This mall is ok. Its bright and nice, a bit quiet. But the real crowd puller is 1U, second is Starling cause of the surrounding area, and maybe even Atria. 3 Damansara got nothing unique to anchor people in plus so many malls around. Glo is just across the highway and even they are dying (very very creepy vibes there first time experience goosebumps in a mall) - Highly recommend to visit next. This mall will survive for a long time due to the surrounding apartment residents in Damansara Kim but will it florish I dont think so. With the cinema closed down, this video here is their best peak. Nice video

The economy is really growing. The gomen said so. But people are evolving - no longer spending monies in traditional marketplace like shopping mall. So where people spend money? I run TikTok livestreams one. 6 rooms. Each client can make about RM5k/day. Now you see lah where younger generations are buying stuff. cannot blame them you know. One of my client sell perfume. Shopping mall also got one. RM300/bottle. Need to pay rent, electricity, etc leh. Sell at TikTok? RM79.90 only. Siap bagi 5% comm / bottle to my hosts.... got brain also will buy at TikTok lah. Cheaper by more than half leh. Can get 3 bottles summore. Many are repeated buyers. Sekali buy 4-5 bottles one....
Reasons 3 Damansara Mall is not doing well: 1. The mall is considered small as compared to some nearby. 2.Singapore owner may be asking for unreasonable rentals based on current market situation. 3.Poor management chief. Besides NSK Grocer and Restaurant Kingdom Palace (the only 2 outlet I patronised) doing well, the rest is a waste of time. Should give good rental incentives to reputable tenants (big names) which can pull in crowd. To be fair, this mall can only try to compete with Starling Mall, Atria Mall which are about the same size nearby.
I have visited Damansara 3 because of the food court in front of NSK, nice ambience , reasonable prices nasi lemak plus crispy fried chicken plus teh tarik Rm10.70 when i have to pay 10.00 for a porridge at coffeeshop stall, pay rm 1.00 an hour for uncrowded car park after the meal ,off i go..I am working man.
There are F&B outlets which are not located within the Mall but are located towards the end of the Mall on the ground floor adjacent to where the office building and the condo are. I was informed that the 2nd half of the 2nd floor including where the cinema was will be turned into an exhibition centre - however, that remains to be seen.
Maybe can add free playgrounds for kids. People like free things, this will attract customer as they will bring their kids. Of course add the payable one also in the mix for teenagers. Mini zoo also nice. Anything that attract kids for sure contributes
Even when Starling Mall opened and aggressively recruiting retailers and F&B, 3 Damansara was raising rental. And even when retailers started moving away, 3 Damansara management did not act aggressively to reverse the flow.

Starling mall is located in a more prime area with easy access as there is a smaller road surrounding Starling. 1U no need to say , its been around for too long to fail. This 3Damansara mall has extremely bad access, surrounded by LDP and Sprint highway, you miss 1 turning, you need to turn 1 big round. Its impossible for ppl to park nearby and walk to the mall. Not convenient at all to visit this mall. Ppl like malls with easy access. You want your mall to be successful, make sure its easily accessible, not surrounded by silly highways

Mall owners think the people buy things or have food in such establishments every day. One can get bored walking there too often. One mall has pretty much the same offerings as another.
Wait for the new blocks of apartments complete, the crowds and tenants will increase. And if you want to see crowd of people, go during weekends. Existing condos residents around there gets their groceries and leisure on weekend and holidays at 3 damansara. The lack of vitality is in all malls due to inflation and so on. Atria mall in Damansara Jaya is the same if not worse.
I live nearby but not been to this mall for years. For community mall, I normally go Starling Mall and 1U if I need a proper mall. As you mentioned, it is located in a mid to upper class residents. Hmm having NSK grocer is attracting different market segment. Not that ppl go there are not high end but ppl shop for good value and sensitive about $$. When ppl are more sensitive about $$, please don’t expect them to spend generously even on food. Looking at nearby mall such as SS2 mall and glomac Damansara. Is equally dead if not worst.

