  • Abandoned Home - Unbelievable Whole House Remodel
It is finally time to call this project completed. it has been a long 12 month process. Working with the occasional helper, this ugly duckling has been turned into a beautiful home.
For those who don't know the backstory, I'll tell it here. This home was abandoned by the owner in 2010 and the taxes had been left unpaid for many years. Tax certificates were purchased by a corporate entity and during the tax sale in 2014, the property received no bids. The property was then awarded to the certificate holder who refused to accept it, opting instead to take a loss on the whole deal.
The property reverted ownership to the county government in 2017 after tax certificates failed to be purchased for unpaid back taxes. The property sat on the unclaimed property list for 12 months and was subsequently listed as surplus property by the county government in early 2019.
When I found the property for sale on the surplus property list, I put pencil to paper, and decided that I could make this project work if everything would work in my favor. My goal is total cost divided by expected rent cannot exceed 48. Initial expectations were purchase price of $5200 + $30000 in renovations and $850 rent. This gave me a gross ROI at 41.4 months. I decided to purchase the property.
Total cost breakdown is in the final credits of the video. Total all in cost was $29,240 and estimated market value is $77,000 on the low end and $82,000 on the high end. Fair Market Rent is $1151, significantly higher than the target of $850. Gross ROI on this project is 25.4 months! To quote my old friends Ted Theodore Logan and Bill S Preston Esq., that is "Excellent!"
Please leave a comment below and any questions you might have. I am always ready to answer questions and I really enjoy the feedback. It helps me improve.
    #WholeHouseRenovation #ExtremeRemodeling #AbandonedHouse
    EDIT
For those of you still reading, I have had many people suggest that I didn't actually do this work that it was somehow staged. I assure you I did the vast majority of it with the exception of the things that I was required to hire an outside contractor by the permitting authority. No, I did not film the outside contractors.
Yes, I did all the framing myself, trim/doors, flooring, ductwork, plumbing, most of the electrical, tile work, cabinets, countertops and painting (oh how I loathe painting).
No, these aren't high end finishes ... you don't put high end finishes in a rental property. You use mid grade and durable finishes. When the tenant moves out, it will have hopefully held up and repairs will be a minimum. If repairs are required, I can be satisfied that the cost will not be terribly high.
Also ... no I will not tell you exactly where I live.

20 minutes doesn't do all the pain and agony and trips to hardware stores it takes to complete a project like this. great job! I had to remodel our home after a kitchen fire. I didn't have to take it down to the frame, but down to new drywall. remodeling like this is much more difficult than building new.

It's rare to find people that can do all of the trades well. Even my piers in the business rely on many other trades to help them...I hope more of the younger people learn these skills. They can be used your entire life. Never have to worry about working. First of all, thank you for making this video. I had no idea of the amount of work needed to rehab a home. This is a way to provide a good living for your family, and for the next generation. Not be at the mercy of a company that might fold. You must sleep well at night, from your hard work, and from the security you have earned for your loved ones!

@Toni Y thank you for watching! HGTV and others tends to give people a sugar coated idea of what is involved. They focus on eye candy instead of a functional, well thought out and affordable home. Most folks watching those shows just see them and see “pretty”. Folks who do what I do, know the real work needed to revitalize a property. Only a few people would ever attempt this. For better or worse, I am one of the few.
Oh, just to be clear, this is a weekend gig and I work a full time job. In fact I have little time for sleep. I usually get to bed between 1-2am and usually get back at it between 6-7am 7 days a week.

When I met him though he was working for Home Depot. When i retired we moved to our retirement land and he built our retirement home with me helping. My husband does all the same work that you perform so very well. He was a block mason in his teens, carpenter in his 20s, and commercial building contractor till 50s when he had enough Florida sun and became a county building inspector. Still does the occasional remodel. Love what you do. Takes lots of skill, experience, and hard work to be competent in mechanicals and good construction practices. Not many who are good like you. Only suggestion is we started doing counter tops in the same tile as bath floor. He builds to tops in marine plywood, seals then frames the top either painted or stained to match cabinets. Then sets tile on top with tiny grout lines. These counters last for decades longer than laminate. Also we like Hardie board for exteriors. Vinyl can leave in hurricanes😱.

I've had some positive and negative comments about the porch. The tenants love it. If they are happy, I am happy and all is right with the world!
      Thanks for watching!

I love when you take something old and/or rundown and make it livable again. 😀❤️

Absolutely love how the house turned out! The craziest part, for me, was that he did not wear gloves, even while working with the tin roof! You definitely have an amazing skill for this. Keep up the awesome work!

This was an absolute pleasure to watch. I restore cars and this is like, the literal house version of that which I love. Interesting to watch, you're funny when it's warranted but you don't do it in a way that seems forced, and you turned a ~$5K decrepit shack into something I'd move in to TODAY. Well done all around, man. Thanks for sharing this.

Thanks! That’s the analogy I use when people ask me what I do for a hobby. I tell them it’s extreme home remodeling, some people rebuild cars … I rebuild houses!

Soo cute. Always put the microwave above the stove! Counter space is precious.

Indeed, but this house doesn’t have a microwave oven
