    Just a word of advice for Claudio….drop the cleaning fee. If you are getting 30k baht plus electric for 1 month be happy with that. People don’t like if they feel they are being “ nickel and dimed”, they like to pay a flat rate with the small stuff like cleaning included in that.

    Deposits, paying separate Elec/Water, and 30K Baht per month are definitely not for me. If you want to spend that amount per month I would recommend a Hotel on Soi 4 or Soi 5, between Beach Road and 2nd Road. Everything is included, daily room cleaning, elec/water costs, they have similar amenities, pools, weight rooms, saunas etc. Most have buffets and bars/restaurants inside the Hotel. And for me, it's much nicer to be a 2 minute walk from both Soi 6 and the Beach. You can grab a Baht Bus on both 2nd road and Beach road if you want to head to Walking Street or Soi Bouchau/Treetown area.

    I stayed in this condo this past September/October and it was and outstanding condo to stay in and was very much worth the price. I had zero issues with the unit and it was very quiet with no excessive noise from the outside or neighbors. The amenities at this complex are really great and the location was superb. Additionally, Claudio is an excellent host and was very much helpful during my stay there. As I was in the process of relocating here to Thailand as a retiree, Claudio provided lots of great info and contacts to service agents in my transition (Visa’s, license, bank accounts, etc). I would certainly stay here again and would make this my first choice if I had friends or family coming to visit in Thailand.

    If he has the place rented out all the time, why is he sitting there selling /advertising the flat / condo as a holiday let. I think it's very pricy for what it is, good luck.

    I stayed in the Areca hotel for a month from mid-Sept 2022. 30 days was 27k, no breakfast but it did include cleaning every 3rd day (in reality it happened as often as I wanted it). Water and electric also included as you would expect from a hotel. The room was a good size but definitely not as big as this apartment. I would say for a month either option would be good. For longer than a month this apartment would be nicer as it has cooking facilities and is larger.

    I stayed in an Air BB in Jomtien on the beach in a 5 star high Rise ocean view , roof top pool, games room , gym and sauna for 19,000 baht a month
    That’s 633 baht per night. It was twice as nice as this condo being shown. Now the location of this one is better if night life and bar girls is all you’re looking for. It was a 100 baht grab to walking street the deposit was 5000 baht and they deducted the utilities at government rate.
    This guys condo is max 700 baht per night maybe

      Let me correct you Ocean View Apts are in Na Jomtiem Not Jomtien, and are 20 KILOMETERS from central Pattaya
      Also they are 4 star, Location, Location, Location How the Hell can you even try to make a Comparison ?????

    I like you Claudio. Please don't be mad at me, but I'm staying with Airbnb. There I can get something comparable for a little cheaper, with a washing machine, including electricity costs and without a deposit. For Airbnb you need experience in order not to have any problems, with Claudio you get the all-round, worry-free package.

    Kind of related - the massage shop just before the gate, 'Ninas' (next to The Urban Realty) is really good. There is also a decent food mall nearby.

    Firstly, thank's to everyone involved in making this channel. I’ve really appreciated the insight and advice regarding Pattaya/Jomtien while planning my trip to Thailand.
    I’m looking for a cheap condo or guest-house for 1 month, possibly 2 months starting from around the 22nd of April 2024.
    Somewhere with A/C, Cable TV, wifi and if possible a communal pool. In terms of location, As close as possible to the main areas of either Pattaya or Jomtien.
    TBH with you, I’m looking to stay somewhere for as cheap as possible as I’m going to be living on quite a low amount per month while staying in Thailand. Therefore, if you have any advice in terms of booking in advance or walking into places upon arrival, it would be greatly appreciated.

    Too much, I stayed in a 64 sq meter place in a small resort in Pratanack area. Close to Baht bus route. Nicer than that, it had a nice pool, no gym, but nice little restaurant on site. AIRBNB, stayed 5 weeks, the apt, plus electric, water and some housecleaning was 750 USD.

    if you put the 200 for towels every other day and 500 for cleaning twice a week then you get over 35,000 plus the electric which can be 5000 per month. I think that I will go to a hotel and run the ac non stop and have breakfast included along with water, tea, coffee and security. Not to mention he wants 2-3 months advanced notice. It is a larger size but I can live in 28 sq meters. the pool looks shallow as well. it is a dipping pool versus a swimming pool. It is an option but i rather pay higher and be at the beach if i look for real comfort. thanks for the video.

    Great Claudio's doing this! As it works for him, wonder why agents don't do it too? I think there's a good supply of empty condos & demand from tourists etc (currently using Airbnb even for 30+ night stays, or going elsewhere altogether)

      @everythingPattaya Facebook is full of adds for significantly cheaper rentals with much more reasonable cleaning fees
      Good Quality hotels are offering weekly rates of approximately 1000 per night inclusive of daily cleaning,wifi,free water,obviously electricity usage included and without a cleaning fee in the end

    Perfect location if not much interested in the beach. I think the 30k price is above average for short term monthly rate. 25k would be the right price though there is still the demand so that's it.
    Hotels are all different. One hotel in the beginning of Jomtien gives me from 3500-8000 thb per month depending on room quality monthly rate..

