Know the Objective, ARV, Price comparison, Financial Literacy, 1% rule for rental property, due diligence, mortgage calculator etc. Hope I can use this practical advice in year 2021 when I have enough savings.     Please do more vlogs regarding real estate. Request to do vlog on your step by step process in assessing market value. Minsan mahirap po un tanong tanong lang sa tabi tabi or scout of sale of similar properties online especially this time. Medyo mataas ang valuation *kuno* ng mga tao because of the pandemic.

    Hi Sir Jay, when negotiating a price with a bank, should you tell them the reason why you went with your price? Should you say na 'o this is far from schools, nobody has taken notice of this since time immemorial, etc etc' or the bank doesn't care? Thank you very much and more power!

      Yes, you should justify a low offer with reasons, although I believe the best chance for them to actually take notice is for properties that have remained unsold for a long time. For newly listed properties, even if you listed very convincing reasons for a low offer, I noticed they would just wait and see (probably because the property still has a high book value) if others would be interested.

      Hi Summer, with regard to real estate, of course, Rich Dad Poor Dad and other books by Robert Kiyosaki (Cashflow Quadrant, ABC's of real estate investing, and another book where Dolf De Roos was a co-author). and Think Rich Pinoy. Riches in Foreclosures was also okay even if the author became a "fallen guru". Other books (not necessarily real estate) would be Simplify by Bo Sanchez, Richest Man in Babylon, 7 Habits of Highly Effective People, First Things First, and The 4-Hour Work Week. These are at the top of my mind but there are a lot more (books by Malcolm Gladwell, the book "Ask", "Launch", books of T. Harv Eker, Pat Flynn, etc... marami pa sobra).

      Hi Hazel, yes, so far lahat ng nabili namin updated ang payment ng amilyar. Malamang binabayaran ng bank in advance para may discount sila. :-)

    Hi Jay Castillo, How do you find comps or current market value for the area/property to estimate the ARV. Is there such a site or service that can provide these numbers. I ask this because I am overseas and am not able to drive to the location or know anyone in the area. Please help. Thank you

      Hi Deeas, if you are based overseas, getting the services of a licensed real estate appraiser would be a good option. Speaking of appraisers, my wife mentioned that real estate appraiser associations are building an app with a database of market values, although she's not sure if it will be made publicly accessible, or limited only to real estate appraisers within their association. There haven't been any recent updates so I really don't know what happened to that project, sorry.

    Hello po, may property po dito sa tabi ng bahay namin, sabi po ng pag-ibig dati pa, buyback daw po iyon, unoccupied po kasi, kaya interested sana ako,
    Ang problema, diko nmn po makita sa website ng pag-ibig na buyback sya, paano ko po kaya malalaman sir? Kung buyback ba tlga yun? O hinde?

    Sir, may question po ako regarding sa occupant buyer. Paano po ang proseso? nakausap ko ang property specialist and sabi nya hindi daw ako qualified sa negotiated sale na nakapaskil sa website, tama po ba yun?

      Hi Achilles, based sa Pag-IBIG circular 428, pwede bumili ang occupant ng Pag-IBIG property. Tawag ng Pag-IBIG dito "Direct Purchase". Wala nga lang nakasulat kung pwede sa properties under negotiated sale. Naka receive na po ba kayo ng Invitation to Purchase (ITP) from Pag-IBIG?
      Eto po yung details na nasa Pag-IBIG circular 428:
      IV. DIRECT PURCHASE FOR OCCUPIED UNITS
      1. Direct Purchase shall refer to the purchase of the acquired assets by the present occupant.
      2. The Fund shall issue an Invitation to Purchase (ITP) to the present occupant offering him/her the option to purchase outright the acquired asset or to lease the property with option to purchase later.
      3. The present occupant shall submit an Offer to Purchase (OTP) indicating his chosen mode of payment, and pay the non-refundable reservation fee. Said reservation fee shall be forfeited in favor of the Fund in case the buyer did not pursue the sale transaction, or his application is denied for reasons attributable to him. The OTP shall be valid for a period of thirty (30) calendar days.
      4. The selling price of the subject acquired asset shall be based on its latest appraised value.
      5. No discount shall be granted under direct purchase.
      6. Once an offer has been made, the buyer must comply with the terms and conditions of the chosen mode of payment under Item Vl.1 of this Guidelines within the prescribed period from payment of the reservation fee.
      7. If the occupant fails to submit an OTP within the prescribed period from receipt of the Invitation to Purchase, Pag-lBIG Fund may initiate the eviction proceedings.

      Edit: Eto pala nahanap ko, hindi na pwede ang long term installment, pwera na alng kung may "meritorious reasons":
      "1.3.2.2 Former owners or housing loan borrowers, who intend to acquire properties which they currently occupy, shall no
      longer be allowed to purchase the acquired assets through long-term installment. However, the Deputy Chief Executive
      Officer for Home Lending Operations Cluster may allow them to purchase the acquired asset through long-term
      installment due to certain meritorious reasons."

      Hi James, bale hindi po percent, depende po sa market value nung mga katabi/kamukhang (same size) property. For example, yung mga katabi/kamukha sa isang village ay kakabenta lang sa presyong Php2M, tapos may nabili kayo na Php1.5M sa loob din nung village (dapat kamukha and same size), pwede kayo mag mark-up para ang selling price niyo ay Php2M din. By the way, pag hindi niyo na i-re-renovate, bawasan niyo yung selling price para may pang renovate yung bibili sa inyo.

      Yes po, you can always negotiate to reach an agreement with regard to the extension/ improvements you introduced, along with an extension. I just hope they are open to this. My suggestion is if you arrive at an agreement, don't forget to put it in writing. Another thing you can do is have a meeting with the barangay chairman present.

      Annual payment ba or monthly? Usually po kasi monthly ang payment, tapos depende sa price nung property at interest rate/ payment terms nung bank/Pag-IBIG kung magkano yung magiging monthly amortization.
