In Kenya, the landlords remove the roof and doors to force eviction for non payment of rent.
Here in South Africa that is illegal. In fact other than a long lengthy battle there is nothing you can do!

@@trishdelacour8746 It is probably illegal everywhere, BUT if it does the trick, I'm ALL for it. Here in Texas, Landlords have some freedom to do stuff. I feel SO sorry for ANY landlord that goes through this. My landlord had one tenant that had not paid rent in nearly two years. He told me I am the one and ONLY tenant that he knows he NEVER has to worry about, because my rent is in his hands BEFORE it is EVEN due. It's due by the third, but I ALWAYS pay it by the 30th, rather than just wait till the Third. Even during Covid & I had lost my job, my rent was the VERY first thing I pay. Even BEFORE buying groceries or paying ANY bill, my rent, my car payment & dog food, are ALWAYS FIRST, ALWAYS. Believe me, I have eaten many an oatmeal sandwich, to keep from going hungry. Oatmeal or grits on bread, on toast or in a bowl. Many times, I was VERY lucky to have even that.
Kenya does many things that just make more sense logically. I lived there a year and was pretty surprised. I loved the people more than anywhere I've been in my life.
Making it illegal should give vthe police to go straight in, not wait for the court to evict and cost the owner lots of money

Dave seems like such a nice guy, and it's a shame that Veronica took advantage of him. His comment about wanting the place to look nice for the next tenant (as it is their home) shows what type of landlord he is. I'll bet anything that he would have kindly worked out an arrangement with Veronica if she genuinely needed help, but instead she went nuts and treated him like the enemy for simply wanting his rent.

It is the same here in South Africa. Landlords have a long legal battle trying to get rid of tenants who do not pay. I know an elderly couple who's only income was from their rented property and the tenant just did not pay. The tenant called the police for harassment when they knocked on her door to talk to her and were nearly arrested. You actually get serial offenders here who move in to a property do not pay and after a year when they are finally forced to go they move in somewhere else and repeat it. It is disgraceful!

The same thing in the Philippines.... Some tenants are not paying rent....it took them years and years to get rid of them....those are that we call hollow block face !

What a ridiculous situation! Surely the property owners have more rights that this! If you have to wait for months on end for them to NOT pay any rent, and then wait for another several months until it comes to court, you could potentially be bankrupt by the time you get your property back - and it will almost certainly be in terrible condition and cost to repair it. This is so un fair to property owners. Come on!
Landlords need to do their research on tenants so hopefully they don't wind up renting to human trash. First item make sure they are employed and have been for at least 10 years consecutively and put it in a contract that you can do a walk-through once a month
chances are that house with 40+ people don't even speak English. This is a disgraceful disgusting situation that nobody should deal with.

Well, now she only has 2 weeks to get out. I think she's going to sneak out in the middle of the night, because she doesn't have the money she owes him. She'll just disappear and he'll have to hunt her down to get what he's owed.

I have so much respect for Dave the landlord. After everything Veronica put him through, the huge amount of money owed and he's still wanting to make the house lovely for new tenants. I've had some horrible landlords and Dave is in a league of his own.

The lady didn't have the money to pay the rent but she had enough money to hoard the whole house with toys, clothes and whatever she chose to buy. I'd definitely tell her to get out!

I just want to know where was the real estate agent in all of this? If your going to get tenants, a real estate agent is supposed to handle the paperwork, check the tenants references etc etc. Its insane not to have a real estate agent.

Not quite that easy. 30 days then 3 day to quit notice, then two or three court hearings, then notice to vacate, and then schedule law enforcement to remove them.

There are no 2 and 3 hearings. There is only one and it's always decided that the tenant loses, bc no judge is going to allow a tenant to stay if the owner doesn't want the tenant there. 🙂

Not true at all. Laws vary by state. Where I live a landlord can't even start proceedings before the tenant is at least 6 months in arrears.

LANDLORDS. Get a judgement for the money they owe so it goes on their credit report and ruins their credit. If they won't pay, no bank will loan them a dime in ever six years because that debt is delinquent. NEVER just walk away. Get a judgement at least so they can't move and cheat you once they get back on their feet and want a nice place.

Yeah but you can not pay your rent for a year owing $25k and the LTB board in Ontario can take 8mos to give you a hearing. Then three more to give you a decision, and two more from the sheriff to evict. I’ll be owed almost $50k before they decide I can have MY PROPERTy back. Never again

I don't know but in the UK, if a renter say can't find employment which causes them to fall in arrears, are there agencies to step into help to avoid eviction? Do any landords with ones who are working but low income but still need a place, would they accept any type of payment plan towards their arrearages in order to avoid eviction?