Back in 2011, an Arab Fried Chicken outlet opened on the second floor, some distance from where the Subway used to be (corner of the cinema entrance level). Popular at mealtimes but was gone by 2013. The place was never the same since then.
Why so many suburb malls ended this state are because of oversupply with no enough population to create big footfall. Another big reasons why outlets close apart of rental issues are mismanagement of the malls. They should not subletting cheap merchandise like cheap or 2nd hand clothings etc run by foreigners using locals to operate at the foyer and shoppers walkway, leaving the operators with much higher rentals at rented outlets to starve of business opportunities
3D was bustling pre-COVID, when 1U, Starling, etc were already around. But in the last 1-2 years, the atrium level and all the floors above that has been dying a slow death. Who and what explains it? General reduction in ppl spending??
NSK draws crowds and people drop by Ruuma cafeteria for a drink or meal after grocery shopping but the rest of the outlets don't attract. Also the mall is tucked in a corner and I only know of one entrance by car via a narrow, non-driver friendly access road. One Utama, however, has a number of entrances and exits and is clearly visible from the main road. It's important that people who live around a mall that frequent it as is the case with OneUtama. It's bright and clean with ultra-modern toilets and the mall gets refurbished every few years and you can get almost everything there. It's mainly good management that accounts for its success e.g. parking can spillover to nearby First Avenue
this place's popularity deteriorated in less than 10 years mainly due to new competition nearby- Atria Shopping gallery and the Starling mall which is doing very well.
Developers should follow the sentral suites in brickfields area. Residential with commercial areas in the ground floor. Opposite NU Sentral. DBKL changed the one way traffic to to and fro. Clean and nice environment. Easy access. walking distance. 3 condominium blocks and the public making this area happening. Lightings at night amazing. Reasonable price.
SO MANY malls in the Klang Valley and I wonder what the proponents' expectations had been when they sunk in capital to make these a reality. When I was living in Kota Damansara, I had wondered "Who will be coming to patronise it?" whenever a new one pops up. The Strand, for instance - such a shame that this fine building has remained quiet for years. Then Emporis - if not for Jaya Grocer, it would be totally dead. But Tropicana Gardens Mall seems to be doing okay enough. Despite stiff competition from the much more established One Utama and The Curve further up Persiaran Surian.
I live nearby this mall, and even when it first opened, I seldom visited it because it was too small and lack the shops that were available in 1 Utama. Always wondered why they opened this mall in the first place as most of the residents nearby preferred to go to 1 Utama for its myriad shops and entertainment available there.
I think with the office block next door to this mall reopened and the many condos nearby, this mall will be able to recover with unique ideas to reposition itself.
This mall needs to get tgv cinemas to move in and add more crowd pulling f&b outlets. The mall interior needs a full refurbishment too like gurney plaza which is also managed by capital land
Ever since the new management took over, many perks have been removed ie free shuttle to & fro KJ LRT stn, free buggy services to nearby condos, free parking for 1st 10 minutes etc. When Tropicana City Mall first opened, there were very few cars in the parking lot until GSC opened. Lost so many good outlets eg Uniqlo, Body Shop, Daiso, GSC, MPH, Borders etc The prices at this NSK outlet is said to be less competitive than in other areas. Personally prefer Jaya Grocer & the range of products available.
It’s used to be good new mall during my uni days. I personally think over the years, that one road in front of it gotten way more jam that the older days. Feng shui issue after road changes, and too much cars in our country
The only reason TROPICANA CITY MALL (opened in 2009; and rebranded as 3 DAMANSARA in 2018) was happening back in the days because of the presence of GSC cinemas and AEONbig as their anchor tenants. However both have left (closed down) with the former just earlier of this year! 10 years ago or so I’d go and watch movies at GSC of this mall because most often times it won’t be crowded (big chances of getting tickets and good seats for big blockbuster movies if compared to other nearby cinemas namely GSC & TGV at 1 Utama) although the halls probably won’t be that huge which is fine with me. I’d have a light meal at Subway outlet next to GSC before movie time. During the early days, there were San Francisco Steakhouse (at ground floor), a small Victoria Music Centre outlet, Bad Ass Coffee (a really good coffee joint), Kenny Rogers Roasters, Toys R Us (where Mr DIY is located now), Borders Bookstore, Daiso and also one so-called “S*x shop” on the 1st floor selling ahemm s*x toys and related stuffs (not sure if it’s still around now?)
There are a few restaurants that are always crowded. On first floor there is a very big Chinese restaurant called Kingdom Palace which serves top notch chinese food, mind you it could be full house although they hve more than 50 tables, ground floor hve a number of popular restaurants. Among one of the more popular is a one that uses wooden pot to cook their fish. Yakuzen is usually packed during lunch n dinner hrs. Lower ground flr has a nice Korean stall selling authentic korean food managed by a korean couple. This stall is very popular, don be suprise if you cannot find a sit. 3 damansara is turning into a food mall. With cheap or free parking a lot of people come here for lunch n dinner. I used to live in Tropics one of d residential condos in 3D and walk around d mall daily. Hve not visit the mall for a year. Do not know whether any major changes. Last visited d mall was to have lunch in Kingdom palace.
Yes, there are many malls around the vicinity of 20km but the mall needs to know who they are themselves first and who they're targeting to. Maybe, they need to know their niche and then re-strategize. If they are just like any other malls then there's no point for consumers to go.
They were doing well under the old management. After sold to new management the whole mall went south. Maybe also timing as lock down back then hampered their growth
For me, all this "empty mall" can be salvaged if they approach authorities and lease the mall into "konoha/indon detention centre" for Survivality & I'm guarantee any mall can gain popularity & glamour again....this is a good win-win situation coz those konoha friends built it & it's a "trickle down economics" albeit between our crotch in disappointment...😊....only NIHAO PRIVIET maybe Salam from Selangor 🤘
Shopping malls need to have quality attributes just like what Sunway Pyramid did with the Egyptian architecture & nearby water theme park Sunway Lagoon. Hopefully Capitaland can revive back the shopping mall with good attributes

