    Last Story: I would have mailed a letter to each of the 51 homes that their inspection was fraudulent!!! And inform them that both the County and the State were going after the Realtors...... (And maybe even suggesting either they each sue the company via a lawyer who only gets paid if they win!)

      A lot of times they don't sue because they don't know how much it would cost and if they lose to a big company, they would have to pay out big bucks. You have to be very sure that you will win before you enter into that kind of thing.

    That's rather idiotic that that didn't check whether OP was responsible for the damages. If I were a landlord, I would've checked damages like that. Since she had proof of his abuse, I would not hold her for the damages.

      @@HappilyHomicidalHooligan Legally speaking that's exactly how it is, whether you did it or not, or under what circumstances, your names on it.
      So any help you get from them is literally only on their good graces, and if I was their landlord she would have had to explain that in court and have the judge put it all on her ex.

      Once I rented a place with my BF and he got in trouble and was jailed. The couple who had been living there, not on the lease, got transferred (we were all USN). Here I am paying rent that was once paid by four.
      I managed to make it through the lease and found a new place. Two days before the end of the lease my ex goes in, turns in his key and forfeits the deposit. I still had some stuff in the apartment and also planned to clean the place the next day and get the
      deposit back as a bit of compensation for paying his share of the rent. I tried asking the manager if I could still do that and get my possessions and they flat refused. I wish I had been smart enough to fight them, but I was not.

    As a highly committed father, nothing scares me more than the thought of a custody battle if my lady and I were to split. I make my son breakfast every morning, teach him his sign language vocabulary every day, and tuck him into bed every night. My heart would shatter if I were to miss those things even half the time with 50/50 custody. Thankfully we have a great relationship 12 years strong.

      Same here. I'm doing the SAHD thing right now with our two smallest, one ov which uses ASL.
      We have been friends since we were 15.
      We're both 40+ now and still happily loving life and going strong.
      Love and adore all three ov my kids and it would ruin my world to split our family.
      I'm sure my partner feels the same.
      But stories like that are heartbreaking.

      Let me tell you, it is intensely horrible. Luckily, at least in my state, the system seems to have moved away from the "mom has all of the rights to the child just because she has a vagina" model to a more logical and reasonable "parents have equal rights to their children and children have equal needs to have both parents involved in their lives" model. My ex-wife was still able to keep my daughter from me for over 6 months until I could get a judge's ruling on the matter though, which was an incredibly painful time; I missed a full 1/5th of my daughter's life (up to that point)...In the end, I took her to court and demonstrated my burning desire to be involved in our child's life and beat the false claims of abuse she had levied against me and was awarded 50/50 timesharing, thank god 🙏

      I’m a Gran and my oldest Grandson’s mum was like OP’s Ah ex, we would get to see GS for a few weeks then not for a few weeks/months. The longest time being from October to End of May. This killed all of us. All this just to get at our son. The mums only think of how to hurt the Dad. This is abhorrent to the children involved. If you wouldn’t like something done to you Don’t do it to others.

      I'm not saying this will happen in the future all um trying to suggest is you protect yourself now just in case. Start making fun little videos of all of this with him plus more JUST IN CASE you need to give them to your attorney to show the judge!!! I'm sorry but it happens. I'm trying to keep what little muscle structure in my hands I have left, as well as manual dexterity. (People don't often think about how much control of your fingers is actually in your forearms.) If you're curious, my fight is against one of the aspects of diabetes that people rarely know about, and that one might experience after 47.5 years with it. 🤷‍♂Oh well. At least my PT involves playing with toys and listening to Fluff. 😉

      The best of luck to you, Rob. My husband is diabetic, I know what you're talking about. I do what I can to help, but due to my own health issues, I'm unlikely to be around next year. I worry about how he'll manage on his own, with no family close by. 🙏

    Nothing gets a company to get their shit together like a threat of court. Someone hit and totaled my car once and their insurance were stringing me along and trying to make excuses on why I couldn’t get my pay out. I told them fine, I’ll just sue and I magically got my pay out

    Yep, after one month of no pay, like most people in this country, I'd be hard-pressed to scrounge up any to cover bills and savings is a joke. OP was far more patient than I would have been!

      I couldn't believe OP waited four months with no pay. Two weeks max and I'd be out of there. I don't know what country (or state) OP is from but there are labor boards here that would just LOVE something like this. There wouldn't even be any need for OP to sue. One call to the labor board and that company would be in VERY hot water, if not completely shut down. I believe the labor board would give the company two weeks to pay and if not they would be out of business.

      all these stories about HOA's makes me glad there are none in my area. While they have good intentions (keeping neighborhood looking good) i would not want someone else telling me what i can and can't do with my own house. The government having safety laws is one thing but an HOA telling what kind or plants i can have or what color my house can be is another.

