    I am in a similar situation. I can retire at 45yrs old if I can manage to live off of a 1500/month budget in Thailand or Philippines (I've picked Philippines)for the next 15 years after. Sold House in 2021 and could start tomorrow. But current employment salary is just too high to pass it up for another 2-3 years. Every 1 year I continue to work is 3 more years I can live in Thailand or Philippines. Once you get rid of "stuff" and live like a free nomad it makes it extremely easier to be able to jump off the hamster wheel and retire.

      I retired at 50 and though I'm not rich, my investments will allow me to live out my days I'm sure. Although the world economy is falling apart which is a bit scary

    Great vid dude! I just got back to the states after 8 months in Patong Phuket. Loved every minute of it, found a good woman and am making plans to relocate. We have a similar story tho I won’t be retiring quite as early. I’m 42 so I’m shooting for 50.

    Well played winning the housing lotto and timing the peak! Nicely done. My wife is Thai and we’re in Nor Cal and are looking to retire in Thailand in about 10 years. You’ll have a blast exploring Thailand and getting to know some Thai people. The farther you get out of your comfort zone the better time you’ll have! Take a Thai language class and learn some vocab and you’ll be hoisting beers with locals all around the country. Vientiane, Laos is a beautiful city as well. You could do a lot worse than spending a month there exploring for ultra cheap prices. Can’t wait to hear more about your adventures.

      Thank you so much! Honestly, I may return to work someday. It could be Trader Joe’s, it could be something else. I’ve always wanted to work at a Disney park so 6 months to a year in Florida is a possibility. Right now it’s I’m pursuing a possible 10 years of travel abroad sketch but I’m very flexible with it. I will never know what’s going to happen but I’m already much happier here. Just remember…
      You have options and you’re not stuck. We only live once.

    I LOVE the movie theaters in Asia! It often feel a bit odd, since they are often made for "date night", but hey , who cares! Central Festival has a nice cinema with some nice ottoman -type of chairs to chill. With a popcorn and a beer, it is not the worst way to enjoy a movie 🍿🎥

      I went to SFX in Central Festival and had a great experience! Saw a movie in the porch theater, brought warm clothes because I was warned and was blow away by the theater and it’s system. I talked about it briefly in one of my videos but I plan on making a video just about the theater.

      I hadn’t planned on it that long really. It was at about 30 when I first did but I kinda just stumbled into this early retirement.

    I have a similar plan, I have about $400k in equity between 2 properties. I’ll sell one in 5 years to pay for the move and finance the first 3-4 years. I’ll be 57, I’d go sooner but want to keep working until my youngest is done with college. My job wants me to work till I’m 65, but I refuse. My father died at 55 and never got a chance to retire. I won’t make that mistake. I’m planning my first trip for 5 weeks later this year.

      Sounds like you have a good plan and it's commendable (and understandable) that you are going to see your daughter through college first. Since I am childless, my situation was different so I was able to seize a different opportunity. I think 5 years should be enough time to see some bounce back and future growth in the housing and trading markets but what do I know... I don't even proof read my videos before putting them out lol. Best wishes for you on your life and adventures.

    It’s great you tie pandemic lesson with retirement ( or living life) I had similar realisations and I’m heading there in six weeks for 40 days - with an eye to divide my time more - smell the roses

    Excellent video Pete. Just bumped into your channel for the first time tonight and found this video very informative. I just returned from a month long trip where I stayed in the same area as you. I stayed at the Unixx condo very close to the mountain where you're at. Just like you did, I also sold my house (did it in 2021) and i have plans to retire in thailand next year by getting a retirement visa. Had that house in america for 8 years and got a lot of money on that sale. Like you, I see that money lasting anywhere from 10-12 years before having to look into social security and pulling from my 401k. I am currently 56 and can start pulling 401k (if for some strange reason I had to) in just 4 years, so I should be good on the retirement and living off the savings from the house sale. Again, keep up the good work and I look forward to looking at your earlier and future vids. Of course, we are all looking forward to the famous "cost of living" vid. Likely very low for you if you're not in Pattaya for the sex industry.

    Hey Pete … interesting Story. Thx for sharing. Mine is a similar story however, I didn’t retire yet and I still have my house. Lol. My neighbor down the Street did exactly what you did. He had perfect timing and got top Dollar for his House. He went to The Phil’s. I hesitated and sat idle but it’s all still good. I have plenty of Vac time where I can get to Thailand for 5 Weeks or so in Jan. I always wanted to move there. Figured I would end up in BKK but now I’m leaning towards Pattaya. After I get there I’ll start checking out other areas. I’m glad you stuck to your plan. Looks like it was the right move.