Online retailers does destroy many traditional businesses in Malaysia. But if you have been to Korea some of their malls also facing the same issues, however their retailers done a hybrid model with traditional retail with online where you see their salesgirls doing live streaming product promotion in the physical stores
The management team and the owner should do something about its.Let those residents who stays near by, they don’t have any access road to go to the mall. And the tenants moving maybe due to high rents and no crowds. The management should invite temporary tenants to do promotion. For one or two weeks. AND NOWADAYS PEOPLE FOR BRANDED STUFFS. Wow, the last time I was in this mall, it was called Tropicana City Mall. As for your question on why this mall is dying, in my opinion the main reason is clearly because there are 150-200(depending on source) malls in Klang Valley; whichever the correct number it's waayyy too many malls. Also as others have pointed out, this mall is too near 1U & other smaller malls. Basically it can't compete with the behemoths like 1U or Pyramid, nor it has a niche attraction/convenience like a small neighbourhood mall has to it's surrounding residence

The mall at good location will not have shoppers? Not true. People not going into that mall because they are not vibrant! To make it workable you have to push the rental down a lot!!! The management have to pick the right tenants to be there to make it flourishing.
Nowadays the public in general will not spend their time in medium size mall or shopping complex in order to do their shopping or just strolling, they will go to the mega mall where they can get everything and can spend the whole outing in the same complex to avoid the hassle of going to another mall to get their stuff if they can't find it in the medium size mall what's more the medium size mall is too small for the people to spend their time.
Initially they think it’s within the mature housing sec17,16 and also the condominiums behind should have the crowd, also thinking office people in ttdi would go to this mall instead of the usual one U. Those early years their tenants choice was not appealing either. Atria still barely salvaging themselves and it’s just sad, even without the lockdown pre Covid they are also struggling with visitors.
Parking is hopeless.. getting in to the parking from the highway can forget it. Literally only one way to access from direction of sect17. If you come from puchong on LDP so easy to drive to Starlinh with the underground access to car park
This mall even has the added advantage of the condo above. To be in this state then the management seriously need to change their direction and mind set.
The only reason I always came here is because NSK and lower ground floor with all the restaurants available.. especially I do enjoy Thier Ruuma restaurants White curry mee and Kopi O ice 😅 The upper retailer I seldom visit after GSC closed shop (very sad) as those mall one of my favourite weekends mall😓

