retail spaces remained vacant, and the mall’s overall atmosphere suffered.
Current Status: Today, USJ OneCity Mall is a shadow of its former self. While some businesses continue to operate within the development, many retail spaces remain empty. The mall’s decline serves as a cautionary tale about the challenges of sustaining a commercial development in a competitive market. Efforts to revitalize the mall have been discussed, but significant investment and strategic planning will be required to restore its former glory.
The story of USJ OneCity Mall highlights the importance of location, competition, and effective management in the success of commercial developments.

With better management and the right strategy, even a dead mall can come back to life. Take Main Place for example. It was abandoned and dead for more than 10 years. But after a new owner took over and used the right strategy and pricing, the whole place became alive again.
Malls have no identity nowadays. All want to do the same thing. Like low yat, they are a digital lifestyle mall, so won't die de.
No amount of management can change the flow of the ocean. Main place succeed because of its size. Probably the smallest "mall" in subang jaya. Space is limited so it doesn't look empty like most large mall.
Please share more of this type of video that we do not see in reality. I will be very interested to see the other side of Malaysia that is not working out. That is because the other You tubers and main stream media only share the good side and hide the reality from all of us. Please continue to share this type of video.
Sure, I can do that on my spare time
I mean just go see for yourself, theres a million malls around the world that are dying...
Haiyaaaa you think nowadays malls not dying meh? People shop online, post covid new normal habits - not going to malls, nothing new la. Unless you have been holed up at home nonstop like a snail, then this must be the other side you never see before.
One City Hotel used to house tons of Chinese tourists. The upper floor has a pool and the hotel restaurant. The restaurant, in those early days had a pretty decent buffet spread. They seriously did not recover after Covid.
One city is a good and strategy location for Offices . The offices still happening and with many big companies and public listed companies . For the mall, the management might can consider rented out the space to University / Colleges. And organize more attrative programes to attract crowds in order can attract big tenants to the mall. With the strategy location compare with some newer but far township, I believe it can be shine again if manage well by the developer.
You might be right. Student traffic will boost the crowds. The management should consider offering cheap rentals to the Uni / colleges to attract them to rent. Short term pain but its going to be a long term gains IMHO
Sorry office workers go to work eat and go back .... going to nearly dead mall as if visiting empty park
Sorry but talk is as cheap as any empty malls anywhere.
Gov and local authority who allowed build too many malls and must do something. Too many shopping malls in klang valley.
might or can, in order or can?
People need to see this kind of video, hopefully among those people are those who are involved in real estate or property development and lawmakers (we know it's their bread and butter, to say the least). Let them know, that we don't need more malls, we need more green space, and more creativity in repurposing old or unused buildings.
To attract this place again is to provide a happy hours car park which the rates not like other malls . And the rent rates 10% cheaper from other malls . Even Subang parade also not so many peoples due to car park rates and renting too high . Now days in subang jaya the biuilding properties was too old but the renting like condominiums in KL . Subang Jaya too packed now days . Even 30 years old house selling for rm 1m , ? And the buyers need to renovate it again . Manipulations play around here .
it is a prime area so call. Houses near OUG also goes a much as 1m+ for a normal double storey
It won't work as long as there is no air conditioning. Simple as that.
Ya, Malaysian loves chill spaces
I would disagree... Sunway geo for example.
@@sisyphus1073that's not a great place 😂
To solve the emptiness of One City is to construct an overhead bridge from the Main place Mall building which is on the opposite side of the highway ie USJ 21 to One City USJ 25 side..then people can cross over to USJ 25 One city. That will make One city more accessible to the USJ 21 crowd and increase the number of patrons and shoppers to USJ 25.
As a Putra Heights resident who lives nearby and have seen the place when it first opened, I feel that the place has less of a shopping mall vibe and more of a series of shoplots that are stacked vertically. More of a shopping arcade style concept I'd say.
The problem is that the shops that had opened were the type that you'd see more in budget mall than the prime grade ones in Klang Valley. and there's nothing much to do there. If we want to go to a mall just for passing the time, Sunway Pyramid is a much more fun mall to be, even if it is just to walk around and window shopping.
