The issue I have found with home built like these in Thailand are as follows.1 not enough ventilation in the roof that traps the heat in and it radiates down into the living space making the home hot.just feel the ceiling in one of the models during the day. Number 2 no insulation in the attic above ceiling allowing the heat to radiates into the living space.so joe ensure your home has enough roof vents in america they are called eyebrow vents 120 sqm home should have 6 also make sure your ceiling is insulated.by doing this your home will stay much cooler and your electric bill will be much lower.problem number 3 the walls are to thin one layer of brick is not good when the sun shines on the exterior wall it will heat up and radiates through heating up the living space to solve this have them build 2 layers of brick and foam in-between this will make a dramatic difference.It will also hide all the support beams in the home.this will all cost more but you will save on your utilities and it will pay off and your home will stay cool during the day and your AC will not work as hard. If your thinking how dose this guy know this well it's because I was a general contractor for 30 years in america and I have built a few homes here and have sean homes built here right and wrong way.good luck you two I'll be watching from kanchanaburi

I had to laugh at Joe's hat, I lived in Texas for 16 years, and BFF retired same time I did, he married and has home outside of Bangkok, true Texan Bubba happy there too! We unfortunately have a sever housing crisi in USA, and even worse on west coast, Seatlle area where I live with daughter and grandson... your prices and construction are really great! I loved this video Joe and Gift. I am catching up on all your videos. My 1st granddaughter was born December 6, 2020. I am so over the moon with excitement. Her name is Olivia Kathleen and she is named after my mom and her other great grandma. Olivia is the apple of my eye and I have been spending all my extra her. I so want to visit Thailand again and I can't wait under this crisis is over. When it is I will be on the 1st airplane to Thailand. I am going to email you a picture of my granddaughter.

Very impressive video Joe/Gift. I remember JJ from your previous blog, and liked him then. Started thinking about buying a house in Thailand, way back then. I’ll sell my 4 Bdtm/3 bath house in Hawaii and everything else, move over there and buy a new house. Then start a new relaxed, unstressed carefree new life. You guys got me going now. But I’m gonna come over and recon first, then start laying ground work. Got my COVID shot on Monday, working from home gives me ample time to explore. joe what would make a great video is with the builder and how he came to be a builder.
The wifes cousin just finished building her 3 bedroom bungalow in Isaan. ( Sisaket ). She owned the land already.. House build cost 1 million baht. Tile roof. 150sqm
Did she hire a contractor like Mr. JJ or she used her friends and family to build it? 1 million baht seems really good deal. I am also looking for a piece of land pretty much anywhere in Thailand as long as it does not flood, has electricity, water, internet and road. My Thai wife already has a house in BKK, but I cannot live in BKK (too big and crowded).

I've built resorts and houses on Koh Samui, and I think this guy JJ is a quality builder, and he appears to have a good gang. When I come to Pratchuab I'm sure he'll be on my list of people to visit with a view to buying land, house or even building myself.
I remember seeing this before and I like the houses JJ builds very well done and he seems to be doing very well for himself at a young age. Can't wait to see how your new house will look.

Joe, here is a TH-cam video where a farang talks about building his home in Thailand, and problems he had with the electrician. You may want to look at this video starting at 20:40 (min:sec).

Basically the guy talks about proper planning of all TV, internet, and electrical wiring to outlets and appliances (like Air Con), and the cost of adding electrical wiring beyond the standard configuration in the model home. He recommends that a buyer makes sure the wiring is done properly such as: 1) using proper wires, 2) proper grouping of circuits back to separate circuit breakers (not overloading them), and 3) making sure all circuits are grounded (called earth in UK). Electrical codes in Thailand are apparently weak, and they don't seem to have building inspectors like in the USA and other countries, so make sure work is done properly. I would probably hire an independent electrician to do the inspection if there is not a local government building inspector.
The guy in the video tells of the story where some of the circuits were not grounded (to earth), and a wire in the wall was damaged by a nail in the wall, and the entire kitchen sink ended up with 220 volts live voltage. The damage to wire should have been created a short circuit protected by the circuit breaker, but the ground wire (earth) was not hooked up by the electrician.
There is another video where the guy talks about plumbing, and I would have the same concerns about building inspections. I suspect there are a lot of people who bribe the inspectors if they even exist.
Interesting stuff Joe, you're lucky to have met such an established builder who speaks quite good English, an excellent choice for your build. Looking forward to the next installment 👷

I remember that video and that guy, he's definitely a real builder. He had a grasp on all his product, could talk about (COP) change of plans and had all the prices including discounts. Already I like that your build site is very clean and organized. One problem all builds have in that area is the really cheaply made electrical components. From panels and disconnects to wiring and switches/receptacles. So much stuff is just junk. Also a lot of electrical work is sort of made up on the spot. Talk to your builder about that concern and how it can be improved. Also I've noticed a lot of "welders" are learning on the job. The work drags on and on, also it's redone to cure mistakes. So make sure you get a great welder and he stays on your job till it's done. That's another problem I've noticed. The builder starts with a great crew but then pulls them off one by one to new projects and leaves you with inexperienced guys fresh from a province village. Keep your good guys till the job is done. A sure sign you've got inexperienced village guys....they spend ALL day painting, sanding and skimcoating. They go over and over the same areas because they have no idea what else to do. Good workers wrap up and move on to new work.
You are speaking in general terms and perhaps your own experience. We are very confident with our builder and the quality of materials he will be using. Stay safe!

There are profesional house builders such as Seacon, Landy Home, Meenburi etc. The price is at least 10% more than local contractors but less head ache.
