    I hope that Jeroen does allow me to add here some words. I used to live here just around the corner, some decades ago. Just opposite La Vie En Rose, and a tennis court at the other side of the road. In those days there were also no sidewalks. At the entrance of the soi was a Shell gas station. There were some up market housing developments. What is now the condominium La Vie En Rose was before a fancy eatery in a Roman/ Greco style house. But the further uiu drive southbound, the nice soi suddenly changed in a cramped, fully built up area. Here were many metal working shops. They even had here multiple foundries which I have visited. It was the Thai market leader of furniture hinges & locks.
    The construction of the huge Noble building stood still for + 20 years. And as an outsider, we come back to this secluded living area. The real land ownership is probably the background that this land has not yet been fully developed with high rise condos.
    There have never been “disrespectful “ establishments around. Just some nice restaurants. ( the best Lao restaurant was just past The Noble)
    Most international people I met were Taiwanese/Japanese, some Scandinavians.

      The tennis courts died during covid. Probably be a condo in the next few years.
      You wouldn't recognise it now.
      It is basically condo city.

    With 2000 factories closing this year in Thailand.. I can only assume some very nice properties will become available at better than average price points.

      The customers for this very specific market segment do 3 things what furniture concerns:
      Or they let a moving company import their furniture from their home country;
      Or they rent upscale furniture provided by such a specialized service provider;
      Or in case of embassy rentals: they just leave the basic furniture for their next colleague

      Most people that rent here ship in their furniture from the previous country they lived in.

    What is the ownership structure of the 'gated village'?
    I have been to couple and they seem to have essentially condominium feel to them.
    They even had "juristic person” in person offices.
    Coming from Australia gated communities quite often have a condominium legal structure - just have 100 condominium units next to each rather than stacked.

      The “ condominium” structure is not an issue here because nothing is for sale. It is for rent.

      The houses in this Estate are only for rent, not for sale. In other housing Estates where you can buy, it's mostly Leasehold. Which means you can only own the land for a 30 years period. (and often can extent with another 30 or even up to 90 years)

    I do like to follow your videos and use the IPhone Map to see where exactly is the place! Never knew this existed in this Soi! Definitely a better street than Soi 24 though still needs Sidewalks and removal of cars parking on the side that doesn’t accommodate it!!

      If you live there and come from the BTS station you would walk down soi 38 to get to the complex. Side walks all the way.
      Also there were no cars parked. They were trying to get onto Sukhumvit. As with most side roads, the traffic is an absolute nightmare in that area most of the time.

    GTM are you aware there is a small wave park called Flow House, just off of soi 26 Suk and Rama 4.
    Learn to surf and restaurant. Not a big place, but maybe worth a vlog if you've not done it before.

      People you do not see, you have no access to. Let’s say embassy upper staff ( but ambassadors live normally even at an even bit higher end of secluded compound)
      Top managers of the local branch of a multinational.
      Top staff of international organizations.
      Bangkok has always been very kind to those expatriates.

    Looks like it's ripe for a JCB and new build. I wouldn't pay a 10th of the asking price for such an outdated property.

      It is so obvious you have totally no clue what this vlog is about. This is a seldom look into the living experience of the 0.001% expatriates with company provided allowances. Embassy personnel etc.
      I know this area very well as I lived just behind the corner.
      Living in a detached house , with swimming pool and drive way and secluded alley is … unique.
      Btw, referring to your nickname , even in Patong you will NOT find a detached house of 400 sqm, private pool, security lane for your limit of 25,000 Thai baht. Slight guess it is near 100,000. For lower prices you must go into the hills.
