Median is $440,500 and average rent is $2,230 (for a 1 bedroom you're looking at around $1300 depending on the area), and is continuing to increase. People underestimate this when they move here and end up struggling.
I agree, cost of living is the biggest challenge for most people moving to Colorado and if they don’t have realistic expectations they’re going to be in for a rude awakening!

When In&Out made it to CO SPGS, I knew it was fully Californicated. It was over. A boring bedside community when I was growing up in the 80s and 90s with cheap real estate and lots of outdoors-y activities, now an unaffordable suburb of Mini-LA (Denver).
Curious how you justify that when there is also whataburger in the same town? Just adding we did try in and out in the springs and holy crap is that place overrated.

The In&Out burger was just icing on the cake and made me chuckle a bit, when I heard it was coming in. Agree, it's overrated.

We moved here from FT Wainwright, AK in 2012 as I was approaching retirement. Retired in 2018 and from 2012 to now 2024 the area has exploded with housing and tax increases. The best thing I can say about it is, if you’ve never experienced aggressive drivers or been in a car accident or shot at while driving you’ll have your chance. This wasn’t an issue a few short years ago but it’s as though Colorado Springs is a haven for homeless, aggressiveness, carelessness, and a complete disregard for anyone but themselves. Let’s not forget the United States Army’s 4th Infantry Division.

Being from Iowa my affordable and your affordable are different. I pay about 530.00 for a 2 bedroom 1 bath. I’ve been seeing how much housing is there. I want to be able to live, not just survive.

I think a lot will depend on your work situation and if your pay would be greater here, and I think you’re right and that the cost of living will improve. What is it about Colorado Springs that has you interested?
The largest VA hospital is in Aurora, but there are clinics in several locations. I think Colorado as a whole does a really good job with veterans. Colorado Springs is probably the best at it since so much of the population is military, and you can find dozens of communities that go above and beyond for us!

Hello! The only natural threat we typically see in Colorado is for mountain properties with fires, and that is relatively location specific. I would think the largest reason our property tax is less expensive is because we also have an state income tax.

Colorado is like most expensive place ever nooooow." Like, bruh. You think y'all got it bad??? Come to Tampa, FL and enter into gates of hell. The wages are muuuuuch worse in Tampa & the job market is absolutely cut throat, it takes 45 minutes to drive 8 miles with drivers straight out of mad-max, you are elbow to elbow with assh*les wherever you go, all companies are looking to scam you, and you can actually buy a good amount of land in Colorado for the same price as a cookie cutter home with a teensy backyard & an HOA here in Tampa. Also, at least your taxes goes towards public use facilities. Here in Florida your money goes right into the pockets of the insurance companies. Every cent you save in State Tax here in FL you'll for sure spend on insurance. And now our schools suck due to all of the budget cuts and you'll end up paying out the butt for private school. So, sorry for being another transplant in Colorado buuuuut... Look at where I came from and tell me that you don't understand my pain. Florida is a hellscape and it's not more affordable than Colorado. 😂 Also, Colorado is much prettier than Florida. All we got are dirt hills and packed beaches.

