Yeah, financial advisors could make a lot of difference, particularly in a market such as this. Stocks are pretty unstable at the moment, but if you do the right math, you should be just fine. Bloomberg and other finance media have been recording cases of folks gaining over 250k just in a matter of weeks/couple months, so I think there are a lot of wealth transfer in this downtime if you know where to look. I am 53 and retired at 50. 1 thing I did do to retire early was to get out of the 401K and IRA programs. Bought rental real-estate and I am now a Limited Partner in about 1500+ units from collabrative efforts in the fund my estate planner has me invested in. I do not work.
I only contribute 5% to get full company match, that’s it. The 401K plan is designed for you to work until you are about dead. Also, the government does not have their hands on it yet either.
My wife and I live off of our 401K. We don't work. I recommend highly to everyone to build your 401K or Roth IRA's as an alternate revenue stream in retirement to your Social Security. An observation on 401K's is when it gets over 300K it starts to accelerate. When you get over 500K it can really accelerate as the stock market grows.
Also remember that while these frugal habits can increase your savings, the truth remains that your savings can not make you wealthy. In other words, your savings would never be enough. The economy is designed that way. Invest your spare cash in profitable things. increase your sources of income guys.

I've been in your shoes and I'll tell you for sure that it's because you rushed into it. You must either understand the market or get the services of a fin. adviser for your "investment" to count as one. You should start by looking out for those from known firms and good track records. You should also make sure the person is licensed. Personally, I use Jason Lunvo Rodriguez. He's good and you could also look him up.

Index Funds & ETFs: 40-50%, Emerging Markets (e.g., VWO): 10-15%, Dividend Stocks: 10-20%, Growth Stocks/Small-Caps: 10-20%, REITs: 5-10%.(and in the case of rentals would be worth contacting some landlords to get an idea what's involved in running rentals. Many people think of rentals as "passive I come" and underestimate the work involved (even with a management agency), not to mention if a tenant stops paying or major repairs occur. A lot to think about!)

I agree. Some people just love real estate, and do very well. However I would like to point out that for the stock market, there is really no research or time needed. It is the simplest way to invest. People just need to get it out of their head that they must pick individual stocks and 10x it. This video is the best example, just buy the SP500 index (there are tons of them out there). Buying 500 of the best and most profitable companies in America, there is no research or maintenance needed...ever!!!

This is where I'm at with a property I'm renting. Our long-term renter is leaving soon, and we (more than likely) will sell and invest the proceeds in the stock market within an ETF vs. keeping the property. I have used similar math as you did but at 7-8%, and it's a little more return with stocks vs house appreciation (minus -xyz). But not having the HEADACHE of renters and maintenance makes stocks so much better to me. Especially as you get older. I also agree with you regarding your CA property. If you use the property for pleasure, it's hard to measure against that. And last, definitely own something u live in.

Here are a few insights from my 24 years in stocks and 20 in real estate: 1) Returns in each asset class depend more on a person's skill and risk tolerance than the asset class itself. 2) A primary residence is often a liability unless you’re house-hacking or tapping its equity. So, let's focus on rentals vs stocks. 3) Choosing the right investments is key. For example, I prefer QQQ over the S&P due to its higher returns (14.5% vs 10%). Also if you learn technical analysis, your returns will even be higher. 4) In real estate, steady investments like multiplexes in stable markets yield better returns than flashy properties like STRs in Palm Springs. My recent quadplex purchase offers a 9% cash-on-cash return, with a total annual return of ~20% with leverage. 5) While real estate investors emphasize leverage, leveraged ETFs (like TQQQ) also offer high returns but with increased volatility. My advice: invest in both, start with stocks, and shift more toward real estate as retirement nears for steady low/no tax cash flow.
Much of this is right on point. We were fed a misconception (often by parents and others) that we just HAD to own our home otherwise we're "throwing money away" by renting. We were also told that being a landlord is passive income, which it is not. Stock offer great opportunities for return, and while real estate has significant value as well, it's not a must-have.
Buying a single-family home when you'll be living in it for many years - has always been the BEST investment - things changed over the last 4 years. So your parents were right!!!! Single-family homes across America - especially in desirable cities/areas - are being bought up by investors, ie, Blackstone, Blackrock, Wall Street, etc. - making it difficult for an individual or family to purchase. Investors pay CASH and are renting out all the properties for many years. That started in 2008, 09, 10, 11, 12, etc.
Go back and read my post. She was not necessarily talking about your main home. She was talking about rentals. You absolutely want to own your own home and live in it. Even if you make a lot of money way in stocks, why would you keep renting? You’re still throwing away money young lady! Make a down payment and buy a home to live in! Eventually you will pay it off. That means no more mortgage or rent. Just property taxes. If you keep renting, that doesn’t stop until the casket drop!

