- We are so excited to have found THE ONE chateau for us! And we signed the contracts. Now we have got a problem! Really?
Meanwhile we are showing you two other properties. One 15th century chateau with amazing outbuildings for 1.8 Mill and a 19 century chateau for 2.1 Mill.
We didn’t film to much, as we got side tracked. but have a look.
We can’t wait to show you more of what we have seen.

Your surprise is a result of lack of information and the professionals involved should have warned you. It is a standard procedure. Farmers have a preemptive right to buy some land for agricultural purposes. This is why it is advertised to give them opportunity to purchase land during a definite period. Most of the time nobody exercises the right but they have by law to be given the opportunity. Just need to wait for the end of the period. It will be fine.

It’s two months not two weeks, unless you pay a couple of hundred euros and advance it by one month.
Lastly, if the seller insists on selling the land with the buildings, then no farmer is ever going to want to buy it. They just want the land.

@@Chateau_de_Londigny We have gone through this process when we purchased few years ago and usually SAFER step-in when it's a foreign buyer to make sure the agricultural land is not to be turned commercial, so I expect that you get the good news for they usually don't buy lately and once they confirm your plans is to maintain the property and not destruct it😉

You are correct the prices seem high. If they have carried out major works such as double glazing, upgrading electrics, plumbing, boilers, treating wood rot or worm and can show some income from jite's or something else it may be acceptable. However, if you need to cover those improvements low ball them. The running costs on a pile such as a chateau can be over whelming and that is one thing, I would put high on the priority list. Oh my goodness! I had a special feeling with chateau number one of all the ones that you have looked at. From the moment I saw the gates, the hedges, the outbuildings, and the pool I was hoping that the inside was just as special. Then I saw the staircase and the rooms……..breathtaking. That first one had so much charm. I especially liked all the small buildings around it. It looked like a tiny village. Beautiful gardens too but loads of work to maintain that. The second one did not have the charm and did not appael to me at all. I betting you went for the big one from last week. You where very enthousiastic about that one.

I really liked those two properties - with old towers they really looked like fairy-tale castles. But the pricetags were really steep, so I guess they are not *the* chateau. Fingers crossed that you get the go-ahead from the authorities soon. It sounds like a nail-biting finale to an already exciting journey.

Hello from Burgundy! We purchased a large property with a lot of agricultural land in 2020. Your two weeks may have already passed, but I suspect that you have little to worry about with the obligation to SAFER. Especially, if you are willing to contractually obligate yourself to continue any existing relationship with a tenant farmer (which is something you likely will want to do anyway as having a relationship with a farmer has great value for many reasons). My fashion is simply all white, cream, brown, leather and some nice make up and finish is the look. The more I have got in all those matching colors the easier for me to mix and match. (sometimes something greener or Blue but no black clothes in my wardrobe really only one dress and one blouse) 😄
And no expensive close. Usually just something I like when I see it in a mall. (when I go for a little shop, once in 6 months 🤭)

IMO the nicest ones you have seen and they both ooze the epitome of what I think of as chateau graciousness & timeless elegance. It isn't the price of the property you worry about. It is the energy costs per year and the maintenance. Probably estimate about 10% of what you paid for this each year. At around 2 million, they are dirt cheap to buy. It is the yearly cost to carry them that gets you.

Probably about right. It’s not for the heart fainted. 🏰 Really need to calculate what it needs in order to avoid an anxiety.
My partner inherited a piece of land that he put up for sale and he found a buyer but the Safer decided that we had to sell to a neighbouring farmer at the going rate for agricultural land which was pennies so it actually cost us money to sell it !

From my knowledge, having to go through SAFER is standard procedure (it would be unavoidable for any property with land you're looking at). Uggghhhh, so sorry you guys were given this unexpected information about farmers purchase rights. I'm sure this is causing additional anxiety on top of an already stressful process. As others have said, I have no doubt your desired chateau will soon be yours once this period expires. Try keeping your minds on other things for a while, and everything will work out fine. Just make sure you are supporting each other emotionally during every stage of this process.

I know is the chateau the one you show the watercolor paint, is also furnished in a very elegant way, so you say we might need some bits of pieces, as you mentioned at the end of your video. And yes things are not always as easy and as simple as you might see them from the beginning. I am sure this must be very frustrating and the waiting time the worse part of everything. If is meant to be yours it will, if not something better is on its way. And one more thing you both want this, you both are together, just do that, keep happy, keep together, keep loving each other, keep the patience right with you and keep going. 🎉🎉🎉

Oh it is an absurd, control freak, system. Absurd taxes and control on so much. And SLOW. I could never do anything like own property in France or live there long term. The US truly has the best, though still imperfect, system.