My thoughts about Colorado/Colorado Springs: Too much traffic here because of tourism. Lots of pot holes on the roads and lots of construction going on all of the time. It seems like a lot of people are moving here and the infrastructure is not able to support it anymore. There are also no good paying jobs for the most part since Colorado Springs did nothing to keep the high tech companies that were here when they were here and we do nothing to try and attract companies here who could bring in good paying jobs as they give all of the money to the olympic training center due to this place wanting to cater towards tourism only as a main source of income. Government jobs here that hire a lot of military people also require that you already have a high level security clearances. Lots of minimum wage jobs here that most donot want. cost of living here is very high and it keeps going up like everywhere else. rental property, property taxes, homes buying, home owners insurance, auto insurance or renting are high for what you get and apartments monthly rent is very high just like everywhere else. we have tornado's here, hail, flash flooding, cold weather and snow and the climate here is dry, not humid and we have fires here. we get a lot of wind in general since we are so close to the mountains. In 2023 The colorado Sun said that we hosted 93.3 million visitors in 2023. which explains the conditions of our roads. And guess what; since there is no tourism tax. The people that live in colorado pay for the wear and tear of the roads cause by those 93.3 million visitors in 2023 through taxes. A lot of bad drivers here since a lot of people come here from someone else and they have their own version of driving and a lot of road rage. You'd probably be one of the homeless people there in certain parts of town. It's an expensive place to live...not like CA is, but still $900-1000 will get you a "cheap" apt in a sketchy/trashed-out/crime-zone part of town. To live in a decent Class A apt complex in a nicer/safer part of town, expect to pay $1400-1600/mo. PLUS, you pay for water, trash, sewage, electric and gas -- AND additional rent for a carport or garage if available. Or you park in general parking...which can be a problem. Yes, for SOME complexes $1100-1200/mo would do for a small 1/1 or studio apt, so that IS possible, but you'd need to choose even one of those carefully (research the area/neighborhood and the complex's ratings). Again though, most 1/1 apts -- if you're looking at the whole city -- will be ~$1400/mo and above. Earlier (just a year ago) they were $1700-1800 for the same 1/1 apt -- things have gotten "cheaper" for renters since then. ;-) Oh, re: Vehicle Registration in CO: Their is a (10-year?) "Vehicle Ownership Tax" (aka: Personal Property Tax) on vehicles you bring with you to CO which can be high if your vehicle is new/expensive...so be prepared for THAT. I wasn't, but later found out if you're a disabled vet (forget the percentage/rating required) you can get an exemption on that. I have read that lots of people moved to CO when they legalized pot. Some wanted to get jobs in the pot industry, others just went to smoke it. Many ended up on the street. I think it depends on your situation currently where you are and how likely it is you can save up a little money before you move. I think moving states, or moving in general, unprepared can be a very difficult thing. That’s just my two cents, and I appreciate you watching!

Since 2008 though, it seems I move about every 4 years, usually interstate. Moved from TX to CO twice...next time (if it happens, as per current plan) will be my 3rd time TX to CO (Springs). But THEN I hope to buy and STAY vs. moving anymore (one big reason for buying vs. renting as per usual). Having moved as I've done (and going through the process of finding an apt to rent, register my vehicle, get my CO driver's license and carry permit!) I'm familiar with the process/costs. It's a huge hassle each time (on top of costs) as I have to do everything all over again (like when I moved back to TX and had to do all that over again), but to me the trade-off is worth it but I don't want to keep moving indefinitely! I have lived here 6 years and think it SUCKS! You have to deal with the traffic and aggressive drivers that a city of 500K has but you don't get very many amenities like great breweries and food. I can't wait to leave this place.
That’s far from the truth, but believe what you will. Supply and demand will always dictate the cost of any given item, and we have a substantial shortage of housing nationwide.

I appreciate you watching and I’ll debate people on this all day - the only way you are getting from the heart of Colorado Springs to the heart of Denver is if there is zero traffic and you are speeding WAY over the speed limit. There are usually slow downs in DTC and as you near the city. It is 4:45 pm right now on a Wednesday and Google says Denver to the Springs is an hour and 42 minutes.

@@Deezuzjohn having been stationed there, it was a thing to come back & Live there. After 20 years I was finally able to. I was a transit bus operator with about 30 years experience, & they fired me after 4 months for making a wrong turn, as I was fairly new to the area, after spending several thousand moving there, & was stuck there for 2 years before I could move back to Phoenix. I would recommend others to make sure & do their research & don't make the same mistake. I’m still trying to recover after a year.
Not sure how often you are driving from the Springs to Denver or what part of Denver you are driving too. When there is weekday traffic the drive is easily 1.5 hours. My drive from Lakewood to Greenwood Village extends from 20 minutes to 45 minutes when there is traffic... and that's about 1/5th of the way to Colorado Springs. My dad commutes to Denver from COS for work. He usually heads up there around 06:00, so little to no traffic when he's driving up I25. It takes him 45 minutes to get to work. So COS is not a couple of hours south of Denver, maybe an hour depending on what part of the city. The distance isn't that far between the 2 cities. However, it can take a couple of hours to get there sometimes because of traffic on I25.
@@ganelle - I appreciate your perspective. The distance between the center of Denver to the center of COS is 70 miles - and using Google as just a reference, the drive is 1 hour, 4 minutes with zero traffic up to 2 hours with traffic. I think people can get hung up on me saying two hours, when I think the reality is MOST drives between the two cities - during the day when there is some traffic - will take in excess of 1.5 hours and will be closer to two hours than to one. If I told people the routine drive from Colorado Springs to Denver was one hour and then they tried to make that drive on a Tuesday at 8 AM - they’d find out very quickly that I was wrong.

