- This has been of our longest rehabs to date due to the craziness that 2020 brought us. Luckily, we had a larger than normal margin on this house so we are still doing okay. on this flip. I give an important lesson on flipping houses in this video so make sure you stay tuned for that.

Is good, but I would of put the kitchen sink in front of the window and worked from there.
Something to mention to buyers, it wouldn't take much to add a kitchenette to the basement to make it more like an apartment, like an in-law suite, or something they can rent out...

that's what i thought when i saw it - in-law suite, or apt for renter or adult children.
@@katrinab7657 yep! They could even go real low tech/no build & get one of those dorm room rolling kitchen islands that can fit a small fridge/freezer, toaster oven & microwave or hot plate. The laundry/utility area could be shared, or there are even portable apartment washer/dryer set ups for the upstairs that could fit quite easily in the kitchen. There really are a lot of options for a buyer with this updated build. There are even easy but classy looking portico add ons they could use if they really wanted cover for their car. I've always felt attached garages weren't too safe anyway. I definitely have floorplan envy!
@@LaineyBug2020 I'm going to need that island you described. Also, I agree that a carport would definitely suffice. I'd rather have a room for people than a room for a car, but that's because I live in Tennessee now, not Chicago.
The house is cute. I was just surprised at the small sink in the master bath. Women like to put their stuff on the counter and need lots of drawers in the vanity for their blow dryers and such. That would be the only thing I would change if I bought it.
I don't. I find it looks horrible to have stuff all over the place. The good thing about a small sink is that there is less space. The bigger something is, the more crap people tend to buy to fill it in. Keep it minimalistic :)

Same. For a master suite, I would expect a bigger sink.

Nice refurbishment! Grey is actually a good colour as it shows off the real colour of any bedding, curtains etc.
I learnt this when I was designing my sewing room as I needed to see the actual colours of my fabrics.

The attice could have been configured to a master with a bathroom. I dont like the laundry down a flight of stairs and all the way thru a hall to the back. Nope.

This is the one I have waited forever to see!!!! It turned out awesome!!!! You guys are miracle workers!!! I would use the whole upstairs as an office, rather than a bedroom. I'd rather have a bathroom on every floor, where there is a bedroom. But, this place is amazing!!!!

You did a great job on this! You're exactly right abt the "worst case scenario" thinking being necessary in financial management. Finishing our first renovation has me itching for more, but I'm not going to stick my toes into another project until I have a sizeable emergency fund, a crew of reliable ppl, & an off-site work area. Right now, my business has one employee + me, & we work out of my basement. I can grow slowly for the next year, to make sure we have a good foundation under us. :) Great job, & thanks for the inspiration!

Down in the basement is ideal for semi independent child, everything self contained, or could be used as rental bringing in extra income for who ever buys it. Nice little flip.

Since SUVs are so popular, I think you did the right thing by getting rid of the garage. Sometimes SUV’s don’t fit in the older/smaller garages. My house was built in 1940 and my Nissan Rogue doesn’t fit in the garage. I rented an Explorer and it barely fit in the drive way.

Hi Jon! This was a really nice flip. And that kitchen, WOW! What a transformation. I know you put the best grade cabinets you can but would you consider putting cabinets to the ceiling on some of your rehabs? Just were you can. Like on this rehab in the kitchen wall were the sink is. I feel like you are missing an added bonus when you don't do that. That's extra storage space not being used. And that's more money in your pocket for that feature. I wouldn't do the whole kitchen as that gets into custom. But when you have a small kitchen such as this one every inch counts. Blessings!

I LOVE that you used light colours. Whenever I see dark wood floors I cringe SO MUCH.
It's a pity that the bathroom doesn't have a window. I think it makes suuuuuch a difference, even if it is a small one.
Not a fan of carpet, horrible for someone with allergies like me :D
The kitchen counter is a no go. I see it everywhere, it also seems to be very typical in Spain (where l am from) and nope. I would just love wood.

Will the handrail be painted black? I also wondered if the top of the banister should be black? Other question is if the view out the kitchen window is bad, because usually parents want to see their kids. Otherwise it looks really nice. We'd do a carport.
The downstairs because of the separate door, could possibly be used as an apartment (for rental income if you buy the house), if you did not need it as a master bedroom. Fantastic job, I wish I had the money to purchase this house from you, but alas I do not. I hope the person who gets the house, really appreciate it.

I would have preferred the wooden floors to be refinished to bring out the natural grain and warmth. But aside from that I like it.
Why the weird ceiling texture? And why the small vanity the master?
Question - when choosing different design elements, do you purposefully choose things that are more “trendy” that will appeal to more buyers? About to put our house on the market and can’t decide if we should leave our design personality showing or if we should Grey-wash-farmhouse the whole thing to make it appeal to buyers... thanks 😊

Bedroom bath is OK but I’m surprised that you had enough space to add a lot longer vanity why you didn’t do so I think it would look nicer and more upscale your mother will be able to put two things in there that would look really nice I personally don’t want to sing one I know I need storage but most people are always asking for two things I think you could’ve brought that up a few thousand dollars more if you’d had that longer vanity in the master bathroom with two sinks more storage also
Not sure about walling in the garage and converting it to a bedroom with on-suite bathroom. It’s a coin toss there’s a lot of people that won’t buy that house because it doesn’t have a garage and some people that will buy it because it has a completely separated on-suite master bathroom in the master bedroom and it’s completely disconnected from the rest of the house! I would not have added that I would’ve just made the garage look nicer but it is what it is.

I think the covered up hardwood floors is a shame, along with losing the garage. The fridge seems way too big. In my opinion, WAY too much gray.

I dont know if you have contacts in south africa Cape Town search a company doing similar but more tiny house building the country lack tiny house building. Believe it will be a judge successful company.
Yeah you are right Debra Ellison that master bathroom needs a double sink a vanity area and a whirlpool tub also the bedroom upstairs needs a bathroom closer they have to go pretty far to pee and were are the walk-in closets well I'm gonna need some type of discount. Well maybe you guys did the work in a hurry and missed a few things here's a suggestion next time think about what's in your house and go buy that or have something super great they won't notice or care about the fact that they have to walk a mile to get to the laundry room and bathroom 😀🤣🤣
