My parent’s first house, bought in 1958, cost $9,000. It was a tiny two bedroom with a very tiny bathroom, Hardwood floors and half walls and a huge yard. Was in great condition.
Not a bad buy for $8000.00 though. I mean, it looks like it is fixable, most of it, and just like your wife, I love the shelves built into that one room. I think you did pretty good on this. Once you get all the junk out, you can see the actual size of the back yard and the cluttered room. I see potential. Thanks for the tour and sharing your adorable child with us.
You can use the stairs to finish the attic and add a lamp, then remove the ceiling below the attic to make the house look vaulted. If you use the attic for an extra room it would be nice to replace the stairs for a spiral one so you have more space below. About damage on the rest of the ceiling, maybe make all that vaulted. So many options.

The backyard is perfect for a little garden, for herbs and such! The price knocks me off of my feet; one could invest 50k or more for renovations and it would still be a steal!

From what I understand it's in Hardie board siding as well as paint chips in the old linoleum floors as well as popcorn ceiling it doesn't pose a problem until you try to remodel or move it lot of people don't know this so maybe at some point you can use your platform to let people know about mesothelioma

I have that same double drainboard sink, and it is wonderful!!! No worries about wet counters, it cleans up easily with powdered cleaner, and hold a garden full of produce to be processed, or can bathe a large baby! Keep it!

I would wholesale it. It's a complete gut job from top to bottom. It's probably a good thing there is no basement. If I had this I would have to gut it and add a second story to put the bedrooms upstairs and open the whole lower floor for living. It would make it feel bigger. Cheers!
I love your wonderful videos, but please, please, please be careful when touring certain properties. As an investor, I know that anything can happen in and around dilapidated houses. I know people saw when Tyanna brushed her face against the piece of steel on the porch of that house. That could have been a lot worse while spinning around on that old porch area. Also, other areas in a house like that can be dangerous with loose nails, holes, etc. I know you mean well, but that could have easily ended up in a trip to the hospital. God bless!

The house is in a very poor hygiene condition to bring a child along with all that mold and accumulated dirty it is not a good or healthy environment for a child. Poor decision for these parents.
Why was she the first to walk upstairs? Who knows how sturdy the stairs or boards in the attic were OR what could’ve been waiting for them at the top of that staircase (human or animal)!
All I can say at this point from watching this is please sanitize sanitize sanitize specially that baby girl! You guys are brave! I would fix it up and lease with an option to buy and if they fell through on their payments take it back and do it over and over you can get a lot of money that way cuz most people don't keep their payments up which is not like you're trying to prey on people but sometimes they just don't... however for the right person, it could be a wiper someone who doesn't have good credit to get into a home and have a start

That sink, although it's not in great shape, you could easily get close to $1,000 for it. Those of us restoring mid-century homes will get those and have the enamel redone. If those kitchen cabinets are metal, you can easily sell those as well. If they have nasty stuff in them, just take a pressure washer to them.

I too bought an eight thousand dollars house in NJ in 1980 . Flipped it for 33000 three years later. Never regretted the experience or the equity. Put in a lot of long days to make it so.
I would question whether all the extensions at the back are needed . A small utility yes but the extra room could come down to make the back garden bigger . After all there's room to make bedrooms and storage in the loft , once the roof and ceilings are fixed . A better staircase is needed if the loft is to be utilised .K

Them old farm sinks are valuable I have a friend she had a home built and designed it herself she wanted and old farm sink, she found one on e-bay paid 2,500.00 for it it looked bad was rusty pitted she paid another 1500.00 to have it related it looked brand new when it was finished.
depends on how much meat on the bone there. what are (very nice) comps in the neighborhood? if they're about 30% higher than expected rehab costs it might be worth doing. what are the rents in the area? if you can get in, rehab and return your investment in less than 7 years (or so) you can always keep tenants there for a few years then re-rehab it and sell it. If you can double your $8k plus carrying costs in a couple weeks then you can take that to the bank and do it over again....
Before I would even think to put any $$$$ into that house. I would check out the neighbourhood #1 then decide if it is even worth putting any money into refurbs. Personally I think a flip option is better than fixing it.

I'm sure you take all the precautions in your Builders and remodelers take those as well for asbestos my uncle who is two years older than me still was a young person he died of mesothelioma about 4 months ago he lived about a month after he was diagnosed he had his own construction company and had his work cut out for him to be Define tear down old homes in the city that he lived in he did quite well but what a terrible way to go after all your hard work so take your precautions

Please do not flip it but keep it as a rental but do check out the families who your renting to as I would not want to see this home destroyed once works are completed.

I think if you flip that house don't get rid of the cabinets because those are those vintage metal cabinets they could be sanded down and repaint it because they are expensive they're expensive when you find them in that sink is vintage to and it's pretty so I think you should keep the sink also because it would give it like a really pretty vintage-look but being updated gazelles that some beautiful cabinets and that's a beautiful my mom had a sink and cabinets like that when I was I had cabinets like that when my kids were small but not the sink so that that's thinking that house from the kitchen is priceless and so cabinets

I enjoy your videos for real estate investing. I would sale to a investor. Because that is going to take a lot of rehab to get that ready for a flip. The purchase was a great deal. I've seen some worst than that for sale, want more money.
No lol. And keep in mind cheap houses are going to be in cheap areas. You’re not gonna to find an 8k house in a neighborhood where houses are selling for 3 million dollars.
I would put in a header in that front left bedroom open it up and put the kitchen there. Put all beds in the back. If rafters are solid full flip. I hate investor neighborhoods. Ruins them.

Five years ago we bought a mobile home trailer for $3000. And the lot rent was only 400. That allowed us to get out of debt. I miss that little place.

The attic really had me nervous. Then the ceiling under that attic....yeah, I think leaving the child with a sitter might be a better choice.

The room with the hot water heater used to be a porch they closed in because you can see the old wood siding on the walls.
First thing I noticed, too. It probably needs taken down, unless the square footage is needed. Could be a nice full storage/utility/laundry room.

I enjoy your videos for real estate investing. I would sale to a investor. Because that is going to take a lot of rehab to get that ready for a flip. The purchase was a great deal. I've seen some worst than that for sale, want more money.
It would be interesting to see the house after you fix it.

flipping is where you buy a house with intention of selling for a profit (with or without renovation). -lots of people think it means renovation.

No lol. And keep in mind cheap houses are going to be in cheap areas. You’re not gonna to find an 8k house in a neighborhood where houses are selling for 3 million dollars.

I would put in a header in that front left bedroom open it up and put the kitchen there. Put all beds in the back. If rafters are solid full flip. I hate investor neighborhoods. Ruins them.
