Last story: OP has the money to pay off the debt. He should tell Mommy Dearest that he will pay for it. On 1 condition. She has to sign the house and property over to him completely. When the deed is in his name,send a rental agreement. The rental price would be from the high end of market value. Every person living on the property must sign the agreement. If they refuse,then they have X days to vacate the property. None of them would be able to afford the rent. They would have to leave. Then OP can do whatever he wants with the property. Going on the size,he could definitely get quite a bit in rental fees.