      Many friends told me to keep the house as a rental and it would’ve easily made more than my budget every month but not only did I want to cash out, I wanted to not be responsible for it. Feel free to reach out in January if you’d like to meet up for a drink.

I could have kept my house as a rental as well except...It would have taken 15 years to earn the same amount through rental profits VS cashing out and getting lump some of profit instead. We never know what tomorrow brings and I am all for doing things sooner rather then waiting and waiting where life changes and opportunities may never be there again.

    Interesting vid Pete,I’d suggest definitely checking out Chiang Mai at some point.. best place for expats imo,much cheaper than elsewhere,lots of expats and the best food in Thailand,I love the place.

      Chang Mai is high on my list but the burning season concerns me. If I don’t ever move there, I still plan on spending a considerable amount of time there.

      @@peteonretreat2023 A lot of people take those 3 months to go to the coast to escape the smoke,but to be honest it’s not always bad,the last two years it’s barely been noticeable but other years it’s been very bad… just depends on the weather,rain etc.The other 9 months of the year and you get the best climate in Thailand,cooler and not quite as humid as elsewhere.

    As a former Austinite its good to see someone embracing Thailand. Good luck, I am planning my retirement as well. Had a life event change back in 2021 too and trying to figure out how this living abroad thing will work. How did you arrange your finances? Theres still so many questions like VISA stay, VISA extensions, etc.

      If you are at least 50, the retirement visa is a good option imo. You just renew it every year and check in every 90 days. If you have enough money (and you think it's worth it), the elite visa is the option with the least amount of maintenance involved. A chunk of my money is currently liquid so I have easy access while most of it is in various investments (IRAs and Mutual Funds mostly). It's currently still all in US banks as well.

      im 43 and have a rental housing 8 people in a 2 story in Honolulu. Will be living off of this as well as other passive investments in the cannabis and fitness world. Hawaii is blown out already and way too expensive....i cant wait

    January of ‘24 is our plan. I will be 55 and my wife will be 57. We plan to travel for two or three year staying in AirBnB‘s to find out where we want to settle. It could be a few more years than that if we don’t find the perfect place. Lol

    I sold my house (rental property) approx 8 months ago when the market was hot, but then invested most of that income into high dividend stocks. Now I can live off $2k/ month in dividends.

    My suggestion is to stay in Pattaya a few months, Phuket a few months, Krabi a few months then Chaingmai, Kanganaburi...etc.
    Get an AIS sim card that you buy one time payment of 2.500 bath for a year and you get unlimited internet and call ( time out at 30 minutes then you have to redial). You have to change the sim card with new number every 12 months, but it's the cheapest way to have cell phone and internet. Thais called this " Sim Thep". Most phones today have 2 sim card slots, I just keep one number I like in one slot and another number is the one I change every year.

      I do have a video about my personal visa journey… long story short; I got shut down on an education visa because of “stuff” and will be getting a retirement visa. Unfortunately I don’t turn 50 until July so I’ll be leaving Thailand and country hoping for about 2 months so I don’t go over the “180 day limit in country without a visa” limit. I’ll post a link in the next reply.

    I semi retired at 39 and ended up travelling with inbetween stints back to Australia. Id had so many failed relationships attempts in which a Canadian buddy told me i needed to check out angeles city in the Philippines to just have a gfe to forget my misfortune. I met a young hot gal who after 2 weeks did my head in.
    I then tried with a girl in bkk but it blew out to. I went to Pattaya and that was it i was sold. I spent the next few years staying in Pattaya for 3 to 5 months of the year and decided id retire there fully when I hit 50 in 2021.
    I lasted 8 months. The place is amazing for up to 3 months but from then on it became a drag. Id wake up in the mornings thinking far out so and so is coming over today and not wanting anyone because i was shagging myself to absolute exhaustion.
    I had to have rests like of 5 days regularly just to rest up and when the bars began functioning again in late 2021, i just never went out to them due to exhaustion.
    I took a trip to koh Phangan to meet a European friend where i regained my strength and realised i had to leave Pattaya.
    I now live in bang saray 25km to the south and have the most balanced retired life. Whats more i see only 3 girls a week which for a 52yo is enough. Usually see all 3 in 2 days as I use the rest of my time just jungle walking and swimming that rejuvenates my libido to go nuts again over those 2 days

