    Bago po Makipagbid sa ganyang property ivisit nyo po muna kung occupied ba o Hindi, mas maganda po yung unoccupied para wla ka problema pag nanalo ka sa bidding makakalipat ka agad..

      Mas maigi na mapuntahan nang actual.Pero sa pagkaka alam ko for example sa pagibig housing, may nakalagay naman dun sa website kung occupied or unoccupied. So dun palang may idea ka na kung worth it pa ba bilhin or hanap ng ibang properties.

    Meron kming lupa na foreclosed Atty. Kaso noon tinutubos namin Ang lupa nmin sa bangko{DBP) sinabi nla na nawala yon titulo Ang advice sa amin ipareconstitute nmin. Pinareconstitute po nmin Ang Mali po pinakialaman ng DAR dahil inagaw Ang mga squatter na nagtatanim at Ang mga nagtanim benenta at sinangla Ang lupang tinatamnan. Ngaun po inaward Ang DAR sa tao na Hindi pa tinurn over ng bangko sa knila. Pano Ang gawin nmain atty. Maraming salamat po.

    Hi Atty. My tanong po ako nangyari nga yan sa akin. Bumili ako ng foreclosed na bahay non 2013 sa NHMFC hanggang ngayon di pa na turn over sa akin 2023 na dahil my nakatira pa doon na ng rerent.

    Sir may na acquire po ako na maliit na property, ngayon po ng jumper pala ung dating may ari sa meralco ngun dipo ako makabitan kc may penalty po un na 161k mahigit ayoko nmn po na ako magbabayad patay na po may ari na nakapangalan sa meralco at sa title ang ginawa ko nga po inunan ko ayusin ang title ko baka sakali na ma approved na application ko sa meralco pero mag 1 year na dipa ako makabitan ty po sa sagot.

    Atty. may praan po b n mkuha ang bhay n may nakatira? Dumaan po ako s bidding at maayos nman po requirements ko sa NHMFC ko po ito nkuha. Bakit po gnyan as Pilipinas, sa ibang bansa hndi nman gnyan yata sa mga foreclose prang yung Pagibig pa yung takot sa nakatira na hndi nagbbyad,paano naman magkkbahay ang may kkyahan magbayad?

    Salamat po attorney ,may nagbenta po sa amin ng Rights 3years ago,pinanghawakan po nmin ang sinabi na mapa samin ang lupa kapag na subdivide na dahil acquired assets po sya ng bsp,naiaward na po sa amin ni bsp ang lupa subalit dahil sa cash basis po ang bayaran at wala pa kmi sapat na pambayad sa itinakda na petsa ni bsp para byaran ang balanse sa bid na forfeit po ang aming offer,isang buwan lng kasi ang palugit mahirap LNG kmi kaya wala kming kakayanan para magkaroon ng malaking halaga sa loob ng isang buwan lama ng,may bhay po kmi at dito na rin nkatira sa mismong lupa na nabili nmin,halos lhat ng kasabay nmin na bumili ng Rights ay nag atrasan dahil hindi kaya bayaran. at natakot na mawala sa knila ang lupa at mabalewala lhat ng gastos at hirap.May karapatan po ba kmi na bbayaran sakali po may naunang magbayad sa bangko ng aming tct?kaysa sa amin or basta lamang po kmi aalis sa lupang nabili nmin sa rights at naidevelop, mmaraming salamat po more power po

      @@mariafilipinaabutin4606 the right way if the winning bidder had been awarded the property he needs to notify the illegal occupant three times. after he can petition the court for an illegal detainer action

    Attorney ano po pwede namin gawin ayaw po talaga umalis yong squater na nag occupied sa property na nakuha namin sa bidding..tapos na po hearing namin sa brgy.at may CTFA na kami na hawak ...nag offer na kami ng cash assistance sa squatter ayaw nila talaga daw umalis... Attorney maging qualified po ba kami sa PAO? Sa department store lang po nagwork asawa ko di po namin kaya magbayad ng private lawyer...na stress na po talaga ako nag bleeding po ako kakaisip anong gagawin😥😥

    Good day atty, tanong lng po, nakabili ako ng bahay lupa sa subd, foreclosed, ang may ari alfredo to NHMFC, inaplyan ko, ngayon fully paid na, ngayon ipatransfer ko na sana ang titulo, ako pala ang mgbabayad sa capital gain tax from alfredo to NHMFC, dapat ang bayaran ko lng sana, from NHMFC to me, ano dapat kong gawin atty, thanks very much n advance

    Atty. Yong lupa po binili namin sa Bangko.... 2 years to pay, pero hindi pa umabot ng 2 years nagbankholiday... So hindi na kami nakapagpatuloy ng bayad .. pag check po sa assessor's office nakatitulo po sa Isang companya. Possible po ba na matransfer pa sa Amin yong lote? Dapat ba na kami Ang magbayad ng land tax? 13years napo kami nakatira Wala nmn pong nagaclaim.