So true ….with the FOC parking and moreover, they are the only Mall which once you entered the parking, you are charged the parking fee. Others are still having the first 15 minutes grace period FOC. We small busines people are now poor not even have money so we eat without drink to save rm4 and things are not going to get well. We r preparing for the total colapse of economy
i used to go there for my movie fix before Covid and it wasn't as vibrant as it once was. Why this mall and not others ? well its becos I stay in SS2 and parking there is pretty much a breeze during non peak hours.
I think the mall peaked back in early 2010s. I remember a very cheap spaghetti place on LG besides Juiceworks. The pasta is a bit soggy, and taste kinda bland, but you got what you paid for. Then there was a small local sandwich place on the upper floor near the end. Good alternative if you are bored with the Subways & O'Briens. Bought my first Chinese phone at a Huawei outlet there (a Huawei feature phone), before the coming of Xiaomis & Redmis. Design was pretty, but unfortunately made with flimsy metal. Sad to see it's current sorry state. I think even the adjoining office tower next door is not doing well too, right? Looks like a lot more floors are unoccupied, compared to when they had, I think RedDot or Reddifusion or Red Radio or sumting, as one of the main tenants.
It was a succesfull mall when it was known as Tropicana City Mall. it deteriorated when the name changed to 3 Damansara...... bad Feng Shui name?????????? just my 2 cents ....
I think the smartest move was by the original company that sold the mall to Singaporean! They could see the poor future withe opening of the Star Mall!
Oversupply of a shopping mall. Over competitive within the area is the reason for the ghost mall. Why would people want to shop here if 1U is just nearby?
AEON (Big) within the place was dying off slowly (since 2018) but surely and they were vacant an anchor tenant from around the late MCO times until '23, when NSK opened.

It's near dead. LG has seen more life (and a lot of retirees!) due to NSK opening. On G for example, Rakuzen has just closed too just a few days ago. So basically this is not the mall you go for FUN DAY OUT! You go because you want to meet people, have some food, or grocery.

I purchased most of my items online for the past 5 years. Visiting a mall is becoming very uncommon

Perfect for those working outside of the office. I usually packed my working gear to work there. Less noise pollution plus the parking is very cheap.

The Starling which opened much later is doing so much better. I think this mall is affected further by Starling..

3D was bustling pre-COVID, when 1U, Starling, etc were already around. But in the last 1-2 years, the atrium level and all the floors above that has been dying a slow death. Who and what explains it? General reduction in ppl spending??
Not really, it was already dying before covid. Covid just accelerated it.

NSK draws crowds and people drop by Ruuma cafeteria for a drink or meal after grocery shopping but the rest of the outlets don't attract. Also the mall is tucked in a corner and I only know of one entrance by car via a narrow, non-driver friendly access road. One Utama, however, has a number of entrances and exits and is clearly visible from the main road. It's important that people who live around a mall that frequent it as is the case with OneUtama. It's bright and clean with ultra-modern toilets and the mall gets refurbished every few years and you can get almost everything there. It's mainly good management that accounts for its success e.g. parking can spillover to nearby First Avenue
Aiya, they are in tis state bcos Starling... which is now, aside 1U is currently a bustling place, even on weekdays! esp their food court
this place's popularity deteriorated in less than 10 years mainly due to new competition nearby- Atria Shopping gallery and the Starling mall which is doing very well.
Among those 3 malls. Starling seems to be doing the best thus far
Developers should follow the sentral suites in brickfields area. Residential with commercial areas in the ground floor. Opposite NU Sentral. DBKL changed the one way traffic to to and fro. Clean and nice environment. Easy access. walking distance. 3 condominium blocks and the public making this area happening. Lightings at night amazing. Reasonable price.
The Management need a good marketing team...

