    I'm gonna watch your videos until I get it,landlord had 50 cats,mice ate wires, no hot water,no lights in kitchen, and bathroom, had to go other places to shower.

      Ehhhh not really it’s all the same thing to be honest with you. You have to deal with people one way or anothe or commercial. If commercial, yes, it’s probably less frequency between Buyer and SELLER, however, however, how about after buying the property where you have to subcontract numerous vendors, oversee their operations, and provide incentives to get the project moving? Although contract is a very important tool, knowing how to deal with people and learning how to negotiate is the key. People aren’t confident with themselves even though they say they are that’s why they freeze up. Deep down they have a little voice that saying they’re not good enough and they keep listening to that. They will never admit this by the way.

    Or, instead of Wholesaling, let’s say the entry fee is $15,000, holding onto the property for another 5 to 6 months to evict tenants will cost an additional $15,000 and monthly payments for the next six months. Total capital needed is $30,000.
    Instead of assigning this, he can call on a private party or gator Partner, preferably gator, 2.0, to slide into the deal for $40,000.
    This way if Erick is lacking Upfront, he gets to pay himself $10,000 on the front end, and have a partner assisting him. Eric pays partner with a 12% COC return within 12 months. Kkkkkkk. Bb