The floor was some sort of dark vinyl(?) material which felt rubbery when walking on and with the fluorescent white lighting, it made the atmosphere felt dark and moody. Had the colour scheme been brighter and warmer, that might go well with the open space concept.
Who would want to walk into a non aircond mall in Malaysia. My first visit when it was just opened had already foreseen the unfavorable future of this mall.
As a foreigner, what you should include in this video is if there are any other shops in the surrounding area within a 500 m radius and how to get to these locales. Public transportation to these as well.
Thank you for the suggestions
Msquare Puchong 500m to puchong perdana LRT still dead
the one thing would work is bringing in tenants of small private institutions, or private colleges. As this place have aplenty of car park spaces and restaurants. Its a good ecosystem for a one stop place, just like Taylors Lakeside campus or even open area spaces like Inti nilai or limkokwing, jst to name a few
just the retail and leasing spaces of the mall management must have a brilliant influencing skills and know their right target market to make this right.....
The management should bring in more retailers branded n average good products for the people around ..
I doutb it will revive the mall. The mall already had different management and each tried their best to bring life to the place but all failed.
People are still going to main place..main place are way more bustling because of accessibility and people willing to go there since they dont need to cross the highway..
how would proposed then? If I'm the retailer, when would I operate in an area with zero foot traffic
It's all about greed for mega size malls all over selected high density areas, over supply issues... Eventually now becomes white elephants...Greed have no limit.
New gen probably not mall shopper 😢 enthusiast... After Covid era, online shopping is the way....
Many go for food only
Likely too
This mall is almost dead I went there last week but no many shops open just few shops it’s so scary ..
rental should be lower to attract retailers and by reducing the parking fee can attract the crowds
Lower rental shall not entice potential retailers (when they don’t have money) 💰.
The real question is that, what is the reason of going here when there are other places to go.
There is no identity of this place. It supposed to compete with setia walk. There is no well known cinema, no well known boutique, no well known eatery. It has only NSK and that's it. Heck, people go to Summit for NSK instead.
@@j.ctuber3666 open happy ending places then will got reasons lor
Wait till Management finally realised that
at 2:23 , back then when it was newly opened, there were cafes there, a lot of them too, such a sad sight to see it all emptied like that
as a mall its completely dead, but for offices its going strong, plus Maybank and NSK keep the place alive
I only go there to buy my protein at musclemania
With recently added Mr.DIY... But I'm not sure how long they can last since they have very low foot traffic
@@chestercheng.realestate i believe the mall is beyond saving no matter what they do
@@keithallen11 you body builder?
you can get some rather cheaper than market rate offices here
Wouldn't have known that such a mall existed if it weren't for bon odori, which necessitated me going to Jalan Jalan Japan to get a second-hand yukata. That place kinda reminded me of that Evolve Concept Mall near my place, another pretty much dead mall. Unlike this one however, the latter actually has condos built into the same complex on the same patch of land, so the whole place is still very much alive despite the state of the mall itself.
Another dead mall is Encorp Strand at Kota Damansara & GLO Damansara. Hv been dead way b4 MCO; really dunno why so many such malls w/o proper management been around.
I'll probably take a tour there
Before covid, this "mall" used to hv cinema...now gulung tikar already..i only go there to buy my protein at musclemania 😂
Back then, night time a lot of people go to cinema and hanging out at the rooftop haha
The star attraction was the rooftop back then
Dah Banyak sangat mall dekat subang... Dulu dtg sini pon cuma nak minum2 petang dekat masterbadroom Tu.. Malam sikit layan live band dekat the voice.. Tu je la.. 😅
Another is Tropicana City Mall, aka 3Damansara. It did not survive COVID. Sad, cos it was my go-to mall for movies, supermart and food.
how's the place now???????