Capital land is one of the top mall developers from Singapore. Their malls in penang are so nice and fully occupied after renovation
SO MANY malls in the Klang Valley and I wonder what the proponents' expectations had been when they sunk in capital to make these a reality. When I was living in Kota Damansara, I had wondered "Who will be coming to patronise it?" whenever a new one pops up. The Strand, for instance - such a shame that this fine building has remained quiet for years. Then Emporis - if not for Jaya Grocer, it would be totally dead. But Tropicana Gardens Mall seems to be doing okay enough. Despite stiff competition from the much more established One Utama and The Curve further up Persiaran Surian.
I live nearby this mall, and even when it first opened, I seldom visited it because it was too small and lack the shops that were available in 1 Utama. Always wondered why they opened this mall in the first place as most of the residents nearby preferred to go to 1 Utama for its myriad shops and entertainment available there.
Last time this mall is call Tropicana city mall and last times food a lot people especially sat and sun and also have gsc cinema too and mph books too

This gives off the same vibe as Pavillion bkt Jalil. Dining area on lower grd is alright, higher floors are dead.

I think with the office block next door to this mall reopened and the many condos nearby, this mall will be able to recover with unique ideas to reposition itself.
This mall needs to get tgv cinemas to move in and add more crowd pulling f&b outlets. The mall interior needs a full refurbishment too like gurney plaza which is also managed by capital land

Ever since the new management took over, many perks have been removed ie free shuttle to & fro KJ LRT stn, free buggy services to nearby condos, free parking for 1st 10 minutes etc. When Tropicana City Mall first opened, there were very few cars in the parking lot until GSC opened. Lost so many good outlets eg Uniqlo, Body Shop, Daiso, GSC, MPH, Borders etc
The prices at this NSK outlet is said to be less competitive than in other areas. Personally prefer Jaya Grocer & the range of products available.
It’s used to be good new mall during my uni days. I personally think over the years, that one road in front of it gotten way more jam that the older days. Feng shui issue after road changes, and too much cars in our country

The only reason TROPICANA CITY MALL (opened in 2009; and rebranded as 3 DAMANSARA in 2018) was happening back in the days because of the presence of GSC cinemas and AEONbig as their anchor tenants. However both have left (closed down) with the former just earlier of this year!
10 years ago or so I’d go and watch movies at GSC of this mall because most often times it won’t be crowded (big chances of getting tickets and good seats for big blockbuster movies if compared to other nearby cinemas namely GSC & TGV at 1 Utama) although the halls probably won’t be that huge which is fine with me. I’d have a light meal at Subway outlet next to GSC before movie time.
During the early days, there were San Francisco Steakhouse (at ground floor), a small Victoria Music Centre outlet, Bad Ass Coffee (a really good coffee joint), Kenny Rogers Roasters, Toys R Us (where Mr DIY is located now), Borders Bookstore, Daiso and also one so-called “S*x shop” on the 1st floor selling ahemm s*x toys and related stuffs (not sure if it’s still around now?)

There are a few restaurants that are always crowded. On first floor there is a very big Chinese restaurant called Kingdom Palace which serves top notch chinese food, mind you it could be full house although they hve more than 50 tables, ground floor hve a number of popular restaurants. Among one of the more popular is a one that uses wooden pot to cook their fish. Yakuzen is usually packed during lunch n dinner hrs. Lower ground flr has a nice Korean stall selling authentic korean food managed by a korean couple. This stall is very popular, don be suprise if you cannot find a sit. 3 damansara is turning into a food mall. With cheap or free parking a lot of people come here for lunch n dinner. I used to live in Tropics one of d residential condos in 3D and walk around d mall daily. Hve not visit the mall for a year. Do not know whether any major changes. Last visited d mall was to have lunch in Kingdom palace.
Yes, there are many malls around the vicinity of 20km but the mall needs to know who they are themselves first and who they're targeting to. Maybe, they need to know their niche and then re-strategize. If they are just like any other malls then there's no point for consumers to go.
They were doing well under the old management. After sold to new management the whole mall went south. Maybe also timing as lock down back then hampered their growth
For me, all this "empty mall" can be salvaged if they approach authorities and lease the mall into "konoha/indon detention centre" for Survivality & I'm guarantee any mall can gain popularity & glamour again....this is a good win-win situation coz those konoha friends built it & it's a "trickle down economics" albeit between our crotch in disappointment...😊....only NIHAO PRIVIET maybe Salam from Selangor 🤘
Shopping malls need to have quality attributes just like what Sunway Pyramid did with the Egyptian architecture & nearby water theme park Sunway Lagoon. Hopefully Capitaland can revive back the shopping mall with good attributes

