Could you make a choice comparison video where one person chooses to pay off one property vs another who uses your strategy and show a side by side graph comparison showing their debt and income? I’d like to see visually how it compounds over time and how the debt you acquire on so many properties is actually worth it because of the cashflow! Then show how each investor did at the end of 10 years or something
A lot of people were over levered in 2008 and lost everything. 2009-2012 were great place to lever up but now??? Why is Warren Buffet building such a huge pile of cash and saying he can’t find anything to buy?
I'm a contractor in Oregon and have always wanted to get into flipping or buying cheap, fixing up and turn into lease or ltr properties. I've got the skill set to renovate and inspect
I love the ideas but there’s q lack of info there. What about all the renter’s responsibilities? Maintenance etc?? More houses more trouble too? Why that money and time is not in the equations? Thanks!
Thank you Kris. I agree with what you all said. How do you manage to keep tenants to pay in a consistent basis? Do you have a property management? When do you get a property manager? How many houses can be managed at the beginning just by yourself? By the way, I am watching at 3AM
Another scenario: In New Orleans as well I recently bought another investment property All cash deal. With that, I beat out 3 other buyers. I did light renovations and have two tenants in, self insured and the net income is almost twice the number than if I left that money in the bank in our money market collecting interest under the current rate.
Choice is live average life vs super risky life. High risk strategy high returns. But if risk turns against you, you live homeless or pull the trigger to your head. And by the way wealth doesn't mean happiness.
homeowners insurance has gone through the roof and in certain states like Louisiana for instance it might make sense to pay off the remaining balance and self insure at a lower rate. Example: I have an investment property with two tenants in New Orleans. I locked into a mortgage rate of 3.5% 7 years ago. My insurance has quadrupled since then so my ROI has been scaled down to around 5.5%. If I pay off the remaining balance when interest rates go down and self insure I will be up at almost 11.5 ROI. At that point that cash I used to to pay the mortgage down would not even be close to 5% in a basic money market account.
Hey Kris can you upload a video on how you become a successful investor in real estate without a real estate license. You probably already have a video out there I just haven't checked yet.
Kris, you should make a real estate investing board-game that teaches and explains all of the concepts you teach and how to calculate it so people can see how it all plays out!
This sounds like a risky idea for your primary residence. Especially for seniors or other people who have no other assets, no savings and are living on a fixed income. It seems safer to play this Monopoly game with your other investment property. But not your primary residence.
You do not make a profit putting 20 percent down with the sky high prices please show us some real estate purchases where you can buy a house nowadays with 20 percent down and rent it making a profit maybe 10 years ago this would have worked
Can we use leverage in the name of multiple primary residences? So that we can have 3-5 percent downpayment instead of 20 percent? Basically, can we have multiple primary residence on paper?
< I totally agree with what you're saying.... The fact is, BTC is the future of crypto and the questions teasers ask themselves now if this is the right time to invest? Before jumping into conclusion I think you should take a look at things first. For the past few days the price of BTC has been fluctuating which means the market is currently unstable and you can't tell if it's going bearish or bullish. While Others continue to trade without the fear of making lose, others are being patient. It all depends on the pattern with which you trade and also source of your signals. I would say trading has been going smoothly for me. I started with 2.5 BTC and I have accumulated over 11.6 BTC in just Three weeks, with the trading strategy given to me by expert trader Mrs Charlotte Junko Walsh
@@scottdavid6589 No one, No One, can argue Mrs Charlotte Junko Walsh at least currently, the best out there, even when Bitcoin is looking bearish with the market sentiment swinging low. But they kept us grounded with their real analysis, just the facts in the charts

This season has been really great 😇 I was able to build a big income stream investing with Mrs Fiona Cosmann, . You’ve changed my whole life, Thanks so much
I invest with Mrs Fiona too, she charges a 20% commission on profit made after every trading session which is fair compared to the effort she put in to make huge profits

I'm a retired landlord of 28 years and he is absolutely correct
Can you please go over the risk of using leverage and how to manage it?
Thanks Kris, agree with you issue is that leverage really works.. until it doesn't, so one must be careful to do your homework.

I enjoyed this video! U got me hooked now

Just fyi just flip home ..you don't want to deal with non paying tenant
Lucky you!

In Nigeria, the mortgage thing isn't feasible. u had better own your own property than owe the bank. these things work with the system

Interested!
Absolutely agreed 💯💯💯
Thanks a ton!!!! you are saving my life
Where do you get people to rent your houses ? That’s the only thing I’m worried about not finding people to rent and having to pay all the rent
what about when they put up the interest rates again and again then what do you do sell sell sell?
as far as 4 homes at 100k each...those would be sht properties and resale value would most likely not net a significant profit
so what you're saying is...i shouldn't pay off my student loans and instead try to buy investment property?

The only thing that gets me is when you are trying to get another loan they look at your DTIR!!!!?
you should make a school teaching about real estate
This is great because it can be applied any investment and the points are clear
I enjoyed watching this vid, great work!

Yeah Robert Kiyoasaki already made this game it is called "Cashflow" if I recall...and Monopoly is the vintage version of this roughly speaking.

Somebody please answer this question.
Great question
You could buy a primary residence every year with 3.5 % down
But let's say everything goes wrong what are you going to do with all this debt ? This is what scares me
I got a question, you can do all this without a real estate license?
Yes you can
Yeasss truly believe in what he said

What happens when the real estate market crashes and your portfolio loses 50% of it’s value overnight?
Insurance
If your portfolio has tenants, they still pay your mortgages and you still continue to get cashflow!
You wait it out.
Only affects you if you sell, just keep renting it and keep paying the mortgage
Help me. Please
Kris I want that shirt
I suppose interest means nothing to this guy.
HUUUUM, 👍 👍 🏆