    Thank you atty. pwd po magtanung po Si Owner po ay namatay 2021 My mga anak po sya at my asawa . Yung mga anak nya sa una ay my mga magagandang bahay at trabaho . Binigay naman po sa freind ko yung SPA at sya yung Nag asikaso ng insurance sa MRI . Year 2022 ng july pina process po sa pag ibig until now wala parin balita . Yung freind ko my anak sila nung owner At ang last will testament ay Sa anak nila ng freind ko mag 18 na ngaun may. Tapos Hindi na po binayaran monthly after mamatay ng Owner ung monthly dues.

    My House & Lot po kaming loan sa Pag-ibig na turn over July14 2017 po ung unit sa amin, nung time na po un oky nman po wlang nakatira every 2months lng po nmin nadadalaw kc medyo malayo po Batangas ung unit at Taguig nman po kami, then May 2019 po nagulat nlang po kami my nakatira na sa bahay (squat) at ang sabi ng mga kapitbahay dating kinakasama rw ng dating owner ung tumira.
    June 2019 pumunta po kami sa Unit my tao nga po, pero ayaw kaming pagbuksan then nagpunta po kami ng barangay pra mag pa assist pra makausap ung nag squat, hndi din nman po nmin nakusap ung nag squat kc ayaw tlaga magbukas ng pinto, next step po nmin pumunta kami ng Calamba Pag-ibig kung saan po ako nag apply ng housing loan, at ang sabi po sa amin bakit rw po hndi nmin tinirahan ung unit, at kung gusto rw tlaga nmin mapaalis kausapin nmin, sabi ko nman po twice na kami pumunta pero hndi kami pinagbubuksan ng pinto. Last suggest ni Pag-ibig ay Sheriff, tinuro po ako ni pag-ibig na pumunta ng PAO Office so pumunta po ako sa Sto.Tomas Tanauan Batangas pao office, at ang sabi nman po dun hndi na rw cla tumatanggap ngkaso sa housing loan ni Pag-ibig,
    Ang sa amin po sna ay mapaalis ung nag squat sa unit nmin ng maayos, at wla nman po kc kaming sapat na pera sa pagpapa sheriff,

      Base sa kwento mo, the fact na na turn over na sa inyo ang possession ng property way back in July 14 2017, ay wala ng pananagutan ang PAG-IBIG in terms of safeguading your property. Technically after the turn-over kahit hindi ninyo ito tinirahan you are deemed in POSSESSION of the property. Ang remedy ninyo is to file a forcible entry/ejectment suit against the occupants of your house. Kung hindi kayo tinanggap ng PAO as client maaring hindi kayo qualified in terms income threshold requirements. Makipag ugnanayan kayo sa inyong lawyer upang makapag file kayo ng kaukulang kaso with damages laban sa mga occupants ng inyong bahay.

    Magtatanong lang po ako, about sa hinuhulugang motor ng tatay ko. Hindi po niya natapos hulugan dahil po namatay siya abroad.
    Magiging sa amin napo ba yung unit? Kasi po ipinapatuloy po nila sa amin yung unit at kung hindi ay hihilain ponila ito..

    Atty. Ask q about po sa Foreclosed property po sana .
    Ung 1st Owner po is namatay na pero naka Foreclosed status po ung house sa NHA , may chance pa po kaya na ma Avail ung MRI na kapag namatay ang Principal borrower fully paid n ung property or mawawalan bisa po kaya ito kapag Foreclosure ang status ng bahay sa NHA ?

    Atty. bumili po ako ng lupa kaso di po maipalipat pa sa pangalan ko kasi yung dati po may ari ng lupa ipapalipat pa sa totoong may ari bale pangalawang salin po ako sa titulo. matagal po ba tlga ang pagsalin waiting pa daw po sa petition. 3 yrs. na po kasi ako ng waiting. ano po maipapayo nyo sakin?     Attorney, may nagbebenta pong financial institution sa akin ng bahay, foreclosed daw po. Pero hindi ko daw po pwedeng ipalipat yung title kasi may one year redemption pa. Pero ibibigay daw naman sa akin yung title. Eh pano kung tubusin po ng owner yung bahay within the one year redemption. Wala na po ba akong rights sa bahay. Salamat po.

    Attorney? paanu po pala pagka Yung property ay merun nag claim na naka bid daw sa isang tao pero Yung totoong may ari ng property ay hawak pa din nya Yung original title at update po nag babayad ng tax.
