Agreed. This would be ideal for someone specifically working in the North Phoenix, northwest valley or from home. You'd be surprised at how many people are willing to COMMUTE for a more desirable/affordable home. It's quite shocking to me personally!!!

The oldest house I can find was built in 1990 (right on the North Lake) but you are correct that I was incorrect. EMR is 35 years old which just goes to show you how long it takes to build up communities like this. It doesn't happen overnight!

*$125K a year is $10,415 before taxes and about $7200 after taxes. So a $2500 mortgage payment is doable on that without debt. But if you have a car payment and want to do remodeling or have other expenses money can go quick these days

@@claytonelofgren everyone thinks condos are cheaper, they really aren't as you have a much higher HOA. If you bought a single-family home in Maricopa for $350,000, put 10% down and were using an FHA loan at 5.5%, monthly principal & interest payment would be $1,789. THIS is cheaper then renting a home. And it's a tax write off. And you earn appreciation over time. Which is how people then move up to a bigger home or in a higher demand area.

@@LivinginPhoenixArizona that’s correct Maricopa and I think even areas near Gold Canyon you can still get a single family home for $350,000. Unfortunately not everyone that’s living alone wants to live out there or wants to commute. If you want to live near the urban core condos are the only thing in the realm of affordability on $100,000 a year before taxes. The HOA fees suck but some are only $300 in older condos like Arcadia Residences. But yes those condos as well usually don’t qualify for FHA. FHA I think is awesome for small loan amounts right now since the mortgage insurance got lower beginning of 2023 (and future streamline potential). Yes with interest being higher you can write it off but a 5.5% rate is about $17,200 the first year. And you can write off the mortgage insurance, property taxes and insurance. So maybe $22,000 roughly you would get to write off instead of just writing off instead of $14,600. Saving about $3,000 in taxes. The first year can have bigger benefits like writing off all the closing costs. Right now though the new builds and their financing seems to be the best deals so I hear

I don't think I would say anywhere in Phoenix is cheap anymore but there are some great opportunities at many price points in Peoria.

What we saw during 2020-2022 most likely will not be happening again but anyone that owned anywhere saw a significant jump in values during this time. Homeownership is the way to go!

Oh my... that's 2 entirely different conversations. 1) I'd love to hear why you think Surprise is nice!!! 2) Teravalis is barely just beginning (like Vistancia was 20+ years ago). People don't realize how long it takes to build communities like this. Until then, it will just be housing in the middle of nowhere.

@@RossVesci Teravalis will be homes only for many years. No business will open if there is no one nearby to spend money, let alone work there. It's a LONG process to build these communities. But you gotta start somewhere.

Single-family homes are always a better option when possible! There aren't that many new condos really anywhere right now anyways. A few. Just not many.

I can think of MANY other builders that are worse. ALL builders need to be watched carefully, inspections need to be done prior to closing. It's HOW the builder responds that in my opinion makes them good or not.

East side of the valley is more farming that west valley. I am confident to say you will enjoy it!

👉 Property taxes are high compared to where? 👉Giant development/Superstition Vistas is quite far from Gold Canyon and because it is close to town, it will not disrupt the traffic on 60 near Gold Canyon. 👉Bad traffic on 60 only occurs during the Renaissance Festival. 👉There are older homes but there are a lot of newer homes too, and remodeled ones. We just closed on one that is only 5 years old. 👉Sounds like Gold Canyon isn't for you. Where do you live?

Superstition Vistas is Directly behind Gold Canyon will eventually encompass the entire desert area as far as that giant strip or land goes or water runs out. 60 is busy virtually every day from 9AM on. @@stevemurray2737 Superstition Vistas (a total of 4 square miles) is part of Apache Junction, NOT Gold Canyon. Superstition Vistas is being built, just south of Elliot Road, bordered to the west by Meridian Road, to the east by Idaho Road, and then to the south by Ray Road. This community is on a different side of the freeway, part of a different water district/source, it's many miles away from Gold Canyon. The good thing is that they will also be building more shopping bringing new retail a bit closer to Gold Canyon, but this is all going to take about another 10 years. We live in the desert, water is a concern for all parts of the valley but Rio Verde is much higher risk if that is your main concern.

Maricopa is not known for Mountain View, although there are mountains in the distance. what is the reason you need to be close to an airport? How often do you travel?

@@smileychris2918 yes it is...but you aren't usually working an 8am-5pm shift eliminating the biggest problem most people have with Maricopa, the TRAFFIC. And you wouldn't be making that drive daily.

@@smileychris2918 PS - Maricopa is not known for mountain views. Thewy are pretty far away and you really can't see them unless you live in the further out communities which will add to your commute.

Maricopa is 35 minutes to Chandler, I make the reverse drive all the time. Both are great areas, but very different.
