He didn’t really touch on the reality of rentals or sales as far as what goes into the day to day. You’d most like start in rentals and they will be open listings, meaning any agent in NYC can show them. Also meaning they go very quickly. You’ll end up having your listings online of places no longer available, hoping to find one similar in the database if and when a client wants to see it, let alone actually want to rent it. Oh yeah…also IF they even qualify and IF it doesn’t get grabbed by another faster agent! It’s a total crap shoot and a numbers game. Sooner or later you will close something. It’s about effort, dedication and patience. Definitely helps to focus on a particular area of the city and be an authority on it. Build relationships with property managers, rental offices and owners over time. There’s a big learning curve, but this all depends on your ambitions. Good luck!

I hear a lot of guys talk about how hard it is to break into old money circles... I would be interested in hearing a deeper dive into this challenge of real estate brokerage. How old circles work, how hard is it to break in, how critical is it for success, life of a broker before and after breaking into these circles... stuff like that.
That's a circle I haven't been able to break into yet so I can't speak on the subject. I can say that there is a shift in money happening, accelerated by Web2/Web3 and so success doesn't depend on tapping into that network although extremely helpful
It only takes one good friend to meet others. Then build bonds with people. You need to be more than just an acquaintance to have people ride for you. Imagine a bridge gets broken, it happens in relationships, everyone isn’t for everyone. Well you don’t want one connection to be able to pull the plug on everyone so build those bonds and be personable with people.
