Just trying to understand. After five years you made 8k Net. What happens when someone doesn't pay rent and by the time evict them you are out 5 months ($16,500). Lets say that happens twice in the 5 year prediction. Thats 33k - 8k profit your down 25k in a five year length. Please correct me if I am wrong. This part of the equation looks like it was done prior to recording. At 14:52 where does the 1.05 come in after the 5% appreciation/yr per 100 years. nvm I figured out the 1.05 part

If I really want to be picky, your PITI will also increase over the years...This made me want to create an excel file to calculate every deal I make in the future, I know I am overthinking it 😁. You have so many more options when you look at a deal this way!
Pace, your videos are great. I’ve been watching non stop the past few days. But your math is wrong. The depreciation is not based on your purchase price. It’s the value assigned to the structure. Not including land. You need to subtract the assigned land value from purchase price then divide by the 27.5. Love the content though. Big fan of how you break stuff down
PACE, I've got a deal for you. Just met with the seller today - 1.4 acres on a main road in AJ. Multifamily & commercial going up like crazy and this guys sitting on his land - open to seller finance. This property could easily become commercial space or 1000 multifamily units. Where can I message the team? I probably wont list it bc my team is weird and doesnt agree on the comps but has never been to the property so they wont market the listing. I know you'll buy it

When you take the 7 years upfront (accelerated depreciation) that doesn't lower your overall (27.5yr) depreciation savings?
Yes. It takes the first 7 years out.
