    Love the ideas, would be really usually if you can make detailed video how to execute each point you mentioned here. For example, the photos you will be using for the memory box. Would you just be taking photos of the exterior of the property and put them in photo book? I'd love to know whats in your pre-listing packet?

    Joined a brokerage and everyone is so secretive and snakey. Literally my first week and even experienced guys are pumping up their chests around me. Realizing that I’m gonna have to dig sales out of the mud.

    Nice advise, but to many cost variables to get a regular listing, maybe for an exquisite special listing. I guess if you have the spare time and money it’s ok.

    This is helpful..Thank You - I have improved when it comes to SETTING the appointment, now learning how to structure my appointment when I am actually there.... am i supposed to have a listing presentation ? Can I get a copy of it somewhere and make it my own? This is the part I find a bit difficult

    When you say 6% and 7%, do you mean Total %?
    So if it was 7%,
    3% - buyers agent and
    4% - sellers agent?

    If anyone is working from Ontario Canada knows answer to this question please give me a reply - but I'm pretty sure we (Canadians) aren't legally allowed to measure compensation from the difference in listing price to sale price for us right? aka the performance based compensation part he is talking about

    How do you run a reverse prospecting list on the MLS?

      It is on the bottom of the listing page on the MLS, -on mine it is by the Print, Export, Share, etc. buttons. You have to click on “My Listings” and then chose whichever you are wanting to find the prospects for.

    Hi Brandon! I love your videos and I watch them everyday but just this week, I lost 4 sellers. I'm really struggling abd as a single mom, I think I lost my confidence as my father just passed and idk if I'm coming off as desperate. My Broker said he definitely feels a shift in my confidence and I was hoping I could use some help from you, please?? Jasmine from RE/MAX Destination. This is my 2nd year, btw. I hope you respond.

      Stop caring. Rather, care enough to get out of bed motivated, then do not let yourself care that you lost sellers to the point where the next person you interview with can feel that you want to work with them but could care less if they don’t. Desperation is hard to hide, you literally have to detach your emotions in this regard. I’m a brand new realtor but this philosophy has proven true on all playing fields.

    I think I have a good video idea for you because its been happening in my new market as a new realtor and its getting worse and worse by the day.
    1.I live around melbourne, Fl and these new developers are killing the FSBO market (which is still over priced from 2020- 2021)
    I mean brand new properties that are being sold for 20- 30k under.
    2. Are those D R hortons and other builders going to sign a listing agent really, not many of them do from what i have seen.
    can you really win those guys over?

      Can’t speak for DR Horton specifically. But other builders can and do sign agreements with certain brokerages.
      Example: My brokerage has a deal with Great Southern Homes (I’m in upstate SC for context). A couple of our agents pretty much “partner up” together and co-list the homes in the subdivision. They’re not Great southern home agents, they’re still with us. But usually we sell 2-3 of their subdivisions at a time. Other brokerages sell their other ones. I could be wrong, but I believe the land acquisition itself dictates which brokerage gets it. So if my BIC finds the land, gets it under contract and does some preliminary development and permits on it he sells it to the builder and we sell the homes on the back end

    I lost out on a listing to an experienced agent that did the bare minimum solely because "oh but he does 7+ deals a month...". The agent has no marketing for the property. Zero. lmfao.

      At least you have time back to go after other deals rather than spending hours on that deal but I do agree I would be mad at first as well
