      If you're renting a property if you're paying rent you have to be paying rent you can tell the landlord stay outside but if something is broken contract and the landlord they can come in

      I loved when the tenant said "And even if I didn't let them in to do the repairs, all she had to do was go to the court to get a warrant to enter the property." 😮

    I feel absolutely horrible for the woman who had to fight that nasty old witch for 4 years. They knew exactly what they were going to do to her when they moved in. Shame on them. There should be a publicly available list of tenants who work the system like that.

      I do not agree with you at all. Apartments are so expensive these days and the landlords are getting greedier by the minute. There is just not enough affordable housing or low income housing being built.

    As a former landlord these stories terrify me. Mostly my tenants were super messy so I would often have a lot of clean up. Stuff left behind, so I'd have to take things to the dump, and lots of housecleaning. But no serious damage, for which I'm thankful.

    I dont understand how squatters have so many rights. Its not their house. They dont have a lease, and the real owner wants it back. How on earth do the courts support that?

      I was thinking about renting out my home but I would lose my temper way too fast. If they refused to leave and owed me money I would drag them out man or woman. I would change the locks and live in there myself. One way or another there would be trouble...lol

      I've watched this show a lot and it's terrible how squatters get away with stuff. I live in the US and my renters stopped paying rent. After month 2 I went to court and got a court order for them to leave, and for the sheriff to get my money or confiscate goods (like the brand new Lexus in the driveway!!). The sheriff made contact, served the order and gave them 48 hours. By this time they had moved out on their own. They didn't pay after 48 hours so the sheriff took the car, auctioned it off, and sent me a big fat check for everything I was owed plus interest 🙂 Total of about 3 months...

    How is a landlord not able to recover the money they are owed by a tenant. There should be recourse to garnish the tenant's wages through the court or take possession of their belongings so that the money is recovered. This is absolutely ridiculous.

    4 years ?! And some people are surprised when landlord/lady take matters in their own hands due to a completely biased system, as they’re the only ones with a financial burden at the end with thousand of £ in pure loss. I don’t excuse the fact that some of them arson or vandalize their own property to make them un habitable and cut short the non sense, risking criminal prosecution.

    Why should the landlord have to go to Court to gain entry for repairmen when the non paying tenant says it needs repair and that's why rent is not being paid. RIDICULOUS !

    This year's challenges will undoubtedly be more difficult.     This is so sad for the landlords over there we're I live we get a 90 day notice to vacate an that's it, it amazes me how these tenants get away with it for so long it's like there given more rights than the landlords.

    I’m really confused for Landlord not allowed to go in the property without being invited in by the tenant, over in the UK? In America they are allowed to. They put it in the lease. It normally states that they will give 24 hour notice at least.and that you have to allow any kind of maintenance person in as well.

    My landlord went through this six year ago at the duplex next to us. Those tenants were drug taking deadbeats. Before they left, they broke everything in the duplex, including windows and sliding glass door. It cost him about 15,000 dollars to repair and replace things. They, too said that they stopped paying rent because, according to them, he never fixed anything. He happens to be the best and kindest land lord I've ever had.

    There should be a column in all the leading UK newspapers that puts up pictures and details of rogue tenants and landlords. There needs to be a long blacklist on a website as well. It is sickening to see bad tenants and landlords all the time. Bad tenants should be homeless and bad landlords should be forced to sell their property.

    Wow, in the US most states allow for eviction for nonpayment of rent in less than 30 days start to finish. No state would allow six months with no rent and definitely not four years.

    I had a top floor apartment with leaks in the ceiling/roof. I contacted the landlord and a landlord-tenants union. The landlord did give me 2 free months. Otherwise I would have paid my rent to the union, who would hold it in Escrow. There is no option to just stop paying (unless the landlord agrees).

    Im a renter. I pay my rent and all bills. I look after the property. I asked for some peace from loud music, now i am a terrible tenant who has incurred the wrath of the neighbours, the property management and the landlord. There is no justice.

    i think the property owners should put a clause in the rental contact, that if they tear up the property when living there or do not pay on time they should have to pay for all damages, and pay a fine for damages rendered when living there.

    Landlords have rights, as well. Depends on how you word your lease. The lease should specifically spell out the landlord's right to enter the property (of course, after 1st informing the tenant), whether to address maintenance issues such as repairs, pest control, inspect for building code violations, necessity due to insurance inspection, needs to show property to prospective buyers, etc. In my jurisdiction, a formal, written lease is not a requirement - many landlords prefer a month-to-month verbal lease (which can end at any time, based on landlords discretion - the reason can be nothing more than "Lapse of Time", meaning you need to regain control/possession of the property for any number of reasons. Get the tenant to agree to sign a copy of your "Rules & Regulations". Verbal leases can also prove to be much more straight forward in Court. You made it clear to the tenant, that if rent has not been received by the 10th day following the due date, eviction proceedings will be initiated, and this is based on a signed agreement with them, period!

    I believe most of those properties were in bad shape before those tenants moved in and the landlords want to blame the tenants for the condition of the apartments.

    Ever since the pandemic people have found it hard to pay rents specially those whose landlord raised the rent during the pandemic. Sometimes there is a valid reason for people mot paying rent, but that don't mean they should not try talking with the landlord and coming to some sort of agreement or seek financial help.

    HOW TF is someone able to live in someone property for 4 YEARS, rent free???? AND then, have to pay the fu**ing tenant compensation for damp conditions. Even tho they wont let workers in to repair!!! Then the police make a gardener leave. In America, well, in most cities in Michigan, idk if all states do it the same. if the lawn gets too long, the city sends a crew, then they bill the homeowner. England needs to get it together. If the property is in such disrepair, WHY does she want to live there. She could be telling the truth about everything, but i wouldnt
    believe her, because she's been there for years not paying, and claiming its because the damage.

    Why can't they just reform the laws around the whole issue. Tennent's should have a record of other Landlords they have used which is accessible to Landlords and rent arrears should have a capped amount so if they refuse to pay they can be evicted with a policeman present. Damages to any property should have an attachment of earning or benefits. You could even have an attachment for rent arrears if they refuse to leave and won't pay. Why does it have to be so difficult.

    once a tenant is a month or worse two behinfd eviction should be automatic with a lot less stuffing around than these cumberson and tenant favouring laws cotton wooling them ,,,so unfair on landlords ,,,you get behind and dont do the decent and right thing its off you go .
    I feel sorry for some tenant but just paying nothing is mean and selfish and terribly unfair.

    No way would I rent one of my homes out! Do you all not do six months too one year signed contacts? I wouldn’t go pass a six months that way the owner can go in and look around and they aren’t taking care of the place they have 30 days too get out. Smoking wouldn’t be aloud either, you should always do a five year back ground check and work history. You don’t know these people and how they live their life and if you can’t get one on someone well they don’t move in. It just wouldn’t be worth the headache there is others ways too make a second income people don’t get better they seem too be getting worse all over the world. You don’t get away with that kind of stuff in America you go too court one time and most of the time the courts will be with the owner but still wouldn’t be worth it no way especially after watching these. It blows my mind.

    Why would u let them get that far out i mean after 2 months no payment u do something geez why would u let it get to 27 thou pds thats nuts. This landlord brought it down on himself. No payment then start the court papers straight away. 4 months to get a tenant out thats nuts. Here u can force them into court straight away & make them put money into escrow. Why dont more people use the high court option then u dont have to wait for baliffs.
