With Bitcoin, every transaction is publicly verified, so many risks are eliminated, including chargeback fraud or 'friendly fraud.' This is when a customer purchases something online with a credit card; waits to receive the goods or service, then requests a chargeback refund. The bank then forcibly takes the funds out of the merchant's account.

It’s not that people don’t think I’m trustworthy and won’t pay it off, people just don’t want to make that big of a decision when it really doesn’t do anything for them. We are already in a big crash Inflation is a catastrophe. This CPI report is a colossal failure. To bring the housing market to a halt, the FED will have to pull all the stops. The unfortunate issue is that other markets are being decimated. If you want to stay green, you have to rely on a lot of diversification. Currently up 14% and being careful. Still a better deal than leaving it in a savings or checking account yielding 0-1 percent interest.

If you wanna be successful, you most take responsibility for your emotions, not place the blame on others. In addition to make you feel more guilty about your faults, pointing the finger at others will only serve to increase your sense of personal accountability. There's always a risk in every investment, yet people still invest and succeed. You most look outward if you wanna be successful in life.

I'm on my fourth viewing of this video and you have to be really careful as he glances over some of the most let's say undesirable parts of this deal: principle pay down, moving in after the 90-day reno (a tenant wasn't paying), the impact these credit transactions have on credit score, the money necessary for all associated transaction fees, the legal work necessary to rent out a property, the risk of defaulting on the 375k-ish worth of loans, the risk of the hard money lender pulling your loan, and the yatayataing of having twenty percent down by the time the house was appraised at $550,000 dollars just to name a few. Meet Kevin months ago I watched this video and it gave me hope that real estate was a viable entry point to financial investing with a low capital expense. Now I realize this is a really good way to go bankrupt if you don't have four to five key things line up perfectly and if this is your origin story you are a very very lucky man.
TL;DR- He didn't make as much money as he says he did in the video and he could have very easily gone bankrupt on this deal

This is highly possible... you just got to have the right Realtor that knows to work all angles of the programs available... Build equity - through tenant income - borrow from the equity - use that to renovate the house beautifully and bada boom! when you use a property as a business and the bank sees potential income they will give you the loan. on 9 an hour if you go to the bank and say I want to buy and live in a 355k house they will laugh in your face regardless of race. if you convince the bank you will rent out the property or flip it or both and make profits during ownership and they believe it and see the potential themselves they will give you the loan *regardless of race*

Kevin, you provide a lot of insight but I am still very confused as to how you did this. Can you please elaborate on a few things 1) You are not allowed to rent out your property with an FHA loan with a 3.5 % down payment so if your thinking that worst case scenario you cant make the payments you can always rent it out that's wrong you will in fact lose your home. You need a minimum of 25% down payment if you have intentions of renting out your property to someone else and it would not be an FHA loan it would be a buy to let. 2) Assuming you decide to buy a home to sell on an FHA you are required to own the property for at least 90 days before you can sell. That is for a standard FHA loan. You are saying you got a 203k loan. 3) You are not allowed to sell a house in 90 days with a 203k loan. With a 203k loan you are required to live in the house for at least 1 year. 4) You said you used a hard money lender to make renovations. Renevation cost are not an option after the loan. Renovation costs are factored in to the initial loan you take out for the home. Can you please help me understand how you made 100,000 with just a little over 10k.

      Dual Purpose
Another way to use an FHA loan to buy an income property is to purchase multi-unit dwelling. The FHA allows homeowners to buy a property with up to four units, provided one is owner-occupied. There is no limit to how large the lot size may be, though. This way, the owner is able to live in one unit, making it an owner-occupied property and, therefore, FHA-eligible. The owner can rent out the other unit(s) for income.
A savvy investor in a hot rental market sometimes earns enough income using this method to live in the home for free. As noted above, the FHA lends up to 96.5% of the appraised value, meaning the purchaser can put as down little as 3.5%.

At 19, that's one hell of a job to be able to swing that payment. Maybe I missed that part. Or maybe we are all watching this video thinking everybody's situation is the same. I like the information on leveraging 10 grand on a house, but thinking it oversimplifies. 10 grand and some loan magic is not going to get you the house. 10 grand, and hard work leading up to it and continuing through it... maybe.

My questions: The extra 100k from refinancing out of the FHA loan-isn't that still money you have to pay back from the new loan? I like the benefit of the extra liquidity from the refinance, but I'm ultimately questioning if I want to borrow the extra cash just to have (a lot) more liquidity...unless the real objective is going full throttle with an income property by means of the extra liquidity. You used that $100k to buy another property for income. Was that income property meant to eventually pay for the mortgage payments for both primary resident and income property? Thank you!

    • @taylorriley6537
      @taylorriley6537 2 ปีที่แล้ว +2

The answer is yes! The $440,000 loan is a new mortgage. Your payments will increase unless you get the loan at a much lower interest rate. That being said, he is using this model assuming he is going to rent the property out so that a tenant will really being paying off the loan. Another thing you don't want to forget about is closing costs. Even though he states it was 100k in his pocket, at some point he had to pay closing costs of between 3-5%. This means he actually got around 80-90k if he rolled the closing costs into the new mortgage or he could have paid them out of pocket which is not discussed in this scenario. Hope that answers your question.

Dude! I've been watching your content for a few weeks now and have been wondering why you look familiar. When you mentioned Ventura County it clicked. You're the guy I'd see driving around town in Ventura with your face on a prius! Ha!
Happy to see you're doing well! Also, nice RS merch!

Taking the right step as a beginner in trading or investing requires lots of preparation, developing the skills and using proper risk management which is a psychological torture between fear and greed. My advise is don’t lose your hard earned money when there’re other ways to simply the process with the help of an experienced financial consultant who sees the entire structure of the market

This is just the simple truth not everyone understands the commitment involved while trading and not everyone is ready to lose their money.

To my understanding this just proves how much we need an edge as investors because playing the market like everyone else just isn’t good enough. I've been quite unsure about investing in this current market and at the same time I feel it's the best time to get started on the market, what are your thoughts?

Since the crash, I've been in the red. I’m playing the long term game, so I'm not too worried but Jim Cramer mentioned there are still a lot of great opportunities, though stocks has been down a lot. I also heard news of a guy that made $250k from about $110k since the crash and I would really look to know how to go about this.

it all depends on how long you're willing to hold for and your strategies, stocks might likely tank further, but making serious gains in this downtrend shouldn't be a problem if you're a pro

Some folks missed the part when you mentioned you had a co-borrower. Do you have a video on group economics? That would be a great topic to touch upon.
Also, you did not mention how you paid for the closing cost. Did your co-borrower pay for it or did you have to find additional funds elsewhere?

How did you find this deal? These deals are super hard to find today. There are SO many investors like myself looking for them.
How did you qualify for the loan w your income?
California appreciation is not comparable to the rest of the USA. You should really make that clear.

Kevin is full of it . Nobody will loan him anything if he’s working $9/hr and only have 10k cash to down on 300k property , especially the interest is higher back then. With $9/hr, You only make $1440/month before tax . 300k with 3.5 % down, his mortgage must be about $ 3k/month with the interest back then . Kevin was born with a silver spoon and his family co-sign for his deal, can’t you tell ?
