Where those real oak floors or luxury vinyl plank ? Just curious because a lot of builders are putting it in even luxury homes now . I love this house it’s everything I like all in one space 😍 .
Most likely engineered. More homes are going away from wood as it scratches easier and is less durable against liquid and time.

Beautiful house! I rather 2 more bedrooms then 4 1/2 bathrooms.
Often times there is a very high value in rooms that have their OWN restroom, in fact that is one of the luxuries of higher range home.
