I feel SO sorry for ANY landlord that goes through this. My landlord had one tenant that had not paid rent in nearly two years. He told me I am the one and ONLY tenant that he knows he NEVER has to worry about, because my rent is in his hands BEFORE it is EVEN due. It's due by the third, but I ALWAYS pay it by the 30th, rather than just wait till the Third. Even during Covid & I had lost my job, my rent was the VERY first thing I pay. Even BEFORE buying groceries or paying ANY bill, my rent, my car payment & dog food, are ALWAYS FIRST, ALWAYS. Believe me, I have eaten many an oatmeal sandwich, to keep from going hungry. It is the same here in South Africa. Landlords have a long legal battle trying to get rid of tenants who do not pay. I know an elderly couple who's only income was from their rented property and the tenant just did not pay. The tenant called the police for harassment when they knocked on her door to talk to her and were nearly arrested. You actually get serial offenders here who move in to a property do not pay and after a year when they are finally forced to go they move in somewhere else and repeat it. It is disgraceful!
The same thing in the Philippines.... Some tenants are not paying rent....it took them years and years to get rid of them....those are that we call hollow block face !
What a ridiculous situation! Surely the property owners have more rights that this! If you have to wait for months on end for them to NOT pay any rent, and then wait for another several months until it comes to court, you could potentially be bankrupt by the time you get your property back - and it will almost certainly be in terrible condition and cost to repair it. Landlords need to do their research on tenants so hopefully they don't wind up renting to human trash. First item make sure they are employed and have been for at least 10 years consecutively and put it in a contract that you can do a walk-through once a month
They need to change the law that if the rent is not paid in full - a renter has 1 week to leave and then the landlord can throw them out by force if needed. Super simple and should be common sense in every country.

I wouldn’t care about the laws they would be getting out of my house immediately. Even if I had to cut the wires to the house that provide electricity to the house.
As a landlord, you are not allowed to disconnect the electricity supply, nor the water or gas connection. Such action contravenes the human rights of the tenants - even if they are occupying the property “illegally.” The only legal recourse the landlord has is to apply to the Courts for eviction notices.

I wonder about why there are so many Indians (unskilled) being allowed to migrate. Even our Woolies delivery drivers have been replaced by them. I saw one of the old drivers & they were let go for these people (I think the Govt give wage concessions to employers who do employ them). I don't know but in the UK, if a renter say can't find employment which causes them to fall in arrears, are there agencies to step into help to avoid eviction? Do any landords with ones who are working but low income but still need a place, would they accept any type of payment plan towards their arrearages in order to avoid eviction?

Not quite that easy. 30 days then 3 day to quit notice, then two or three court hearings, then notice to vacate, and then schedule law enforcement to remove them.

LANDLORDS. Get a judgement for the money they owe so it goes on their credit report and ruins their credit. If they won't pay, no bank will loan them a dime in ever six years because that debt is delinquent. NEVER just walk away. Get a judgement at least so they can't move and cheat you once they get back on their feet and want a nice place.
