The initial layout was terrible and the way you transformed it is phenomenal.
I actually prefer a semi-open layout like this than a full open concept. The steps also gave the rooms some definition & distinction w/o being too enclosed.. Very nice 👍
This transformation was phenomenal! The semi open concept was an amazing touch. It gave the space so much character while giving each room just enough privacy without it feeling cramped since older houses generally have a more cramped up layout. Love the colour palette used for this design and the styling was also exceptionally done! I can totally see why the buyers put it the extra $200k. The design is so different from other homes you see around today. Just amazing!
The transition and semi-open concept between the living room and kitchen was so nice! Think that gives the house a bit more structure and style vs a complete open concept with one giant kitchen/living/dining space!
Hopefully the person you bought the house from recovers from their cancer; hearing someone is ill is always sad to hear. My prayers this Christmas will be with them and for them. Additionally, great job on chasing your dreams! I see good things in your future, Elaine :)

When I tell you my jaw dropped at the after for the living/kitchen area, I mean it DROPPED. Like it doesn't even look like the same house. The wall taken out for the open concept with the natural wood floor and ceramic tiles for the fireplace all together is just chef kiss. I thought I wanted to be an artist in the future but my dad has always said to minor in something else in case that doesn't work. I've been binging your videos so now I want to be a house flipper lol. Also, house flippers make BANK.

Usually when I watch these remodels I'm adding up in my head how much it would cost to change the kitchen backsplash, bathroom tiles, fixtures because the flipper went noticeably cheap but when I watch your videos I get inspired by your design ideas. I love the colour scheme in this house - the nature wood colour floors, very elegant looking bathrooms, the wall paints. It all looks very pleasant and not cold.

Making the master closet is great ... usually i vote to keep linen closets as they are ALWAYS functional! Not only does it hold linens, but "outdoor" clothes & shoes for yardwork but winter clothes , shoes, jackets, sweaters, luggage, umbrellas.

The open concept gives this home more appealing to sell and also consistent on the flooring design through out the home is perfect! I must say you have a talent in designing and taste. 😊I myself likes to learn how to start flipping homes. I have staged my home and my parents and it came out really nice but unfortunately it’s not for sale. Lol
I especially loved the tile floors, they had a floating quality. Your refinish clear coat on the hardwood was lovely.
You did an outstanding job with this design -- very well done!! And, I'm so happy the previous owner was likely an engineer, at heart anyway, because that house, as older as it was, turned up zero, nasty, expensive surprises.

You turned it heavenly it looks more good than if would b fully open concept
By opening a couple walls it gives the illusion of additional space, and achieves a more open concept. The continuous hardwood floors really flow beautifully from room to room. I appreciate the kItchen, the added island, and the backsplash going up to the ceiling. The bathrooms look very luxurious, after their transformations. The exterior, front and back, is very nice with simple adjustments in color, etc. All together, this entire home is very beautiful, and most buyers would love it!

Your honesty about changes to your thought process, and mistakes you've learned from is inspiring. Any tips on where to look for a my first house? I live in southern California and a high priced housing market is very intimidating. Should I look at other states where house costs are lower? What would your priority be?

I love remodeling videos! Only suggestion I would give is to move away from grey color schemes as that is slightly outdated now. Try a blue grey or green grey for exterior if you like the grey family and a greige or off white for interior walls. Just a suggestion :)

I love everything about this Reno except I would of kept the brick fireplace and built in unit in the family room, it just adds more character and keeps some of the original home features. Just slightly freshening the brick and unit would of looked much better! Love the flow you added to the house!

This is by far one of your best designs! I hope the other two houses don't sell for as much as you do. It's so scummy when bad flippers rely on talented ones, like you, to bring up the sales price in a neighborhood and use that to trick buyers into buying a home that does not have the same quality.
P.s. is it expensive to keep an illegal addiction? I always assumed it was cheaper to Demo it than to get the city to approve it.
Thank you! That's what I thought too :D It's funny that you mention that, I did follow up with the other flip, and it was sold for $125k less!!! That made me feel good :D They didn't get to use mine as a comp because they got an offer while we were pending.
To demo the bonus room, we would have to redo the exterior stucco, and that would make the cost a little higher than keeping it. The city didn't approve it, we just kept it because it's grandfathered in.
Elisa, you and your crew did a Fantastic Job on that house. I like the way you think and you don't throw away money. You salvage what you can and get rid of everything else. I live in the South Suburbs of Chicago, so we get all 4 seasons. Have you ever replaced a furnace ,water heater or had to do a complete electrical job on a house? I was just wondering if you ever had those problems. I really enjoy your videos + the cost breakdown for the houses you Rehab. Keep doing what you're doing and I'll keep watching and learning.

Your renovation on this house was great! I love the new front yard look. I have concerns about the Step Down for safety reasons. There needs to be handrails to hold on to. Overall, a great job. Tommy
I never like step-down living rooms because I think they are a tripping hazard but you did a good job with this one!

I think the living room and the bonus room should be separated by a double french door. Natural light can get into the living room but this separation can further define the different use of these rooms.
Your renovation on this home is beautiful. The open space/concept making it a modern house and I guess a main factor the buyer into it. And again thx for sharing the video.

Love all the house's only one thing I would do differently is the bathroom in the kitchen I would have made a pantry instead that bathroom seem's kind of weird in the kitchen other than that beautiful house😍