It makes sense to buy your own property IF its cheaper than renting after accounting for maintenence, taxes, HOA fees, etc. Theres no point in getting a house you can't afford and being "house poor". If you are a property owner, EVERYTHING Shelby has described is spot on about the amount of carrying costs (PROPERTY TAX, PROPERTY INSURANCE KEEPS INCREASING INDEFINETLEY) that come with property ownership, along with unexpected expenses (maintenance, upkeep, etc) that are rarely factored into peoples ability to comprehend which of the 2 is likely to be the better return. The lower the down payment, and the faster the appreciation in a preferred dwelling located in an urban center, the more favorable for the individual. The more down payment, with slow to steady appreciation, along with low to no cashflow is not competing with stock market returns. Not everyone will have access to favourable deals in urban centers, and that is okay. In the mean time, until the numbers make sense to buy real estate, it's better to have the money deployed in the stock market. Great video.
The only real estate I do is sell lots from new homes and flip them before the home is built. I always think that my tenant will trash my property. I've heard nightmare stories.

Buying real estate decades ago was the way to go - rents have gone way up - great write-off - and paying down the mortgage. Lots of cash left over after tenants' pay the rent. Today - that's much harder to do.

I was raised in a military family, so no wealthy examples to follow. Real estate has never been easy to own, "tenants and toilets" is not glamorous. If it were easy, everyone would do it! Coming out of facing alot, I knew two things about the stock market: It caused the Great Depression, and the fastest way to make a million on the markets was to start with two million. And then the Great Recession happened only a few years later. So yeah, I wish someone had better explained it to me earlier in life. Having a good entry and exit strategy will make you succeed in the stock market.

Shelby, I sometimes go look at J.p. morgan Chase stock from 1988 and how it was only a penny, to the price it is today, climbing a whopping 1M+% making me think, how on earth are there not more millionaires out there? this honestly triggers me.
You might want to look at the stock history and see how many times it's split. That can be the reason it used to be 1c. Sometimes stocks split 1:2 1:3 or even 1:10 so that affects the historical price.
Two main reason: 1. There are thousands of stocks to choose from. No one knows which one will give 1M+% in 40 years. 2. Most investors sell fast, so once they get their 50%, 100%, 200% they’re happy and sell. You need to be very strong, and sometimes stupid, to see your stock up 400% and not selling, hoping it’ll go up to 1M% one day. Most of the times it doesn’t, that’s why people sell early.

