Everyone wants a new home there..not a used one..and if you need to sell your property it may sit for years without a buyer..until you lower the price so much you lose money. Go look at how many beautiful pre-owned expensive homes are for sale with no buyers for years because every day a NEW expensive home is built..so why bother getting a used one? Renting is the smartest thing to do in Thailand.

      They pretty much don't exist anymore there. The area has been taken over by wealthy expats like Chris and his friends. The land there is being bought up daily to build these expensive homes. The goal is to make it the Beverly Hills of Thailand..and it's getting there quickly. The rich shall inherit the Earth..lol.

    Let me offer a balanced view here. While I am all for owning a house in Koh Samui, I have to admit that it is not for everyone, and that one needs to consider a few things very carefully.
    I fail to see why people would spend so much money for what are objectively relatively poor offerings. Admittedly, you may get a stunning view, but most houses like the ones presented have a very small footprint, because land is so expensive, and the price tag is quite hefty, especially for a holiday house that will not be used more than a few weeks per year.
    Our case is different. We live in Bangkok, and we own a nice villa in Samui: 3 bedrooms, 2 bathrooms, a private pool, a car bay and a decent sized garden. Our villa cost a lot less to build than those advertised, and it is considerably more pleasant (or so it appears to me anyway). No sea view, but who cares about that, really?
    The “Foreigners cannot own land” thing never was an issue for us, and now that there is an excellent night ferry service between Sattahip and Nathon, we can much more easily come over with the car for short stays (5-15 days), making our villa all the more pleasant and attractive.

      @@thomasrush9885 In BKK, I rent (much better deal than owning a condo, given the massive glut of oversupply). In Samui, the villa is owned through a company that is in good standing, files accounts, pays taxes etc. No issue whatsoever.

    It's ok for you to have a nice view from your villa but what about the view of the mountains from below which is now covered in white concrete blocks instead of green jungle.

      99% of the mountain line in Samui is not covered. But you can fous on the 1% that is, being jealous coincidentally of the 1% of people who can afford to own the homes there.

    I know the high end stuff makes the most business sense, but please remember it is the people that are on the edge of deciding if they can afford to retire there that really need help in finding places that are super affordable and where the best bang for the buck is, etc.

    1M AUD, I can buy two properties in AUS rent them out (Rental vacancies are at record lows and rents at record highs), live there and rent a nice place with great views and double my money in 10 years with peace of mind knowing I control everything 100% and own the land 100% unlike over there...Only a fool would sink serious money into a country where you effectively do not own the land at all and are at the mercy of a fully corrupt government, looks can be deceiving. Whenever I hear foreigners are over there who are not Thai citizens doing real estate deals, its a red flag.

    Can you please explain (maybe in a video if it's complicated) how farang can own houses in Samui/Thailand? Because I've been told you are not allowed to own land as a farang unless you co-own with your Thai wife or similar.

      As a farang living in Thailand, you can only rent/ or own a condo. You need to be a legal resident to own land. It’s the law in Thailand. I am sure there are ways around it but legal;y speaking, you can own a condo but not land. I’m SuRE Chris would know why but bottom line answer is you need to be a resident Thai to own land unless it’s a Business entity

      You can own the house but not the land it sits on. Unless you get a usufruct or own through a Thai Ltd. Company which is against the “spirit of the law”. Anyone who tells you different is blowing smoke up your backside!

      Buy a flat not a house. the 49% - 51% is simply asking for trouble. Certainly there are ways to get it done in your benefit but it's through companies. If the company is thai perhaps it's considered as thai :D

    Some fabulous properties on Samui to buy, but it can be a better option to lease or build your own. Not much info about the difficulties of that or pitfalls. Some videos on that might be useful. 🙏

    Dang Chris I must be a dinosaur. I bought my malibu beach house for 700k USD, ya it was 30 years ago. I personally cannot imagine paying these prices for a home I could never put in my name on. Chris I got an acre or two rai in Ban Phai and a nice two bedroom custom built home. It is in Isan. It a lot for me, a whopping $30k USD. hahaha The mega pool i am going to build with landscaping might cost me another 30k.I will invite you over for a party when it is done. I am curious who are these people that pay three quarters of a million dollars for a house they can not put in there name.

    Looks like a top quality ride. I've tended to take cars which are now 1,000 to 1,200 baht plus tip. I'm currently in South Jomtien so I'd probably take the FoodMart bus option even though this is a nicer bus. Great vid !!

    I’d love to have a condo in Samui. I stayed in Bophut in January 2022 and fell in love with Samui. I wish I could live there. That’s my dream manifest now….to live in Samui. X x Lee x x I’ll be back in January next year after spending Xmas in Chiangmai. Can’t wait.

      You will never own land in Thailand 100%. Be very cautious of owning any property outside yer own cuntry because the possibility of getting ripped off is big

    I must add, I rented a car on Samui.
    We returned it because driving was dangerous. Narrow roads, motor scooters dashing in front of us….
    The roads you show seem ok but driving from the airport to our hotel was scary.

    Samui sure is lovely, but the camera just does not give a proper impression of how steep those hills are... The roads up there are sometimes at a crazy steep degree, and the typical location of those houses makes it a necessity to have a car as those hills can not be traversed by on foot :D :D :D. But Samui sure is a lovely place

    For a $1M and to have a $500 a night. It will mean $15000 a month. Say maybe half a month it’s taken and with money paid to maintenance. $5000 a month. That’s 5% rental yield.
    That’s not a bad deal. Any other hidden costs like foreigner taxes or yearly taxes?

    As someone who made the conscious choice to actively travel abroad for the past 30+ years, I find it difficult to relate to those in their 50s/60s+ that have chosen to never travel during the dawn of their life.
    Now, in their twilight, they seek out Thailand via a tour company.
    What do they really want?
    An authentic Thai experience? Doubtful.

    This might be a dumb question, but is a villa considered like an apartment? In other words, can it be purchased by a foreigner? Or is it considered like purchasing land which I have heard is not allowed? Thanks!

      No, this is the big detail that is left out. Just consider yourself to be a long term renter and if you have a Thai wife you better split the land and the home 50/50.
      There are some challenges with owning a condo and it has to do with a % of the property must be owned by Thais, something like 60%/40% I could be wrong but remember this is not your country and things can go bad quick. As always buyer beware. The laws are not on your side. EVER.

    beautiful houses and very luxurious but still built in a space that is far too small...it would be better to have fewer objects for a garden and above all more privacy which is not available with all of these "hills" because of how they were placed but still beautiful houses no question... ..
    The lower houses Maenami Villa e.g. privacy is very much given and respected...so it should have been a shame with the upper ones

      Preach. But they are taking advantage of dumb expats who live in countries with already high and inflated real estate prices..mostly Canadians. Canadians are also doing this shit in Mexico resort places like Puerto Vallarta and the Yucatan peninsula. They are single-handedly buying up tons of beachfront land..building overpriced condos..and taking over so that the locals can't even live there anymore. Disgusting to say the least. Only Govts can stop them..but they like the taxes they get from them so that's not happening.

    1) long term rentals are a thing and way more popular than “buying” something other than a condo.
    2) The Commerce Ministry is cracking down hard on the whole grey nominee Thai business model.
    3) Thailand is literally a housing market that embodies the notion that if it sounds too good to be true…
    4) Villas all looked cool af.
    5) If you do decide to look into property do yourself a favor and pay someone to goto the Land office and do deed backgrounds to see how many times over a 20 year period said property was bought/sold…..then ask yourself why.
    6) me? Got a kid here and been renting since 2014. I’ve done the math enough to know it doesn’t jive with the socio-economic vibe in SE Asia.
