    This realtor knows her stuff, there are some many hidden costs and information by builders who want to get you to buy from them. And yes, if you are relocating from out of state this is the type quality realtor you want. It could save you thousands and huge head aches down the road. I know because we relocated and so glad we did our research. Leave it to the experts as it will eliminate the bad and reveal the all the details with such an important decision and protect your investment.

    We had a CFD in our community in Buckeye. The town of Buckeye has taken it out. We payed it every six months. It was $1,200 yearly. Thankfuly we don't have to pay it anymore.

    Property taxes in Texas are so high, need to return to AZ-they passed a law in TX to decrease the tax to schools-BUT increased appraisal on my house 150%!! It is like having 2 mortgages with these taxes so high!

      Increased appraisal or increased value? Usually takes are a percentage of 'assessed value' (not the same as market value). If you saw your value go up, this is why your taxes went up. Good? Bad? Good only if you sell and take that equity somewhere else cheaper.

      The builder's reps are not there to help buyers, they are there to SELL buyers.

    New to your channel and subscriber. I've been in AZ for over 18 in city of Maricopa. The power is more expensive and less options from ED3. I came from California. Can't say I miss it too much. Taxes kill...I've own two homes total over my years so far and I can tell you its not the interest rates its the prices of the homes is the problem and why people can't afford to by a home on top of all the information you mentioned. It's just way too expensive to buy a new home now for the average folks young and older. Good information.

      The National Median home price is $412,000. Maricopa's median home price is $329,000. I think people's expectations with minimum wage over $20/hour in some states are a bit skewed. Yes I do remember homes in the 100s and 200s, but that's also when making 50K was a lot of money. EVERYTHING is more expensive and INTEREST RATES make it more expensive.

    Your videos are always so insightful and informative! I've lived here for many decades and bought several homes during that time, but I've only had one new-construction home, which I bought (without representation) after walking into a sales office in Avondale. Needless to say, they were delighted to see me LOL! I know they were delighted because they were smiling like sharks. But they were cheerful and funny, so of course I was completely at ease. What can I say? I was a slow learner, was anxious to buy a NEW home, liked the look of the their product, and trusted. Things didn't work out too badly, but everything ended up being not as expected.
    Regarding this video in particular, though, I had no idea that taxes varied so much from one town to another. One needs to take any predictions about the future of the area with a grain of salt. If it isn't there yet, the odds are at least 50/50 that it won't be there anytime in the next five years. Whether it's a road, freeway, or shopping center, decide based on the present, not a salesperson's non-legally binding psychic prediction.
    And as a person who worked for decades in a highly regulated industry and then in government, I now know that neither business nor government see their roles as consumer protection. It is never a good idea to assume, "They wouldn't do that! It's ILLEGAL!" Arizona prides itself on being "business-friendly," and business-friendly often means consumer-hostile. Large companies have huge war chests, but consumers usually don't - and government agencies are often unwilling to fight a company in court and often don't have the staff to monitor/enforce standards. Also laws are often written, literally, by the industries themselves in a legalese that obscures all the loopholes, and the consumer ABSOLUTELY needs representation like the kind you provide!
    Arizona might not be much worse than any other state, but the buyer always needs to beware.

    I’ve bought 3 new builds. 2 in Phoenix, and one in California, my current house. I’ve always let them throw everything at me, and backed out the last few weeks from their financing and went with my own. I’ve done it every time. Sitting at. 2.79% from a few years ago. What people also don’t know, is the cost of the house and the lot, are sometimes negotiable. I was able to negotiate my current house down $25k and the lot $8k. Just wrote a letter to the builder and said, I’ve bought with them in the past. They hooked me up.

      The builder probably loved that thats all they had to give up. A good Realtor would’ve gotten a bigger discount.

    I'm terrified of the idea of buying anything built later than 2015 to make sure the house has stood the test of time for a while. I started watching Cy's videos about a year ago, and the quality of new builds in AZ seem so shitty it's wild.

      @@PhillipRauschkolb we/.our country has learned to go cheap vs quality. I see it in every industry. Remember refrigerators used to last like 30+ years? Not so much anymore.

      it's not the same though. The CFD is an overlay on the taxes and for very specific neighborhood improvements, schools and services. Taxes go to the county.

      Aha, there lies the problem. There is not. You'd have to do a search on that specific planned community and even that is hard to find online or decipher how much it is.

      After watching the video I looked at areas with lots of construction. Surprise for example. Their city website only lists Marley Park, but nothing N or W of the 303 where many of the communities are going up.
      So when you deal with the salesmen for these communities are they required to disclose a CFD if you ask? But then would you even trust them?
      It seems a visit to the assessor's office would be the only way to make sure.

    Close friends just built a home in Queen Creek and their Realtor was their "Representative". once the contract with the builder as signed, problems with the builders became evident. Their Realtor Representative couldn't help them because the issues were "way out of his realm of expertise. They had to hire a layer to help them finish the dealer. Please, if you are building, get a real estate lawyer, not a Realtor to help you through the process. They also cost less than a Realtor.

      I do believe you only have PART of the story here. But you are right that Realtors and attorneys provided DIFFERENT services. Arizona doesn't use attorneys in real estate TRANSACTIONS, nor would you use a Realtor with a litigation. Know what services are provided by your Realtor and choose your Realtor wisely.

    Truthfully, anyone who didn't already understand the concepts you discuss is a prime candidate to get taken advantage of. Real estate agents can also be shady, and the builder/broker relationship can take the buyer process in an adversarial direction. The builder rep does have the ability to do nice things for you, and if your real estate agent is a jerk you can miss out on these niceties. I'm sure this neutral comment will be deleted by the video poster.

You are right that if you go into ANY situation like a bull and a know-it-all, the outcome will not be as favorable. This applies to ALL negotiations in every industry!