Um, it's REALLY bad. Almost every car that doesn't have covered parking is dinged up. If you live near Fountain, it is almost a certainty!

I think it depends on your situation currently where you are and how likely it is you can save up a little money before you move. I think moving states, or moving in general, unprepared can be a very difficult thing. That’s just my two cents, and I appreciate you watching!
@@destinationdenvercolorado True, it IS expensive moving (and not just the moving of your stuff, although I do it myself via a U-Haul trailer). Since 2008 though, it seems I move about every 4 years, usually interstate. Moved from TX to CO twice...next time (if it happens, as per current plan) will be my 3rd time TX to CO (Springs). But THEN I hope to buy and STAY vs. moving anymore (one big reason for buying vs. renting as per usual).
Having moved as I've done (and going through the process of finding an apt to rent, register my vehicle, get my CO driver's license and carry permit!) I'm familiar with the process/costs. It's a huge hassle each time (on top of costs) as I have to do everything all over again (like when I moved back to TX and had to do all that over again), but to me the trade-off is worth it but I don't want to keep moving indefinitely!

COS is becoming so Californicated it sucks for us natives. There's still great parts about it, but it's headed downhill. At least we're not Denver yet.

I have lived here 6 years and think it SUCKS! You have to deal with the traffic and aggressive drivers that a city of 500K has but you don't get very many amenities like great breweries and food. I can't wait to leave this place.

I appreciate you watching and I’ll debate people on this all day - the only way you are getting from the heart of Colorado Springs to the heart of Denver is if there is zero traffic and you are speeding WAY over the speed limit. There are usually slow downs in DTC and as you near the city. It is 4:45 pm right now on a Wednesday and Google says Denver to the Springs is an hour and 42 minutes.
@@destinationdenvercolorado I'm from Colorado springs, I live in security,the furthest south neighborhood in springs, I get to Denver in 50 to 55 minutes, been there many many times.
@@israelromero728 - I’ll take your word for it - you’re about 77 miles from downtown Denver, that’s some fast driving! I just try to give people realistic expectations, my drive time guesses are just that - rough guesses on my own experiences.

@@Deezuzjohn having been stationed there, it was a thing to come back & Live there. After 20 years I was finally able to. I was a transit bus operator with about 30 years experience, & they fired me after 4 months for making a wrong turn, as I was fairly new to the area, after spending several thousand moving there, & was stuck there for 2 years before I could move back to Phoenix. I would recommend others to make sure & do their research & don't make the same mistake. I’m still trying to recover after a year.
You're delusional. We are not a couple hours south of Denver. You might want to look at a map.
Not sure how often you are driving from the Springs to Denver or what part of Denver you are driving too. When there is weekday traffic the drive is easily 1.5 hours. My drive from Lakewood to Greenwood Village extends from 20 minutes to 45 minutes when there is traffic... and that's about 1/5th of the way to Colorado Springs.

My dad commutes to Denver from COS for work. He usually heads up there around 06:00, so little to no traffic when he's driving up I25. It takes him 45 minutes to get to work. So COS is not a couple of hours south of Denver, maybe an hour depending on what part of the city. The distance isn't that far between the 2 cities. However, it can take a couple of hours to get there sometimes because of traffic on I25.
@@ganelle - I appreciate your perspective. The distance between the center of Denver to the center of COS is 70 miles - and using Google as just a reference, the drive is 1 hour, 4 minutes with zero traffic up to 2 hours with traffic. I think people can get hung up on me saying two hours, when I think the reality is MOST drives between the two cities - during the day when there is some traffic - will take in excess of 1.5 hours and will be closer to two hours than to one. If I told people the routine drive from Colorado Springs to Denver was one hour and then they tried to make that drive on a Tuesday at 8 AM - they’d find out very quickly that I was wrong.
If it is Friday afternoon, then yeah it’s two hours away.