I wouldn't worry too much as I doubt that many farmers these days have the intention or means to enlarge their probably already struggling farms. All these new 'climate' (BS) regulations have made farming so much less viable and if I am not mistaken it would have to be sold to a neighbour foremost. Good luck.
Bonjour Denise and Brett, I understand the French government wanting to preserve the land, to ask you your intensions for it, I also believe if you are purchasing the home and the land is part of that purchase, then they shouldn't be able to stop you from buying it, or list it separately. I love everything about Chateau number one's garden and surrounding area, I wish we could have had a live viewing of the inside. The second one was nice as well. Oh the stress!!! If there is one thing I have picked up on watching "Chateau Diaries" is that the French love to make you jump through their legal hoops!! I hope that everything will be ok and you proceed with the sale. You know it boggles my mind that these places were active family homes long before Australia was colonised!! (that is almost a dirty thought these days) but that sense of history comes through. I agree with you Brett, property prices are ridiculous no matter what or where you look.

Yes in France any home or estate with land does need to be confirmed with local farmers do not want the land. This can take some time, ours took months to be confirmed so honestly I hate to tell you but you might have to wait much longer than 2 weeks. I do hope you find out soon as I do know the stress and anxiety this causes.

Both of us started working from a very young age. Fortunately we believed in ourselves and we have been lucky.
Discipline and a supportive network always helped. And we learned to be careful with money.
As a team we both compliment each other and have the same core values.
Not knowing what future will bring.
But all of it could be great ingredients to making it work. Fingers crossed. 😌

First Chateau looked nice in this video , but i see u have ruled the second one out I'm not going to guess until all have been watched . There is more red tape in France on buying most property, thats why in most cases it takes longer , that Government Agency does have the right of first purchase on rural land , but in most cases they not interested in it at all so thats going to be interesting to see what happens.

I am sorry, this must be frustrating. I must say I am not surprised. There is a couple on here the lady from the US and the man a commercial pilot from a Scandinavian Country I believe. They put up a lengthy video about how many deals fell through when they were buying their dream Chateau. Sorry I cannot find their YT name, perhaps you already watch them. There was some monkey business with the Realtors even after the paper work was signed. France has very different system than what we are accustomed too. Might be worth a look. If it is meant to be it will be. All the best.

Wonderful video as I always enjoy any insight and guidance you can provide. Like you, I am interested in eventually making a permanent move to France. The history, charm, and structural nuances of a chateau/castle are enticing. While I appreciate the grandeur or a large chateau and estate, the million dollar plus price tag is cost prohibitive. Perhaps my expectations are unrealistic, but I would prefer a small chateau in the southeast or southwest of France with a primary focus on land and views. My price limit is about $500K, is this even possible? In other words, a relatively small well maintained living space with nice views and perhaps 10 or more acres of fields or forest. BTW, is there a minimum size for a chateaus when it is no longer considered a chateaus, rather it is called a home. While an Internet search can be fun, it seems very unproductive and limited the useful information provided. You are from Australia and seem to have visited many chateaus in your search for the ONE chateau. Congratulation in that endeavor. Can you give some advice on how you went about your search, made the connection to the properties, and pitfalls to avoid? If you used an agent, are you open to providing contact information or a link to their website. Thank you for any guidance in this matter, and again, congratulation on finding the ONE!

A chateau is called a chateau because of his owners that had to be aristocratic like a Lord (Marquis) and based on this titles the property then was to be called a chateau rather than a manor home or Maison de Maitre.
(I think this comes closest to explain it right)
So it doesn’t need to be a certain size in order to call it a chateau.
While historically linked to the aristocracy, the term can now be used for grand properties. But if you want it to be a „real“ chateau that you might want to look up it’s history. :)
Its so frustrating these French laws, also the agents don't tell the bad things until the very end when they are obligated to tell. But don't worry it will come all good. Isnt there a law that you can yourself farm your land and then you don't need to worry ? Good luck and hope this is resolved quickly and in a satisfying manner.

I would have imagined that if the adjoining land was historically attached to the chateau and part of the domain that is was exempt from Safer rule?
The SAFER rule exists to preserve land for agricultural purposes not to preserve historical domains. France is the only country in Europe to be self-sufficient in basic food production and wants to stay that way. That said if you contractually commit to preserve existing land use and relationships with existing tenant farmers that in most cases satisfies SAFER.
@@tomphillips7391 Yes but land that was never used for agriculture that suddenly becomes agriculturally import when someone wants to buy is something else. You can buy adjoining land as many do and either let it out to farmers or plant it yourself every few years to get around the rule. There has been a lot of local abuse around the Safer when locals try to push out incomers. I had a home in lower Normandie and we had this problem as we were surrounded by agricultural land for grazing then the local farmer who was also a council member had the land use changed and they contructed a housing scheme around our land that used our access road. We had sold up around this time. It was pure spite as my house had belonged to his mother in law and he wanted it but she wanted money and he wanted it for free so she sold it to me. We already had the property on the other side of the road and had a verbal agreement with the other famer to buy the stables that were attached to our main house but he sold the farm to a newcomer over our heads without telling us and moved away when we were on holiday so as to avoid any argument ! Sometimes the french welcome you and sometimes they don't. Things have changed today and people seem more open and welcoming.
Are they worth the money they’re asking? Trying building exactly the same for the same price. Impossible.

My friends bought a place assuming everything would be in place but the radiators were ripped out, the kitchen gone and water running down the inside of the walls that had been covered up. No comeback.
It’s in Euros. We do have french and english people working with us. :) Tricky but we and they do everything to get this over the finish line. 😊
