I can't seem to find rent to own options for a discounted rate like you've proposed...
1% is impossible in current market unless you don't mind buying into a ghetto. 0.8% is more realistic, some place in CA or NY you can barely get 0.5% and people still invest in it.

As a Realtor in Utah, if you use this equation you will never buy a property.
What equation do you use?
20% is low a little, I would say it is more around 40%.