My HQ office is at Damansara Indan which is next to 3Damansara. I'll do a video about this mall when I go there this week
NSK is now acting as a key tenant.....good food stuffs at good prices ❤❤❤
There's a different concept NSK there.. clean, cool and comfortable (unlike their usual pasar borong style). Even thr veg and seafood section is well kept cos they're catering to the expats residents living nearby (walking distance).
I used to go to Tropicana City Mall a lot when i used to stay at Ken 2. Not even all that happening pre-covid, as the only thing that kept it going back then were the cinema at the top & the supermarket at the bottom. 3 Damansara (even the new name sounds lame), as it's known now, has really gotten noticeably worse.
The location is strategic. Just that needs more works, good events, publication, and perhaps better tenant mix.
The office tower is decently tenanted, I think. Mainly due to availability of parking (which I think is their main business now) B1 is full on weekdays, while B2 can be quite packed too.
There is an event space, mostly to hold weddings (Bizmilla). Attractive because parking is not an issue at night & weekends.
There's a few grey car importers there that occupies quite large floor space due to their fleet.
If you like some weird treasure/curios hunting, there's a shop at the Place side that sells rejected/returned Lazada/Shopee goods. A lot are junks, but some can be decent find. Price varies, can be cheap, can be expensive.
Never been in OneCity mall even though I live in USJ. Only pass by whenever I travel south to JB. Always wonder, who go there to shop....?
No one because besides Starbucks lol there's pretty much nothing else of interest.
I rarely goes there too. But if I do it's only for NSK and JJJ
Good grief, I have been there a long time ago, can't remember which year, but I remembered it was lot more crowded then it is shown here. One of the things I noticed was that this place was bit out of the way. There were not many housing areas nearby.
Even Main Place is more crowded than One City...Main Plc is my fav mall in kv too...cinema there been few times in 2018...the whole place lacks luster, very gloomy....most shops feels hidden, secluded, probably the high indoor ceiling, with limited lighting shadows the prosper...
Main Place management did quite good and they managed to bring in the right tenants
My house 7 km from here. It opened when i was 16, had a lot of good memories there.
if you find shops selling carpet and couch or beds you know its going under soon.
If they're selling it in open spaces , you know the mall is really struggling.
😂😂😂 Exactly.. Well said
Interesting fact: The now-closed cinema halls doubled up as lecture hall/auditorium. It could be rented and the armrest had that pull-up writing table like the ones you have in unis. They expected the offides to rent them, but, you know. How many offices in Malaysia actually need a lecture hall?
Yes or wedding halls
Better management, better marketing, lower rates to attract retailers, and the right tenants.
This mall will have a surge of people on 31st Dec because from experience, the rooftop is the place to see all the fireworks around the area. It's really nice. I remember at the tail end of Covid in 2021 there were so many people outside the pub, strategically placed outside so people can enjoy the fireworks.
The roof top garden used to be the main single attraction. But even no they have lost that pull too
When I left this place in 2019, the mall was already struggling to attract major tenants. The arrival of NSK didn’t do much to improve the situation.
Please also review Space U8. Another ghost mall
Sure, will go and take a tour soon
All shopping mall could not survive anymore.. except of this Suria KLCC, Pavillion, The Exchange, Sogo KL, Sunway Piramid, Berjaya Times Square, Mid Valley… even some at heart of KL also could not survive..
Management plays a vital role in attracting foot traffic. But sometimes the location also plays a huge role. Even Pavillion Damansara and Pavillion Bukit Jalil are having a difficult time
@@chestercheng.realestate seriously there was a report of Pavillion Bukit Jalil not working well? 😮 I went there very frequent... quite lively.
even a shopping complex built on Penjara Pudu land also quite sendu.
"All" and "Anymore" are a bit excessive 😂. Those smaller ones can't survive is understandable, but many are still business as usual, those at PJ area.
@@asyraf2057yeah. They destroyed the historic prison for a mall that's not doing well. What a dumb move.
the marketing team are the ones that should be fired. The mall did not do enough marketing to sell the concept. Another reason could be the heavy rental price per sq ft. They need to hire a brand new Sales n Marketing team, coupled with a new design team, and someone to spearhead these two teams into coming up with new methods on how to turn this mall into something else that would attract the crowd. They need to identify who their target audience are before deciding on what to open. just my two cents. Since there are offices upstairs, then opening up shops like stationaries, IT vendors, etc..
