  • We're back with another before and after house flip video. I am going to be honest with you, I hated this house when we first bought it and it's still not my favorite. With that being said, it looks 10x better than before. When flipping houses you won't always get the best canvas to start with and you gotta make the best of it. That view though! Oh, and it's already sold, so that's good news.

    I noticed there is drop ceiling in the basement. I just thought it is a bit odd putting it in the washroom where there's potential for moisture. Definitely should add a fan in there.

    Those bedrooms with the low ceilings were a deal breaker. I personally would not buy it until those ceilings were charged. The rest of the house was great. Thanks for sharing.

    I just watched this video. This house has so much room and looked so small from the outside. The design is odd for sure but your rehab made it look beautiful and fresh and the views were great! Nice job on the house!

    I remember when you first showed us this house and it was awful 😂 it is 1000x better now!! That door upstairs still hitting the ceiling is a bit annoying, but definitely not a deal breaker. I’m sure that amazing view was a big selling feature also. Great job!

    This house looks great for what you guys could do!! The upstairs is a little awkward, but that kitchen, big laundry room, extra storage space and view make up for it!

    I can see a desk area in the living room where you were saying to put either a fish tank or a closet. In that upstairs bathroom, I would put a door across that useless area in the back to turn it into a storage area for suitcases etc.

    The wacky door in the kid’s room needs fixed-but a fantastic reno. The edits are great! Love the inset ‘before’ pics on tour! Utilizable should be word of the year lol.

    The front entrance...I believe that is a portico or colonnade attached to a deck or walk way. Maybe glue a thick rubber bumper on the ceiling. where the door is hitting the ceiling. Your fish tank area...could house a murphy bed for guest. or a nice englenook.

    Love your video’s…. Good job on this one . I am not a fan of carpet for a lot of reasons Allergens to name just one. I realize it is cost effective .The door hitting the ceiling… not so good. The rest is great . The View is priceless . Yes I would live there- the carpet lol

    awesome job. the entrance does bug me a lot. Depends on the financials I would personally really like to flip the upstair stars midway sideways leading to the left room to the entrance instead (to where the half bath is, then I'll have to relocate that half bath) to clear up the whole front door entrance space.

    I have one thing I would suggest for that space in the living room, you think should have been a closet. Put shelves under the outlets on the one side, for a charging station for cellphones, tablets etc. Then go floor to ceiling with the other half, and put in custom shelves for a built in bookcase. That view looks like a living Bob Ross painting!!! That is awesome!!!!

    The living room is a great shape for making a theater and "closet" could be space for popcorn machine, drinks, etc.

    Hi. Your projects look rural . Is there rental for these in the woods houses ? How about airbnb?
    Do u do any new builds ? No body shows or documents those ! Australia developers do brand new builds and in the US its more of just rehabs !

    Drop ceiling in the basement bathroom not the greatest, we had that in our old house even though we had a fan we still got mould.
    Also the utility room connected to the bedroom isn’t that against code??
    Something that looks funny in that storage room, it had carpet and laminate flooring.
    At least I didn’t have the floor vent right in front of the door like the fire house.

      Right around 2000sqft. Finishing the basement really helped.

    It looks like the upstairs was an attic at some point that was converted to living space. It looks like one of those older houses with a huge attic they decided to utilize. Could be totally wrong, it's just the first thing I thought when I saw all the weird angles.

    It’s good when people do good work fixing any damage with electrical , plumbing or moisture etc . What worries me is a lot of flippers are just doing cosmetic work and putting in the cheapest fixtures from Home Depot w/e than pricing it way up . Someone purchases one of those homes and has a potential ticking time bomb $$ wise. That’s scary and I’m not sure how most home buyers can avoid that since some problems can’t be caught by a home inspector ..

    I would have removed the closet from the room where only a single bed could squeeze in there opening up the room a bit. I would also built a shorter closet on the opposite side wall to wall and replace the door with a pocket door. Just my humble opinion.

    They probably couldn’t close up that area in living room and make it a closet because it had electrical outlets and a lot of building codes don’t allow that in closets...maybe...

    Not utilize or utilizable. I wouldn't have commented because I don't like or want to be the grammar police. But you asked. I took technical writing as part of my degree. Not what you think. The idea is to make writing easily understandable and the same thing in speaking. So not the over-used utilize or utalizable, but use and usable. Not ingress and egress, but in and out. We had to take 15-page legal documents and turn them into half-page, easy-to-read and understand documents. Just my two cents. Love the videos.

      We usually don't put back a textured ceiling. We just left them since they are in good shape

    I wouldn’t buy that house I would want a screened in porch off the back I would want to paint everything I would pull up the floors and put In wood floors. It would cost me too much to repaint everything and redo the floors that’s how much I hate it

    Really jacked up floor plan. I feel like the living room should be a bedroom instead of having to troop through multiple rooms to get to it. Powder room next to where people eat is just ew. But you did a nice job on it, and this is the market for flipping awkward houses like this one.

    @ 4:06 a pocket door would have been a solution just make the "pocket" for the existing door by adding sliding closing track hardware to the existing door bottom has roller wheels to have tracked the door is a thing on you do not have to buy a fancy pocket door.....barn door hardware is affordable