      My best friend here in Pattaya is getting out this month. He took a job in BKK after not working for a couple years. He’s over living here.
      So far the city is a good fit for me but it’s not perfect. I stay in Pratumnak by Cosy Beach… it’s like a quiet little town all it’s own. I’m not a bar guy, never have been. I only go into the city once a week usually… and that’s mostly to catch a movie, walk along the beach or do some shopping. I’m hardly ever there at night. I did stay there for NYE and Songkran but that was more like taking a vacation, not living in the city.
      I’ve got a good balance here and I’ll be adding school to it on Monday. I workout every day, go for walks, play games, study about different things, plan trips and travel. In my 5 months I’ve gone to Laos and Cambodia… off to Laos again next week, Japan in July, Europe in September. I eat pretty healthy but I do need to start actually cooking soon. I drink 2-6 beers a week and probably average 1 or 2 dates a month. Not looking for a relationship now but I’m open to it. I’m just enjoying being retired, living a quiet life and working on myself. Trying to be a better me.
      For now this area works for me because I love being by the beach, my view of the gulf is good for my mental health, I’ve made some good friends, food options are great, I love my quiet neighborhood and community and the city is there if I ever want it.

      @@peteonretreat2023 yeah the only thing it's got for me is bars, gogos and massage joints. I'm not into malls or movie theatres etc. I love the beach. Swimming is my preferred fitness regime. Bang saray is close to a couple of clean and beautiful beaches. I recommend although you probably already know them Sai kaew and nang ram beaches. Waters clean, usually flat so swimming easy although some days it can have an annoying swell and the scenery around is beautiful. Especially Sai kaew although a huge complex was built last year that eye sores the southern end these days but makes up for it with the Russian women perve

    Hey Pete, just found the channel. Love this video. Really hit home for me as I have a ton of equity in my home and could probably FIRE tmrw if I wanted to. Also have dreams of moving to Thailand. Hopefully get to go back soon. I’ve saved an extra emergency 90 day vacation fund if I lose my job or want to quick to head straight there with no hesistation. Moneys too good at work to bail quite yet. I think I’m about 10 years younger than you. I know it’s a personal question but how much are you budgeting a month in Thailand? After being there a month or more was your spend in line with what you expected. Would love some money / budget videos once you get a few months under your belt.       I’ve been here 40 days so far and I came under my budget goal of $2,000 for my first month. While my actual budget limit for my 10 year plan is higher than that 2k, my goal is to come at or under it every month so that I can spend more on special trips and adventures when they come up.
      I’m currently going back over my first month’s expenses to see if I’ve missed anything and should have a budget video out in the next week or so. That said, I know I sent less than $2,000.

      I might do some cost videos, I’m not really sure yet. I will say that my estimated basic living expenses this month (food, rent, insurance, utilities and bills) is under $1,000 US. Now add the extra shopping I’ve done to round out my wardrobe, I bought stuff for my condo, beers and going out a couple nights out a week, movies and rideshares most days of the week and I’ll still come well under $2,000 US at the end of the month (we’ll under my monthly budgeted amount as planned). It’s looking like travel around the country is going to be incredibly affordable as well. My friend is in Koh Chang on holiday from Pattaya. It is an island 5 hours away and it costs him $24 US for the 5 hour taxi and included the boat ride to his guest house.

      @@peteonretreat2023 that is really good. We are shooting for 2500 a month which we will get from our house that we will rent out here in florida then if we need a little more, cover that with cash we saved. We aren’t sure where we will stay but definitely near a beach

      @@trevordreilich2914 my recommendations for staying by a beach is either Jomtien or Pratumnak. Jomtien has a lot more to offer but I personally prefer Pratumnak because it’s quieter and it’s closer to the city center.

    Since you worked at Trader Joe’s have you ever thought of having a similar business in Thailand. There are small expat shops in various locations that have a variety of foreigner food. Koh Phangan is probably the best choice as far as quality of products?

      I’ve thought a little about it but not much. I’ve said that if I get bored, I’ll do something but so far just living and running this channel is enough.
      If I was to do a physical location type business, I’d either do a beachy style cafe with sandwiches, salads, wraps and tacos or a small indie movie theater with food that runs mostly older movies that would change often.

    Trader Joe’s for 20yrs! one of my best friends was TJ mgmt in San Diego for 10 and they paid very well but stole all his time - all of it, hardly ever saw him again. I’m sure you earned that break. I’m in the same boat, under 50, collected a bunch of stuff that’s worth much more now, house worth double when I bought it. I’m thinking about moving there all the time ~~~ brainworm so true. I keep agreeing to more high paid work that delays me leaving and I curse at myself half the time saying why did I do that! California is done, not near as great of a place as it used to be unfortunately.

