      Some places include utilities especially 2 to 3 unit houses and/or partial things such as water and cable/internet. The landlord knew the son had the electricity in his name before rigging it, she should have known while searching for a tenant that the place still had electricity. Landlord should have cut it or ensured her son cut it. Lease wasn't clear and tenants assumed. Landlord should never have brought this to court.

    According to our City Hall when I didn't get a water bill which comes every 3 months and I didn't pay it, I was fined $10.00. They told me I need to pay my bill whether I get one or not. Who keeps track of bills they don't get is what I want to know? I was royally pissed but you cannot fight City Hall as I found out.
    They send out a small card in the mail without any envelope and if it gets lost it's still our responsibility to pay a bill we know nothing about or didn't get. Apparently this woman isn't going to collect, I wish I could have recourse like the Defendants did. I have enough going on in my life to keep track of bills I DON'T get. I worry about paying the ones I DO get and pay them right away. The City got away with total B.S. on the lack of getting my water bill.

      Most cities you can see your bill online, you should check you cities website. Then you can pay, likely right on line. Of course you would be responsible for paying regardless of receiving that card. You could also call and get the amount too. I’m a commercial property manger this is how I know all this. Good luck!

It’s been an uphill battle, but I think I’m about to the end of it. I see the cardiologist tomorrow afternoon - so hopefully she’ll be able to pinpoint something not working correctly there. The landlord should have checked to make sure the utilities were put in the tennants name the day they moved in. Those tennants weren't stupid. The utility companies don't give you free service through the goodness of their hearts. If they didn't put the utilities in their name the day they moved in, the landlord should have had them shut off and taken out of her name.

    As an electrician I can tell you that sometimes there is a shut off box ahead of the electric meter. So it is possible to disconnect the wires going to the electric meter and then install new wires that go to the electric panel. This bypasses the meter. This way you can steal electricity.

    You can’t have 2 different accounts at the same address at the same time.. The plaintiff would have to first pay the utility bills. Then turn the utilities off to get them out of her name, so the defendants could turn them on in their name. Being a landlord she should know that already.

    I had my first apartment and I thought I had the water bill in my name on autopay. At the end of the year lease, I got a bill from the Renting company for 12 months worth of water because I apparently never paid it. Never got a bill in the email for it. It was being sent to the owner of the property and they made me responsible for it. They could have brought it up when I dropped off the check or called or emailed or anything? I paid for it and know better to check now, but that rental company really screwed up at the end there.

    Lol my uncle’s house meter failed while he was on a cruise during the winter. The house still got electricity thankfully as it was winter , he was not home and the house had electric heat, but the meter stop measuring the watts correctly. So he comes home, all is good. He pays the bills as they come in. Now, he didn’t realize it was not measuring what he was actually using I.e. it ran slower than it was supposed to. The first bill was low. It made sense, they were not home. But he doesn’t pay a whole lot of attention after that. 6 months later the electric company goes to house, discovers the meter issue and then tries to back bill him. Problem, no one has a clue how much wattage he used in this period versus what he paid. The electric company tried to scare him into paying but he didn’t bite. They dropped it when he got a lawyer, because no one could definitively prove what he used in that time period versus what he paid was incorrect.

    Both parties knew the electric was rigged. But unfortunately, the tenants failed to realize that if the rigged electric was discovered, then their shady landlord would hide behind the lease agreement to prove the tenants were solely responsible, even though her son was the one who rigged it. Shady, and Judge Judy sniffed it out. Good ruling.

  • @anndeecosita3586
    @anndeecosita3586 6 หลายเดือนก่อน

    The landlord puts this all on the defendants for not calling the power company. If the electric bill is in HER name then why didn’t she notice she didn’t receive a bill right after her son moved out and the new tenants moved in? Anytime I have moved I have always received one more bill afterwards.
    They may have assumed it was part of the rent. At my last apartment cable and water was included. Some places have electricity included. I have had neighbors who didn’t transfer the electricity over for their new apartment and the manager sent them a notice about it. If they should have known then so should she.
