All of these are good points, I would say this, whatever you think need saved up double it, the expenses are definitely up there and your ramp up period to get going is at least a year or longer unless you have a database ready to buy or sell with you.
I think it should be noted that all realtors are agents but not all agents are realtors… otherwise people use the terms interchangeably when they shouldn’t. A realtor is a member of the Association of Realtors. However, not all agents are.
The best part was she said they made her join an association and it was mandatory, by law it isn't and these companies seem to be ripping off agents. Last I checked brokers are getting 6% on sales and the agent gets the other 3% which these brokers are also taking part of as well. This is crap, if anyone on here works for a different broker and not one of these huge pyramid schemes chime in here and let me know if I'm hearing this correctly.
@@tonymafia100 You have to join an association if your sponsoring broker is a member. Joining is the only way to get access to the MLS and key system so most brokers will join. The association audits the Brokers as they are responsible for their agents membership and dues. If your Broker is not a member then the agents do not have to be members. it's also not against any law to not join in any situation, but a broker will have his membership suspended if they have members not listed as Refferal only or join as members.

Honestly I’ve gotten into real estate mostly because of the apartment hunting I did (honestly we went like 3 years looking for an apartment with different realtor agents & overall : I really got into how everything works behind the scenes & the whole scheme of things because my main centered goal was to help my family move : it’s not an easy search & it took finding in another town with a proper + honest local office instead to have success: I also was who would search rental listings myself and even reach out accordingly haha I really was doing a realtor agents’ job & I would laugh because I was actually Very good at it & I actually enjoyed it so it was funny to me because during the search to help my family: it’s only natural to joke about being one - later on I took it as an actual serious offer for myself - I was really doing a major portion of the work myself to get going faster & I succeeded for doing so: I let someone else negotiate and discuss and help us with the paperwork & of course then we had our deal successfully & have been living happily since!) • So, my main concern was, I thought they were exhausted themselves and mostly thought all the driving was the culprit but I then got over that cause I figured it’d be worth it* & took my joke about becoming licensed, actually more seriously and favored becoming one myself. I’ve honestly got my driver’s license a few years ago now, am without a vehicle still but figured I’ll have one during the course when I start and/or before working its career field. Long story short, really appreciate the wisdom and/or advice anyone really mentions; It helps. Especially to ones interested in starting. • I’d say, it’s actually helpful to learn and/or find out about a brokerages’ sponsors or affiliations, in a way. I remember noticing this from a realtor agents’ socials before & I was surprised but it makes sense now. If their company brokerage works with them, they’d practically be as well. I didn’t know the ropes as to why (in example: its requirements or even the direct agents’ interest for it- since I got to really develop a connection with them :) but it makes sense now a bit more. ✅ Thank you for that!

Realtors have to advertise their existence . Best place to do this are : Inside of doors of an elevator , everyone will see you when doors are closed , advertise on buses - a big mural , advertise on park benches . Knock door to door . Thank You Myra for being beautiful and intelligent .

How is anyone suppose to make any money with so many realtors in every state? There are legions of realtors everywhere in every state. You will have an easier time not walking on dust than not encountering another realtor. It is absolutely ridiculous. Everyone is a realtor because the test to become licensed is cheap and easy to take. Interestingly enough, at the same time an increasing number of people are becoming realtors, with each passing year, people are finding less reasons to need realtors. People are getting realtors referred to them by mortgage lenders. They are not hiring strangers or people they don't know. So, what is the point of being a realtor, if things continue on this trajectory? The only people that I see earning enough to sustain themselves in real estate as full-time agents are people with 20-30 years of experience or they inherited a database of leads from a parent who was/is a veteran agent. There were 600 people in my licensing class to become the next set of realtors in my state to get scammed. Brokerages are just collecting dues and fees, taking money, and hanging licenses. Brokerages won't tell you the people who already have licenses hung in their offices aren't making any money. They just accept the next set of people who have no clue. The National Association of Realtors won't tell you either, because they take money from naïve agents too. The higher-end luxury market is tied up with veteran agents who only talk to and share leads with each other. It is strange the way that they all routinely post the same social media ads and refuse to associate themselves with anyone who isn't in their social circle.
My main question. I have car payment , a child, and rent. How can I start and still pay my bills? Advise please. That is why I have not started yet. How do I get paid while starting from bottom? Working for a firm? Your advice would be so appreciated.
Im no realtor yet but I have been doing research and getting other agents advise on this question! I've been told to at least have a year of savings to cover your living expenses so you can work full time on your business. Or work at a restaurant or anything part time at night to keep money coming in for living expenses and for your business expenses (if no year savings) bc real estate will need your full attention in order to be successful in it.
Hey Tawny. Fellow realtor and Mom here. I would suggest having at least 6-8 months saved + having at least 5,000 in a business account so you can use that for any marketing you may need to do for listings etc. Hope that helps.

No, they aren't really a presence here in TN, at least not in my area.
Keller Williams takes 40% and gives u no leads a smaller brokerage that gives leads is more beneficial

No, honestly most agencies are pretty easy to get on with - they aren't paying you - you're actually paying them.