I have done several run events there between 2014 and 2018. One observation is that each year I need to work with a different set of people at operating level; turnover of staff is high. Perhaps this was a contributing factor. 😢
There you have OneCity, but here in Kuching we have CityONE Megamall, also almost the same a dead mall with most of the branded tenants left years ago. Locationwise, also not too bad.
Oh, how many dead malls in Kuching right now?
The empty lots can be converted into pickleball courts. Market rate is RM40-RM60 per hour. If they don't mind the noise😊
It's sad to see so many dead mall in Malaysia. Those really old 40+ year old malls I can understand why but it's those modern malls that got you wonder what went wrong. Ecosky at Taman Wahyu, Evolve Concept Mall at Ara Damansara, Bream Mall at Kepong and so many more.
I have been to Evolve Consect Mall once but I never even heard of the other 2 malls you mentioned
A good place for skodeng soo tenang and peacefull
This mall looks pretty. Wonder why it didn't work out. Btw even okay mall looks dead on weekdays. But on a positive side, maybe it's nice to have non-crowded mall like this. maybe just kinda awkward to shop though except for the supermarket
Nice for the customers but hell for the shops and management. 😂
I had an office here, the issue with this place:
1. bad accessibility, if you are coming from Shah Alam and if you follow the sign board, you got to U-turn in USJ which is entirely waste of time.
2. No aircond.
3. Not friendly to Motorbikes. Seriously, there is no parking for visitor who ride a motorbike, I hate mall that discriminate motorbikes.
Note: Some Starbuck close as early as 8pm after the boikot, e.g. Amcorp Mall. But they open as early as 730am.
Road access is a bit weird but overall concept is totally not workable in hot climate Malaysian. Local mall dwellers like chill cool air condition malls
Been there last week to checkout jln2 jepun outlet. The ambience died down quickly as i arrived. Spooky car park, inside at main area seemed dead..
I only go there once in a whole for Jalan-Jalan Japan, which is rare. NSK wasn't there when i last visited. Starbucks closing early depends on the outlet. The one near my office always closed at 9pm but even they closed down adi. Probably also because of the boycott.
Not bad. Sangat tenang.😘
Tenang Dan keras
Buat ape mall2 banyak2 ? Ayyyooo
Subang Jaya and USJ had more than 10 Shopping mall ??.That is excluding the most popular and hype Sunway Pyramid.
And Subang is considered " old " where the first batch occupants would be in their late 60s.
And the whole Puchong had IOI mall , and connected to quite newly developed Serdang
The answer is obvious.
There are too many malls nowadays, i am one of the mall tenants at IOI, 1U, Aeon, the rental really killing us some more the traffic inside mall also getting lower and lower
I think even midvalley's foot traffic has reduced too
The only saving grace is whatever shops still operational on the roof. I go there once per month, has potential.
Just only one aspect, having no air-con, could break a mall. With the climate in Malaysia, it's actually crucial to have it
I agree
Did you walk past the Place side towards the residences/suite? It was actually a 3-building mall complex. One City, The Place & The Square. (Other than the office & the hotel).
The Square is the true definition of deadmall. Use to have the largest network game center there.
Yes, the Square is just next door. Supposed to be a Tri-Mall concept with OneCity as the anchor
This is proof that businesses are not recovering from the economic downturn.
Not entirely true. the location & who is the tenant plays a big role in determining the fate of a mall.
There is too many malls in klang valley .
I disagree. I do tiktok live studio. Some of my clients making RM5,000 in sales per day. Those are not so famous one. Famous one (manage by my senior partner) can go up to 1mil per month - minimum!
Economy is growing. Money is flowing. But where?
Not in malls. In online shopping. that's why gomen start to tax this industry lah....
Disagree, please visit Sunway Pyramid, one utama, ikea, mid valley to see more.