    Renting Black List Story: The Law needs to be changed to require all Name submissions to the List to Prove that the person should be placed on the List, even if they were on the List before...
    Someone screws up, Submit their name and send Proof that they qualify to be on the List...
    5 years later, their name is dropped from the List and you want it back on, well, submit Proof that they still qualify to be on the List...

      The Proof that they submit should also have a rule against it. The Proof must be new, and not the same from 5 years ago. Otherwise companies will reuse the same proof like they tried to do in the Story

      That's why (as I noted above), the OP should have pointed out that their name was re-added to the list in "bad faith" since it's obvious that names were supposed to be taken off of the list after the five year limit expired. Only if they had done something to justify re-adding them would it not be done in bad faith. Courts do pay attention to that kind of thing.

      I live in Queensland too and I have a good suspicion who the real estate company in the story is. Can confirm that they are spiteful and dodgy af. Actually, that describes about half the housing rental market here.

    To the dad that sued for contact with his daughter, I know what you mean about courts favouring mother's the first words out of my lawyers mouth were, you won't win. 5 years later I got full custody, all I can say is keep all records and a diary of what happens and when. Eventually, when most of my money had been spent, I ended up facing my ex, her new partner, her solicitor and even a barrister on my own. And I don't regret one minute of it or one penny spent because I have now got a great relationship with both of my kids.

      My state heavily favors the mother, and the judge we had practically never given full custody to a dad so long as the mother wasn't in prison or on drugs, but my dad still managed to get full custody of me and my siblings because of him and my step mom meticulously documenting everything. The judge ripped my mom up one end and down the other. My mom and I have a good relationship now that I'm an adult, but I'm so thankful that the judge put us full time with our dad during those pivotal years of our lives. I'm glad you stuck it out and fought for your kids too.

      @@hailyjohnson407 Hi Hally, thank you, unfortunately my ex walked out of my kids lives the minute we won in court, which I think said every thing about her but and I do mean this it was her loss. My kids now refer to my wife as their mother. I'm not saying it has all been plain sailing but it has been more than worth it.

I also call my stepmom "mom" because she stepped up and protected us kids when our mom didn't. Now my mom and I have a better relationship, but that doesn't change the fact that my stepmom was there when mom wasn't. It's sad that your ex just abandoned your kids, but I'm glad that you are a great father and have a great wife to step up and be there for them, and I hope they appreciate how blessed they are to have 2 amazing parents.

      This particular company never learns or they believe it’s cheaper to do the wrong thing and pay up in the few cases where they’re caught. They have been sued from Florida to Maryland and lost tens of millions but they’re still out here cutting corners. The first property I ever bought was a condo in their development named L**** Lakes but nicknamed L**** Leaks because the plumbing was so badly done.

    Yes, very few divorced mother actually think of what's best for their kids when it comes to the father's visitation rights. They play all kinds of nasty games, which are totally unjustified, except in their vicious minds. I was one of those kids who often didn't get to see his father due to the BS of his mother. So, all you mothers out there doing this nonsense, i can tell you that later on, your kids will absolutely HATE you for it. You may have bamboozeled them now, but eventually, they all figure it out.

      I agree. I'm glad my mom didn't pull that shit. My parents had 50/50 custody for the first 2 years, and then my dad ended up with full custody after my mom married a piece of shit man. After she was out of that relationship, she attempted to get 50/50 custody back (she never would have tried for full custody because she knows our dad is an amazing and active father), but me and my siblings all pushed back on it because we were stable with our dad. I have a good relationship with my mom now as an adult, but I would have never forgiven her if she would have uprooted my stable life with my dad. I get that it's probably hard as a mom, especially if you were previously a stay at home mom, to lose any amount of time with your kids, but moms really need to consider the damage they are doing to their kids if they keep them away from good fathers. It may hurt the mom emotionally to share time with their kids, but if your kids have a good dad then you're doing so much harm keeping them away.

    Story Three: If I was OP I would ask the judge if such resubmissions are legal as part of a company policy as they would unduly affect others in similar situations? There could be a Class Action to suit to be made there.

    #3 was DEFINITELY a purposeful tactic. They keep stringing you along, forcing YOU to call in, making half hearted attempts to seem like the reasonable party, and attempting to gaslight you into thinking YOURE the one being impatient, and hoping youll either give up trying or forget about it. Companies do it all the time, to the point where a lot of places are starting to tighten laws about about shit like that.