The interest rates today at ~6.5% are putting a lot more substantial downward pressure on the real estate side of the equation. The leveraged advantage you mentioned comes with such a substantial cost, you are basically buying the house twice over in interest after 30 years. Interest has to be like 2-3 times the maintenance and taxes today on a new mortgage.
Yeah and you also have to factor in that a 4% appreciation in value is far from guaranteed in real estate. In LA for example a lot of houses didn't appreciate much between the mid 80s and the 90s then they surged up in the early 00's only to crash a little in the housing crisis and then there was the run up in the late 2010s and the covid surge. Historically speaking for Palm Springs she bought at nearly the top of the market and I would expect a plateau for awhile. Also you have to factor in that a lot of the historical growth in housing has come from growth in the surrounding geographical area. In Los Angeles the city has been growing for the last 40 years and that growth period is starting to come to an end.
We commented each other during COVID and I was pro stock - anti rentals. You had some good points back then - market was getting crushed and real estate was booming back then - but if you would have bought VTI during the COVID dip, you could have bought in at $113 and be sitting at $282 today with no work and little risk. I'm not taking a victory lap, it's just interesting to look back. My fear is that as the boomers finally move out of their homes we will be in a Japan like situation. I could be wrong again, but stocks are so much easier. You make great content. This video proves that.
Owning a rental property is a lot of work. If you are the type of person who doesn't; want to deal with that then stocks is the better approach if choosing one or the other. Having both investments is not a bad approach.

Fantastic analytical video! I just wanted to bring up something you only mentioned in passing, which is how much you'll pay in interest over time. Home loan interest is always stacked towards the beginning of the mortgage, so for the first decade or so the majority of a mortgage payment goes straight to the bank as interest and is not building equity. If you subtract that from the built up equity then home ownership only makes sense as an investment in the very long term. My two cents; if one is planning to live in a property for a very long time, buying it makes sense. Otherwise its a waste of money and a big stressor when your AC or a water pipe inevitably breaks

I've done well in stocks during 2020 and used that money to buy a house. In California, the housing cost is so high it takes two or more incomes to buy a house.
Its worse here, our economy is like a flailing fish, fighting for its life. The normal state of the U.S. economy is actually very bad. Because of this it goes into convulsive spasms fighting to grow any way it can out of desperation. Tricks, gimmicks, rule changes try to stimulate the economy and prevent it from falling but they only bring temporary relief to people since, when you factor in inflation we are declining.
People believe their currency has the worth it does because they have no other option. Even in a hyperinflationary environment, individuals must continue to use their hyperinflationary currency since they likely have minimal access to other currencies or gold/silver coins.
Inflation is gradually going to become part of us and due to that fact any money you keep in cash or in a low-interest account declines in value each year. Investing is the only way to make your money grow and unless you have an exceptionally high income, investing is the only way most people will ever have enough money to retire.

Asking a real estate agent whether you should buy a home right now is like to asking an alcoholic whether they think you should have a drink lol. Homes in my neighbourhood that cost around $450k in sales in 2019 are now going for $800 to $950k. Every seller in my neighbourhood is currently making a $350k profit. Simply unreal. In all honesty, deflation is what we require. The only other option is for many people to go bankrupt, which would also be bad for the economy. That is the only way to return to normal.
Home prices will come down eventually, but for now; its best to offset some of your real estate investments and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes. If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.

I am 53 and retired at 50. 1 thing I did do to retire early was to get out of the 401K and IRA programs. Bought rental real-estate and I am now a Limited Partner in about 1500+ units from collabrative efforts in the fund my estate planner has me invested in. I do not work.
I only contribute 5% to get full company match, that’s it. The 401K plan is designed for you to work until you are about dead. Also, the government does not have their hands on it yet either.
My wife and I live off of our 401K. We don't work. I recommend highly to everyone to build your 401K or Roth IRA's as an alternate revenue stream in retirement to your Social Security. An observation on 401K's is when it gets over 300K it starts to accelerate. When you get over 500K it can really accelerate as the stock market grows.

This is where I'm at with a property I'm renting. Our long-term renter is leaving soon, and we (more than likely) will sell and invest the proceeds in the stock market within an ETF vs. keeping the property. I have used similar math as you did but at 7-8%, and it's a little more return with stocks vs house appreciation (minus -xyz). But not having the HEADACHE of renters and maintenance makes stocks so much better to me. Especially as you get older. I also agree with you regarding your CA property. If you use the property for pleasure, it's hard to measure against that. And last, definitely own something u live in.