Can try to visit summit usj during peak hours? Totally different now compared to before covid.
I am at PJ old town n never heard about this mall before.
That says a lot about the over supply of generic looking malls.
Only a handful of malls are thriving in Klang valley.
Oh wow... This mall has been open for a long time but somehow can't even attract the foot traffic for Subang Jaya residents
Only reason I go here is JJJ. Or else doesn't seem to have any reason as it's located in a location that's way too secluded from the rest of USJ. But then again, who knows, maybe the development of new apartments beside the temple might revive it.
if you want to cater the public. then, make it accessible, convenient and practical to them.
The I heard is haunted base on those work there before. Without Prejudice !
Lack of human qi and too many vacant spaces long term can lead to that..esp the zones that have no windows or no sunlight enter. 😅
been working in my office there several session over 12 midnight, it is rather empty and dark, but I guess the wrath after burning the midnight oil would had deter them away.....
That is sad, I like the building. I hope it can be filled with offices at least 😢
Last week was my last day at OneCity after spending almost 4 years working at one of the office.
I have a lot of memory in that building but seeing it dying and my company not doing well led me to finally resign. 😢
Oh... really sorry to hear that. All the best in your new ventures!
This mall can attract residents from Putra Heights , SUBANG Jaya, USJ, Saujana areas or Puchong the management needs to do something to improve to bring in tenants like retailers for women and men children , H&M, Starbucks, eateries like affordable cafeterias n more happenings I believe ppl will go .. I prefer such malls not too big to move around bring in NSK or Grocers ..
The major problem also with this is no aircond
try visit one shamelin mall and evolve concept mall. If you know anything interesting about this 2 malls please make a video thanks
Sure thing.. On my to do list
KL is repelete with such malls, quill city mall, maju junction (these are in prime area, near KLCC), so many in bukit jalil area and surrounding, &c.
Add cinema, change to place for wedding concept, or put more of maasage , karaoke , also some local food store
Onecity did have cinema and lots of F&B outlets back in their heydays
nope, next building to one city already have wedding business. Every weekend if l come always have wedding there
The location is not good at all. It situated at the intersection between Puchong, Subang and Putrajaya and near the toll. I would have gone to the mall situated within that three places rather than stopping by. I always passed by the mall but never went inside.
The only type of building that can put business fully on run nowadays is F&B, others are dying as most customers buying online. They just coming to physical either desperate or to compare price which is more pricey than online. For T20 product and brand exclusive mostly at KL
Go visit SACC Mall Shah Alam during weekdays.
Sure, I will check the place
Kl Eco City if i remember correctly, the Starbucks closed at 6:30PM.
That is even before boikot.
Oh wow..
Not surprised la.... KL just keep building malls... too many. So many I have seen slow down and eventually close down.
Poor city town planning
You missed out KingdomCity Church at Level 4. It is a MegaChurch with big attendance held in Dorsett Subang.
Where did they move to?
Used to work in there 2014-2017, alot of stories/observations I could write about the venue. Definitely though, you can tell it's design and locations wasn't working out for it.
Pls share the stories. Dun la so lansi.
yala keep urself for what? nonsense. nothing interesting.....
*COMMON PROLEM FOR SHOPPING MALL , HOW TO ATTRACT AND INCREASE FOOT TRAFIC. FREE PARKING DON'T WORKS ANYMORE.*
Should also visit Gamuda Walk in Kota Kemuning. Quite a dead mall too.
Thanks for the information. Will take a drive there one day
In my opinion, this mall is still good. There are plenty of eateries, a supermarket like Village Grocer, and stores like Watsons and Mr. DIY. I visit once a week.
There are 2 other malls nearby - Main Place and 19 USJ. I only visited OneCity once or twice, it's spacious but pretty empty.
Main Place is still thriving. For USJ Main Place is THE mall at the moment
@@chestercheng.realestate Yes. The reason why I didn't go to OneCity.
Did you manage to go USJ19 mall? It’s a different take. Dead but not dead.