    Lol I hate companies like that, it’s like you pay your fine but then the company drags their feet for no reason. I had a car dealership do this to me except it wasn’t a fee it was trying to get my new car fixed. I went to the state with my complaint. One day later after going to the state I get a frantic phone call from the dealership with my issue resolved.

    14:45 - Wage-slave. Really gotta be careful about inflection with this one! They're not technically slaves. Wage-slaves are people who live one paycheck to the next in a seemingly endless cycle of work/pay bills. These are people who are often willing to put up with crappy working conditions because they can't afford to risk being out of work. Unfortunately, this description categorizes much of the middle class, and almost all in the lower-middle and lower classes.

    With that last story, there can be even more trouble down the rabbit holes when someone doesn't have their legal papers saying they can do a certain job. A city north of the 49th had to bring in a coroner from another city because of some cases that were improperly performed since that cities coroner wasn't qualified to begin with. Maybe a dozen cases had to be redone which caused some serious problems for some innocent people.

    Yeah. The owners of Not Ryan Homes are definitely facing millions upon millions in fines, court costs, and legal fees. And considering the unlicensed inspector they had signing off on these properties absolutely screams “jail time”

    For your 3rd story, in Small Claims Court you are not allowed to have a Lawyer. Those were the Real Estate Agents, not Lawyers. I won a Small Claims Court Case once due to the Lawyer showing up for the Company and no one from the Company.

    RE: List Too bad the judge didn't rule that the real estate company refund the money OP had paid for repairs as well as forcing them to have her removed from the list. That would have been appropriate punitive damages.

    Some landlords and management can be petty. I had one that wanted over $5,000 after I moved out. That wasn’t even the Down payment deducted. He charged me $100 for batteries and light bulbs, $500 to empty a garage that was empty, ect. Even charging me to clean gutters that were free and taken care of by management with no cost to me.

    WOW!! For story 2, I JUST went throught the same thing!! I didn't see my daughter for the whole of August 2021 because my daughter's mother was being petty, which is her go-to response for everything! She used to threaten me to take me to court for child support every time she want get upset when I wouldn't do any of her impossible demands. So finally, after not seeing my daughter for a whole month I took her advice and took HER to court. She was LIVID! It took some time, but in March 3rd 2022, we went to court and I won. I got everything I wanted. How did that happen, you ask? Because she didn't show up! She went to work instead. The Judge was NOT happy about that, at all!!

      @@tailsofchaos that's pretty much what happened. She thought that the case was going to be dismissed because she wasn't there. The judge was actually annoyed that she didn't show up and decided to go to work, so he basically was like, "What do you like to have?"

    Story 1: one thing to take from this is know your rights as an employee and don't ever work for free, even if you're not in union, employees have rights too, even in other countries with different labor laws, a vary good example is your not legally required to give 2 weeks notice, and if anyone tells you otherwise ask them "where in the law does it say that I have to give two weeks notice?"

    Story 4: There is no way in hell that I would have settled with those people! OP had them on the ropes & should have pressed the advantage to the maximum degree.
    After all the harassment of OP & wife...plus the harassment of the tenants...with the opposing lawyer stating it was all legal...I would want a judge to declare it illegal in a ruling.
    Then the police would have a much easier time with the harassment investigations...the DA would have a very easy-to-win criminal case for it as well...someone would go to jail!
    If I were to settle it would certainly not be for a measly $10K anyway...it would be at least 5 times that amount along with all lawyer costs & court fees added on.

      That company never learns. A condo association in my county won a $5.6M lawsuit against them for faulty construction. My first property was in a not Ryan homes condo development named L**** Lakes but nicknamed L**** Leaks by local tradesmen. It was awful. I woke up to banging on my door and ankle deep water at 2 am one day. It was from a leaking pipe inside the wall. The water was so much, there was a stream on my street. Thank goodness for good neighbors.

    Custody battles can last up to a year??? I'm on year 4 fighting my narcissistic sociopath ex-husband for my 14 year old daughter. He has completely denigrated me to her (and apparently any strangers around them in checkout lanes, my past 3 bosses, ALL of my friends, etc...) and she's been 100% brainwashed by him. Ugh! Glad the guy got a better outcome in a lot less time than mine has taken! I'm happy he pursued his rights, because a lot of parental rights abusers get away with it and totally damage their kids!

    Rental agencies are terrible, I had to get a replacement mailbox key, and I expected to pay for it, the first lady said 25$ for a new key, and then the second lady said 50$, and when I said I was told 25$ she sounded angry that I didn't let her steal 25$ extra from me.