Online retailers does destroy many traditional businesses in Malaysia. But if you have been to Korea some of their malls also facing the same issues, however their retailers done a hybrid model with traditional retail with online where you see their salesgirls doing live streaming product promotion in the physical stores
The management team and the owner should do something about its.Let those residents who stays near by, they don’t have any access road to go to the mall. And the tenants moving maybe due to high rents and no crowds. The management should invite temporary tenants to do promotion. For one or two weeks. AND NOWADAYS PEOPLE FOR BRANDED STUFFS. AND GOOD FOODS THE FOODS SHOULD YUMMY AND REASONABLE.😊🙏

Wow, the last time I was in this mall, it was called Tropicana City Mall. As for your question on why this mall is dying, in my opinion the main reason is clearly because there are 150-200(depending on source) malls in Klang Valley; whichever the correct number it's waayyy too many malls. Also as others have pointed out, this mall is too near 1U & other smaller malls. Basically it can't compete with the behemoths like 1U or Pyramid, nor it has a niche attraction/convenience like a small neighbourhood mall has to it's surrounding residence
To be fair their are doing well under the old management but maybe due to unforeseen shutdown that expedite or exposes this mall flaws

Nowadays the public in general will not spend their time in medium size mall or shopping complex in order to do their shopping or just strolling, they will go to the mega mall where they can get everything and can spend the whole outing in the same complex to avoid the hassle of going to another mall to get their stuff if they can't find it in the medium size mall what's more the medium size mall is too small for the people to spend their time.
I used to come here just to watch movies because it’s always empty, easy parking and cheapest tickets among all the GCSs.
convert 2nd and 3rd floor as a business something like IKEA but product from China with reasonable prices.
There is also Atria nearby in damansara jaya... Malls must have a theme.. A unique feature to attract😂😂😂
Initially they think it’s within the mature housing sec17,16 and also the condominiums behind should have the crowd, also thinking office people in ttdi would go to this mall instead of the usual one U. Those early years their tenants choice was not appealing either. Atria still barely salvaging themselves and it’s just sad, even without the lockdown pre Covid they are also struggling with visitors.
Parking is hopeless.. getting in to the parking from the highway can forget it. Literally only one way to access from direction of sect17.
If you come from puchong on LDP so easy to drive to Starlinh with the underground access to car park
This mall even has the added advantage of the condo above. To be in this state then the management seriously need to change their direction and mind set.

So true ….with the FOC parking and moreover, they are the only Mall which once you entered the parking, you are charged the parking fee. Others are still having the first 15 minutes grace period FOC. I used to drive in, quickly picked up something from the supermarket and drive out, all within the 15 minutes grace period, as I live at one of the nearby condos. Thank you anyway for uploading 🙇♀️

i used to go there for my movie fix before Covid and it wasn't as vibrant as it once was. Why this mall and not others ? well its becos I stay in SS2 and parking there is pretty much a breeze during non peak hours.

I think the mall peaked back in early 2010s.
I remember a very cheap spaghetti place on LG besides Juiceworks. The pasta is a bit soggy, and taste kinda bland, but you got what you paid for.
Then there was a small local sandwich place on the upper floor near the end. Good alternative if you are bored with the Subways & O'Briens.
Bought my first Chinese phone at a Huawei outlet there (a Huawei feature phone), before the coming of Xiaomis & Redmis. Design was pretty, but unfortunately made with flimsy metal.
Sad to see it's current sorry state.
I think even the adjoining office tower next door is not doing well too, right? Looks like a lot more floors are unoccupied, compared to when they had, I think RedDot or Reddifusion or Red Radio or sumting, as one of the main tenants.

AEON (Big) within the place was dying off slowly (since 2018) but surely and they were vacant an anchor tenant from around the late MCO times until '23, when NSK opened.

It's near dead. LG has seen more life (and a lot of retirees!) due to NSK opening.
On G for example, Rakuzen has just closed too just a few days ago.
So basically this is not the mall you go for FUN DAY OUT!