Ah yes, that mall. It's barely surviving. I'll go and make a video of that mall
I love to explore half dead, and almost abandoned malls. This one I think is dying but a slow slow death. One more major hit like covid, or some economic shake down and that would be it. Reviving half dead malls I havent seen one that is successful, or manage to get to its heydey like Viva Mall, or Cheras Sentral (in its golden age called Plaza Phoenix).
Too many malls. That whole stretch across USJ from Summit, Giant, Mydin towards One City. Also a lot of Serviced Residences with attached malls at the lower floors. Even one with more recognized tenants and better location (walkable from lrt station) like Main Place (opposite One city across the highway) has problem retaining tenant.
yeah...build more shopping mall. for what reason? nobody knows...
This place is at the wrong side of the road.
Place it at the opposite site, like Main Place where its still within the housing areas and other shops, then foot traffic will be better.
Plus the layout is like Space U8, wrong design for a mall in Malaysia.
The Mine Shopping Mall....try go there.
Will check out. Thanks
If Sunway management take over, trust me…this mall can be alive.
So it’s management and leasing issues
I used to work in One City, from 2016-2019 it was still ok… but from covid onwards it became officially dead
Many malls are having are hard time after covid
I Used to sent goods here when it just started to open,,even then not much people shop here, mostly only office worker come to eat .the mall location just doesn't felt right
Jalan2 japan survive here. Still lot of people go there
JJJ seems to be open only in dead or dying malls
There seems to be this, and then there’s Berjaya Times Square, and then there’s Pavilion. Three parallel universes in the Malaysian mall scene
I'll try to share more of those malls in this series. Do subscribe ya
Meanwhile nearby, Main Main Tempat doing well eventhough access is poor. Rental, Management and tenant mix is root cause
Yes, indeed. They have good tenants
The XXX criss cross elevators are very unwelcoming.
Very true.
Feng Shui elements.
Never have crosses.
Chinese saying " char"
I never thought of that.. Good point
Return the wooden floor lobby, return the fruit shop, return the coloury arrows telling u where to walk cus its fun, return the big² screen, return the cinema, return the plants, all of them return it
The water feature and wooden flooring was nice back then. I guess they are trying to minimize the maintenance cost and at the same time maximize the available space on the ground floor
Simple, just put nice music, decoration and kids free activity and craft program , i mean Christmas decoration, chinees new year, dipawali, Hallowin , raya, people will come to see and slowly slowly become popular mall ,
People want jalan jalan place , must have decoration and activity , this mall looks so empty and boring , need to make it active and live to attract people and kids
This is another MALAKAT Mall. So sad 😢
Been there for Weddings and sewing classes. That's all. Now too many malls.
Like space u8 in bkt jelutong???
I've net been there like for ages
We have dead viva, cheras central, dying eco cheras, etc cos pavilion, my town, TRX just a few stops away by MRT 😂😂😂
Wow... That's a lot
Sunway velocity is still fine there
What about the residence tower beside the mall? Is it dead also?
Residence side doing decently ok
Upcoming Alora residence should increase the traffic there. On the good side, the carpark is airy and not stuffy like most malls 🤣
That will take another 5 years to VP. Hopefully they can hold that long
Wait One City still exists? I had a part time job in 2017 there and it felt like a ghost town, it survived covid wtf
Still there but barely surviving. LOL
First time heard of this mall
Now you know.. Maybe drop by to see JJJ and the roof top. Other than that nothing much
Yes, signs of recession. Due to inflation, cost of food & public utilities like monthly SAJ is Malaysians main concerns. Rm12 for single dwellers in low cost housing is at their mercies. Sad that malays in low cost housing in Kulai area are all paying RM2..00 . But other races in low cost housing, registered under E-kasih are not granted any relief due to their race & religious belief. This is the situation Now in Malaysia. Hope the King can look into this matter. Johorean.
Parking expensive, hard to get there, and nothing to buy except check out jjj which priced itself out of the thrift market recently. Worn down coach bags at rm800? New ones at rm1600😂