I commend you, Shelby, for investing in both real estate and stocks. Here are a few insights from my 24 years in stocks and 20 in real estate:
1) Returns in each asset class depend more on a person's skill and risk tolerance than the asset class itself.
2) A primary residence is often a liability unless you’re house-hacking or tapping its equity. So, let's focus on rentals vs stocks.
3) Choosing the right investments is key. For example, I prefer QQQ over the S&P due to its higher returns (14.5% vs 10%). Also if you learn technical analysis, your returns will even be higher.
4) In real estate, steady investments like multiplexes in stable markets yield better returns than flashy properties like STRs in Palm Springs. My recent quadplex purchase offers a 9% cash-on-cash return, with a total annual return of ~20% with leverage.
5) While real estate investors emphasize leverage, leveraged ETFs (like TQQQ) also offer high returns but with increased volatility.
My advice: invest in both, start with stocks, and shift more toward real estate as retirement nears for steady low/no tax cash flow.

Much of this is right on point. We were fed a misconception (often by parents and others) that we just HAD to own our home otherwise we're "throwing money away" by renting. We were also told that being a landlord is passive income, which it is not. Stock offer great opportunities for return, and while real estate has significant value as well, it's not a must-have.
If anything, it should just be used to diversify your portfolio.
Buying a single-family home when you'll be living in it for many years - has always been the BEST investment - things changed over the last 4 years. So your parents were right!!!! Single-family homes across America - especially in desirable cities/areas - are being bought up by investors, ie, Blackstone, Blackrock, Wall Street, etc. - making it difficult for an individual or family to purchase. Investors pay CASH and are renting out all the properties for many years. That started in 2008, 09, 10, 11, 12, etc.
Go back and read my post. She was not necessarily talking about your main home. She was talking about rentals. You absolutely want to own your own home and live in it. Even if you make a lot of money way in stocks, why would you keep renting? You’re still throwing away money young lady! Make a down payment and buy a home to live in! Eventually you will pay it off. That means no more mortgage or rent. Just property taxes. If you keep renting, that doesn’t stop until the casket drop!

It makes sense to buy your own property IF its cheaper than renting after accounting for maintenence, taxes, HOA fees, etc. Theres no point in getting a house you can't afford and being "house poor". If you are a property owner, EVERYTHING Shelby has described is spot on about the amount of carrying costs (PROPERTY TAX, PROPERTY INSURANCE KEEPS INCREASING INDEFINETLEY) that come with property ownership, along with unexpected expenses (maintenance, upkeep, etc) that are rarely factored into peoples ability to comprehend which of the 2 is likely to be the better return. The lower the down payment, and the faster the appreciation in a preferred dwelling located in an urban center, the more favorable for the individual. The more down payment, with slow to steady appreciation, along with low to no cashflow is not competing with stock market returns. Not everyone will have access to favourable deals in urban centers, and that is okay. In the mean time, until the numbers make sense to buy real estate, it's better to have the money deployed in the stock market. Great video.
The only real estate I do is sell lots from new homes and flip them before the home is built. I always think that my tenant will trash my property. I've heard nightmare stories.

Buying real estate decades ago was the way to go - rents have gone way up - great write-off - and paying down the mortgage. Lots of cash left over after tenants' pay the rent. Today - that's much harder to do.

I was raised in a military family, so no wealthy examples to follow. Real estate has never been easy to own, "tenants and toilets" is not glamorous. If it were easy, everyone would do it! They're better investment strategies than moving to all cash waiting to deploy. Follow the S&P 500 by investing in ETFs like VOO, SPY, and SCHD. Dollar-cost averaging into these ETFs will likely outperform most investors.