      First,
      The beach is 6 minutes walk from this location.
      Now, on a 1 year rental for this size condo you can get for 20k - 24k a year, 6 month for 22k - 25k , anything under 6 month it's up to the owners.
      These are the prices in this specific neighborhood.
      But you always can verify these prices via Airbnb for shortterm prices.
      Yes, you are right Jomtien is cheaper than my area and Na Jomtien is also cheaper them Jomtien.
      But you always should compare apples to apples and not to Oranges.
      Lucky that I have many return customers that value quality, anyone that anyway is only looking for a 500 Baht budget Condo should not even comment about my Condo, since he anyway would not be my customer.

    When this first posted, there was a commenter who was quite critical. But they referred to this as not a prime area, you just have to look at the map to see that that is a rather silly remark. You probably did the right thing to just remove it rather than address it. I would certainly consider this place.

    This flat is a good deal. It speaks volumes that there are returning customers. And the flexibility with booking and choosing your time requirements available are nice. I see comments here addressing the price as being too high. But price is what you pay, value is what you receive. And given the high quality of the flat, flexibility with booking, and its location, it is of high value. (jmho)

    Not enough difference in price between low and high season, didn't say what the electric/ water unit costs were and if the price is fixed per night then longer stays over the 30days would feel it wasn't worth it

    After watching many of these types of videos as I'm considering a 30-60 visit I have come to the conclusion that no one washes their clothes, none of the Condos I have seen have a washing machine in them, and no mention of launderettes or machines within the complexes....secondly, when did I get to that age that this is of concern to me!!

    Totally agree about the agents who turn their nose up at short term tenants. I travel there for two or three months every summer and always end up in the hotels. Eventually people will just be priced out.

    I noticed some owners in Pattaya requiring the cleaning and such during the stay. I'm looking for a place that's private where I can keep my laptop and private stuff out without worrying about someone wanting to access the unit. One reason I don't care for hotels much.

      i hope it goes back to normal. i planned on retiring in thailand and thats a deal breaker. 30 to 35 percent of my SS and possibly my pension would be taken. i was just gonna spend 3 months a piece in thailand, veitnam, cambodia, and laos after it was announced. maybe phillipines and indonesia too. id rather just stay in thailand though.@@CheekyMonkey007

    Hi Daz, Just giving you and your subscribers a heads up on Drink Queen activities at Amon’s Bar, aided and abetted by the Mamasan. You’d expect this type of behaviour at a gogo, not at Amon’s on Soi Pothole. Be warned!😊

      This doesn't just affect Amons Bar, it's now widespread. The only countermeasure is to ask with the first drink if Barfine is available, otherwise leave the bar.

      I can corroborate as 2 years ago I was in there one night buying myself and a girl who worked there drinks. My bill was padded significantly after a couple of rounds, going from 500ish baht to 1800 baht in one round (and no, I'd ring the bell). Asked the mamasan to review the bill and she tried to justify it. Didn't make a big deal of it but reluctantly paid the bill and left and have never been back again.

      About 10 years ago I was in a crappy bar in the beer garden bar complex at the enterance to walking street .I was with a lady who i had barfined there the night before .We had a few drinks each ,i bought the mamasan 1 drink and paid the barfine again for the bargirl to stay with me for a 2nd night .The billing at the time was handscribbled in your bin .When i came to pay the final bills it cost me nearly £80 uk pounds .When i looked through all of the scribbles i worked out that my bill shouldve been around £35.Mamasan then told me i had actualy bought her several tia marias and bought the other bar girls a few drinks each which i wasnt asked for .Also my barfined ladies drinks were charged at lady drink rate and not just normal rate which they shouldve been. I showed my displeasure ,but didnt argue ,told my barfined girl who was in on the con that although id barfined her for that night i wasnt going to take her anymore.So she missed out on 2000 baht and a few meals . I paid up and left never to return there. .Also in Hua hin last year i bought a bargirl 1 drink which ended up being 5 without my knowledge until i paid my bill.Not all bars are out to rip off millionaire farang ,but many are, and i suspect they do very well out of it .

    If minimum rental is 30 days, it is not an alternative to a Hotel... unfortunately

    Okay if I hear right that’s 950 baht a day minimum 90 days. So roughly $800 USD a night? That seems very expensive to me from being over there and what I was paying for places. That’s roughly $27 a day. Just my thoughts is all but yeah maybe I misunderstood the 950 per day low season when he said the price

      Where can you find a hotel room of 57sq mtrs for even 2000b a day, you Cannot !!!
      You Cannot compare It to normal condo rental on a SIX MONTH LEASE, now do you understand ?

      @@CheekyMonkey007it’s not hard to go on Agoda and find a place for $28,000THB for a month. This is definitely expensive. Air BnB has tons of options. I’m not able to share screenshots on here but I’m seeing over 100 places in both Pattaya and Jomtien that are much less and much bigger.

      Holiday Inn Express is 300 meters away from my Condo, I believe this is around 1800,- per night for a 24 sqm room.
      Concerning my Condo.
      During this high session , I am already fully booked.