      Yeah, I didn’t mention the time commitment to TJs but it was too much. I’m stoked to hear how set up you are. What helped me were making the commitments. I dropped my hours in July specifically so I wouldn’t qualify for insurance benefits anymore. Then I had to move here! Lol

      Really depends on your location and lifestyle. Some folks make it under $1000 US a month and others somehow spend over $3000. I’d consider my lifestyle moderate and I’m eating plenty of western foods but only go out 2-3 times a week. My first month came in under $2000

    Good timing on selling your house while housing market was hot. It’s since cooled off with rate hikes. Why did your uncle recommend buying as much of a house in an established 20 year old neighborhood vs newer or older neighborhood?

      You know, I never asked him. I think buying as much house as you can afford was because he felt it was a great time to invest in real estate (especially in Austin 8 years ago). An established neighborhood probably because it’s less of a gamble, has a set and proven school district, community and market and maybe because it’ll have more grown shade trees. These are just guesses though.
      I sold my house about 9 months earlier than I had planned because I saw the market slowing down. So glad I did!

      Pete’s original plan was to buy a relatively inexpensive starter home farther out of town and then eventually rent it and trade up to more of his dream home.
      Knowing how kind a person he is, I wasn’t sure that being a landlord was the best path for him. Also, his job was demanding and his handyman skills/interests were limited.
      I also suggested that there are hidden financial and mental costs of a long commute. I don’t think I recommended a specific age of home, but do believe that an established community is generally a good idea. (I was a bit surprised that he bought such a large house!!)

    Great story, great inspiration. Planning to do the same - originally planned on 2-5 years from now, but after just returning to the states from a month in the Kingdom, I'm shortening it to 2 years when I turn the double nickel. Current job is decent money so it's hard to make the break - as someone else mentioned in these comments, every year I work in the states is 3 years of living in Thailand. Very sick of the rat race and stress though. You only live once and you never know what's going to happen. Main concern with the move is that if I take the plunge and later decide it's not for me, it will be hard returning to the states where I'll need to make a whole lot more money to support myself than in Thailand, and I will have been out of the job market making it hard to find work.

      I have that concern too. If I’m going to bail back to the states I’ll make sure to have some good savings still to help each the transition. I’ll also be returning with a much great minimalist mindset so I know my cost of living will be less than it was (or at least I hope it will!)

Even a minimalistic lifestyle in the States is prohibitively expensive compared to Thailand, even if you’re living in a tent in rural Alabama. I’m in Los Angeles, which makes it worse. And after living in the paradise of Thailand, who the hell can make that transition back?

      Seems like we're all in the same boat. LoL. I gotta do 4-5years yet but when I do retire I can't come back to my union job. Once I'm out, I'm out. I'm pretty good at handling my finances but there's always that little fear in the back of your mind that you might run outta money. Of course living in Thailand will keep me way under budget but if I need to come back to the states. 😖 Well, you only live once and we don't know how long that will be. 👍🏾

      No ideas really on making money but Thailand is inexpensive and even making an extra $500 a month or so will go along way.
      As for adjusting to Thai life, I wouldn’t say I really have. My life still feels very western. I speak only English, I eat 50% western foods, I have western friends.. I haven’t left Pattaya yet or seen a squat toilet so the transition has been really easy.
      I do recommend building some friendships right away. That’s helping a lot.

    Hi Pete. Wow, great personal stories that you shared with us.
    If you want a friend to go to the movies with or hang out - hit me up.
    How do you move around? Bahtbus? BOLT taxi? Walk? Motorbike? Car?
    I used my visa agent to help me get a motorbike driving licence. I am a newbie like you here. I retired at 61 and I arrived in September. So, I have my motorbike driving license but I am still afraid to drive one ( they drive crazy and the driving on the left side of the road still confuses me ). My plan is to rent a motorbike for a month and for the first week or so, just to drive it around in my condo complex (it has huge grounds in front of Dongtan beach) to build up my comfort zone. Once that is established, then I will venture out into the streets of Jomtien and Pratumnak - where the driving is much calmer than in Pattaya city.
    Thoughts?

      I’m always happy to make new friends and could use a movie buddy.
      I nearly Bolt everywhere for now. It’s just so incredibly affordable and being in Pratumnak it’s usually about $5.00 US (150b) round trip either into the city or down to south Jomtien (where my buddy lives and we meet up every week).
      I’m hesitant about the scooter too but I’ll probably get one if I stick around and most definitely if I moved into a smaller village. I have a friend that offered to teach me but I’ve heard of a place that does lessons (and I think that could be a fun video!)
      If m also still very much programmed to drive on the right and driving into the city is just crazy! Even with a scooter I’ll be taking Bolts into town when I go.