Coming out of facing alot, I knew two things about the stock market: It caused the Great Depression, and the fastest way to make a million on the markets was to start with two million. And then the Great Recession happened only a few years later. So yeah, I wish someone had better explained it to me earlier in life. You might want to look at the stock history and see how many times it's split. That can be the reason it used to be 1c. Sometimes stocks split 1:2 1:3 or even 1:10 so that affects the historical price.
Two main reason: 1. There are thousands of stocks to choose from. No one knows which one will give 1M+% in 40 years. 2. Most investors sell fast, so once they get their 50%, 100%, 200% they’re happy and sell. You need to be very strong, and sometimes stupid, to see your stock up 400% and not selling, hoping it’ll go up to 1M% one day. Most of the times it doesn’t, that’s why people sell early.
I lost over $80k when everything started to tank. Not because I was in an exchange that went belly up. I was just stupid to hold and because that's what everyone said. I'm still responsible. It just taught me to be a better investor now that I understand more of what could go wrong. The interest rates today at ~6.5% are putting a lot more substantial downward pressure on the real estate side of the equation. The leveraged advantage you mentioned comes with such a substantial cost, you are basically buying the house twice over in interest after 30 years. Interest has to be like 2-3 times the maintenance and taxes today on a new mortgage.
yeah low rates allowed housing to have a big jump. she would be better off comparing from 2008 to now.
Yeah and you also have to factor in that a 4% appreciation in value is far from guaranteed in real estate. In LA for example a lot of houses didn't appreciate much between the mid 80s and the 90s then they surged up in the early 00's only to crash a little in the housing crisis and then there was the run up in the late 2010s and the covid surge. Historically speaking for Palm Springs she bought at nearly the top of the market and I would expect a plateau for awhile.
Also you have to factor in that a lot of the historical growth in housing has come from growth in the surrounding geographical area. In Los Angeles the city has been growing for the last 40 years and that growth period is starting to come to an end.
I got my townhouse at 170k on a short sale. It's worth 700k now. From 2013 (I forget) to now.

We commented each other during COVID and I was pro stock - anti rentals. You had some good points back then - market was getting crushed and real estate was booming back then - but if you would have bought VTI during the COVID dip, you could have bought in at $113 and be sitting at $282 today with no work and little risk. I'm not taking a victory lap, it's just interesting to look back. My fear is that as the boomers finally move out of their homes we will be in a Japan like situation. I could be wrong again, but stocks are so much easier. You make great content. This video proves that.

Fantastic analytical video! I just wanted to bring up something you only mentioned in passing, which is how much you'll pay in interest over time. Home loan interest is always stacked towards the beginning of the mortgage, so for the first decade or so the majority of a mortgage payment goes straight to the bank as interest and is not building equity. If you subtract that from the built up equity then home ownership only makes sense as an investment in the very long term.
My two cents; if one is planning to live in a property for a very long time, buying it makes sense. Otherwise its a waste of money and a big stressor when your AC or a water pipe inevitably breaks

I never see in these comparisons (which I think you did a really good job) people mentioning the yearly tax savings from real estate. That needs to be added in the comparisons. Stocks are definitely less work but I think it’s real estate bc of not just the appreciation and cash flow but bc of the depreciation on your taxes plus the ability to carry over losses for multiple years. I've done well in stocks during 2020 and used that money to buy a house. In California, the housing cost is so high it takes two or more incomes to buy a house.

Its worse here, our economy is like a flailing fish, fighting for its life. The normal state of the U.S. economy is actually very bad. Because of this it goes into convulsive spasms fighting to grow any way it can out of desperation. Tricks, gimmicks, rule changes try to stimulate the economy and prevent it from falling but they only bring temporary relief to people since, when you factor in inflation we are declining.
People believe their currency has the worth it does because they have no other option. Even in a hyperinflationary environment, individuals must continue to use their hyperinflationary currency since they likely have minimal access to other currencies or gold/silver coins.
Inflation is gradually going to become part of us and due to that fact any money you keep in cash or in a low-interest account declines in value each year. Investing is the only way to make your money grow and unless you have an exceptionally high income, investing is the only way most people will ever have enough money to retire.
I've tried investing in the stock market several times but always got discouraged by fluctuations of stock value. I would be happy if you could advise me based on how you went about yours, as I am ready to go the passive income path.!!
