I think it's time to make it more appealing for potential buyers. Real estate can be quite the rollercoaster! the stress and uncertainty are getting to me. I think I'll cut rents to attract potential buyers and exit the market, but i'm at crossroads if to allocate the entire $680k liquidity value to my stock portfolio?

"Overall, buyers hold a lot of the cards right now, and sellers are having to give out more concessions to close a deal." All the best, buying on sale is actually one of the best ways to invest in stocks, and advisors are ideally suited for such task

Until the Fed clamps down even further I think we're going to see hysteria due to rampant inflation. If you are in cross roads or need sincere advise on the best moves to take now with financial markets will be best you seek a fin-professional with fiduciary responsibilities who knows about mortgage-backed securities for proper guidance.

The biggest thing I learned from this video was 50% of investing is buying good companies at good prices and the other 50% is controlling your emotions when . market is moody.I realized that the secret to making a million is making better investment. I always tell myself you don't need that new car or that vacation just yet and that mindset helps me make more money investing.

Loved the video! My boyfriend and I are currently looking for a house now. I don't agree with the not bringing people though. My step dad comes with us to look at every house and does an informal inspection. My boyfriend and I know nothing about roofs, property drainage, load bearing walls etc. Yes we can get an inspector in after we put an offer but he has saved us a lot of money by finding these things first. Sometimes my boyfriend and I can get sucked in my pretty flooring, kitchens and bathrooms when the actual house is not well built and would take a lot of money to fix.

Again, my daughter's account. I am a RE agent in Vancouver. Things I have learned (I've been licensed for 4 years).
    1. I never open and close pocket doors all the way. Once, in an open house for a townhouse a buyer went into the kitchen, then asked me if there was a door. I said yes! Pocket door! Pulled out the pocket door all the way and it jammed on the track. For 15 minutes I was trying to get this buyer out of the kitchen!
    2. Although realtors may need to use the restroom during an open house, I avoid at ALL COSTS. You do not know the condition of toilet in an open house. This may be TMI, but once I had to use the bathroom (SO NOT CLOGWORTHY), flushed once, and the toilet OVERFLOWED onto the newly renovated marble bathroom. You think as a realtor this will never happen to you, but it can! THE WORST EVER! The toilet was likely not working properly to begin with. But never again will I take a pee while hosting an open house because of that! YIKES!

It's a great career! So glad you're learning all of the important stuff now...I can only imagine in the next year how you would grow. I've been in real estate for the past 7 years this year!
    1) Time Management is soooo important! Try to get there before your clients, submit all your deals on time
    2) Have a good CRM, FOLLOW UP!!!! Lol most of us get busy and we don't do this often!
    3) Have fun in the process!
    4) You will quit real estate like 5x a day LOOOOL
Don't give up though, have a good crew of people around you...makes your transaction smoother...And yea do say No to clients...you can't work with everyone :)

I suggest you offset your real estate and get into stocks, A recession as bad it can be, provides good buying opportunities in the markets if you’re careful and it can also create volatility giving great short time buy and sell opportunities too. This is not financial advise but get buying, cash isn’t king at all in this time!

I want to hear what you think about being a buyers agent and the conflict of interest there. It seems like whether you are the sellers agent or the buyers agent you are not incentivized to help the buyer get a good price or wait for a better house.
Do you have any thoughts on this?

  • @amyvonne01

I've been an agent for a while now (10 years) and for me the worst is when you either get to a house and there's no key because the agent accidentally put it in their pocket and left OR you get back to the office and you have the key in your pocket because you accidentally pocketed it! I've done this a couple of times and had to run immediately back out and put the key back in the box. Luckily nobody has tried to show it and notified the agent that I did that yet. I just get involved in talking to my clients and do it without thinking!

Oh no! I’ve never done that but definitely see how easy that could be.

I have a tip for you! When I show a home I put the key on a wristlet key chain I got from ace hardware. That way the key is always on my wrist so I wont lose it and when I go to drive away, If the keys on the wristlet still I see it right when I go to put my hand on the steering wheel.

@@natylights2394 I would say the hardest part is remembering to do everything when you have 2 or more deals going on. Keeping everything in order and making sure you complete tasks in the time frame you have scheduled.

Congratulations on your first year as a real estate agent. I was wondering if you could make a video on the process of buying a house. Like where do you need to start. I personally don’t live in Seattle so maybe just a general idea of where to even begin and things to have ready for your first meeting?? That would be of so much help! Thanks for your content. I did miss you this year that you were posting a lot less but I’m happy for you on this new adventure! Good Luck in the future!

My advice for agents working in a major city such as Boston where I am is to take advantage of public transit. Driving in most major cities is such an aggravation. In addition to that, I don't trust other drivers especially in Boston.