      Both are killer. I don’t know how it is out in the villages but my cell plan has never dropped a call and is like $20/month and in my condo I have fiber with HBO Go for like $35/month.
      The mobile plans here are awesome. You can change your plan every month just by using the mobile app. You can buy little bits and pieces on the mobile app so if I need to use my phone as a hotspot for a month, I could buy one month of crazy fast unlimited Internet for pretty dang cheap. It’s crazy how good their systems are out here.

    Hey Pete! I need help! I want to leave USA but I only got 20k and probably another 15 if I sold everything. can I do it? I’m 55 Don but parents might not make it next 10 years and I can’t get social security till I think 62? If I get half the money for the house it might be 4-500 k? But you know how that goes? I hear you about reevaluate my life!

      First thing is to look into your choice of lifestyle and budget out here. There are plenty expats living here for $1,000 usd/month, it just depends on what you want from your life here. My personal goal is under $2,000 a month (but my budget is higher and this allows me to save and/or pay for bigger trips like Japan).
      I have a full cost of living breakdown for my first month here and TH-cam is filled with such videos. With social security at 62, you’re looking at 7 years of your own funds until then…
      at $1,000/month that’s a minimum of $84,000 for a minimal reasonable nest egg in my opinion. Hope that helps 🙏🏼

      No, the house money is only to cover me until I’m 59 1/2. Then I can begin to withdrawal my retirement without penalty.

      You don’t qualify for a retirement visa here until you’re 50 but you may qualify for the elite visa (5 years is about $17,000 US). Otherwise you’d need to do something like volunteer, education, Muay Thai …

      After staying in the city center for almost a week… I definitely prefer living outside but nearby. Pratumnak and Jomtiem are just a better fit for me personally.

      Studio Airbnb for the first month was $373.
      One bedroom for next month is a little over $600 but I didn’t really shop around. After that I’ll be looking for a nice place to stay awhile hopefully under $500 but I’ve fallen in love with this small neighborhood and by Pattaya standards it’s expensive.

      @@petepana1140 I’ve seen the condos covered on TH-cam. Plenty of incredibly affordable places in Jomtien but I’m really hooked on this quiet corner of Pratumnak… at least for now. I know a few months ago there were 1 bedrooms here for 10-12k bhat but I haven’t even started looking yet. I do have some solid leads though.

      Yes, they have English movies in their original language with Thai subtitles and they have them dubbed in Thai. When you buy tickets, they show a speaker icon with either Eng or TH so you know what language the audio is in.

    If you're dividing your nest egg to last 10 years, that means you're using 10% of your nest egg per year to live on. If instead you invested that money into Verizon stock, or similar, which currently pays a 7% dividend per year (3% less than the 10% you're planning spending), you can live off of just the dividends alone and not touch your principle, presumably indefinitely. That's assuming you can scale down your spending to 7%. If not, you can still eat into the principle each year to cover the 3%, but will at least still have something left over at the end of the 10 years compared to your original plan.

      Not prudent to put all your eggs in one basket. Better to diversify into broad stock index fund or ETF. Plus, Verizon is struggling, which puts its dividend at risk. Also, dividends are fully taxable as income, not a lower capital gains rates.

      I’m pretty sure you can’t. You can get a language education visa (up to 3 years I think), a muay Thai visa, a work visa or a volunteer visa.

      Currently I don’t have a visa. I’m on a 45 day visa exemption which I can extend for 30 days before having to leave the country. People from a long list of countries can enter without a visa so that’s what I did. I’m going to a visa agent this week to start my 30 day extension and see about getting an education visa. If that doesn’t work, I’ll do visa runs and travel around enough that I can start my retirement visa process in July (you have to be 50 to qualify)

      @@graguitar6493 it’s all good here too. I know I’m an anomaly in this city of sin. I’m constantly turning down invites to go out and I cool with getting jabs about it. No worries.
      I do get down with the funk! Probably pretty evident from my song choices when I edit videos. I wish there was more variety of live music here and I really miss the original music scenes I had in Austin and Los Angeles. I need to start spending some time in BK to fill that fix. That an an open mic community would be my two biggest desires to add to this area.

      @@peteonretreat2023 there was a small bar called soul bar in Bangkok before covid. I haven't been there since. It's not far from the train station where you go to Surat Thani and other places in Thailand. They had a regular band called the supergoods who played great funk tracks on friday night.

      @@peteonretreat2023 I did consider starting a old skool funk band in Pattaya but the politics just turned me off the idea. My funk nights are in my room with my ladies although they ain't into the funk as such but they don't hate on it when I crank it
