Such a wonderful floor plan. I think Drees has a plan called Brendan and it is a little similar to this one! The dining room adjacent to the kitchen is brilliant! Oh I love Drees and their floor plans. Can we also appreciate the decor, absolutely stunning.
They do great with model home design inspiration.... loved the mid century elements!

WOW, nice and its not too big for a single person... Got you master on the first floor and office and plenty of guess room for when people come over. I like it. NICELY done with the color tones and the look to make me want this.

Yes, my style is that I want to allow you to walk through as if you are walking through it on your own, without a sales person watching over your shoulder or telling you what you are looking at.

Love the area. Our son and his family live in the Wolf Ranch area. We are thinking of getting out of California and moving to Georgetown. Texans don’t worry we aren’t from California, we just ended up there for work 😂
This part of Georgetown is has incredible benefits for those used to being surrounded by amenities of shops, restaurants, grocery, coffee, bank, and access to interstate! If I can help in any way , do reach out.

You should do a tour of the Tri Pointe Homes in the Turner’s Crossing Community in South Austin! Haven’t seen many videos of Tri Pointe and their homes are nice and affordable.

I like builders that consistently deliver a good product. No builder is perfect but Drees does have a fit, feel and culture that I have seen clients really enjoy!
Nice home, but shower doors are such a thing of the past in a master bath in my book. Must have a pool are whatelse would you do at home in TX heat being retired, but look at TV and the walls?
this is a sales model home, they will not put pools in model homes usually, the new owner can once it is sold. Shower doors can be avoided permit-wide is shower is longer than 6'

Drees homes is one of the best commercial builders in the austin area for sure. They seem not to skim on quality materials and fixtures

Nice home the outside very aesthetic, not a fan of the bedroom up front thought it could of been the office except for the closet, and couldn’t believe it didn’t have a fireplace, as a kid first home had a fireplace power went out that fireplace kept us warm for a week, since then a must have..

Why would you paint that ceiling black in the family room!? Hate those coloured ceilings …. Cheapens the look And makes the rooms appear smaller and the ceilings not as high. Overall a lovely house. Great tour. Thankyou!
One thing I have learned is that designers are professionally on or pushing trends often, when trying new, it is not always received well...... but every design element that you like , was at one time someone commenting on it unfavorably.

It makes for a better walkthrough video of you enter the house and walk straight to the main living area as you would if you’re coming home, then return to the front instead of stopping at every nook and cranny first.
After physically walking over a thousand potential buyers through homes...... most of them stop at the initial study or bedrooms first. The purpose of my videos was to mimic such an experience virtually for what most do.
@@SoominKimRE I’m sure that’s what most people’s inclination is to do. You have more experience than any individual home buyer so you can take the lead and show them what it’s like coming home.

Yes en suites are certainly a luxury and one demanded by many.

… it makes a HUGE difference in curb appeal and aesthetics when the front section is a GARAGE … how about putting the garage in the rear …
...many would disagree, including me. One of the luxuries of a home is being able to have a lot and home large enough to remove a front facing garage and have a side entry.

I just don’t understand why is there a bedroom right in the front room? I wouldn’t want to wake up to people walking by! I would have my curtains closed at all times. The should be a flex room or first small living room.
That is a guest ensuite farthest away from the primary room. It creates separation.

Putting the price on the thumbnail helps initialize trust between the buyer and the seller. I've also noticed that videos showing the price of the house get more views than videos without the price clearly stated in the thumbnail. That's just my personal observation. Other than that, wonderful video and beautiful house.
Quite the opposite in my opinion..... Imagine clicking on a video that says 'What you can get in Texas for $500,000. or Home in Texas for "$815,900' only to realize that the home ends up much more. You see when you lead with price on a youtube thumbnail.... that is a slippery slope for a few reasons:
1. Prices changes are SO frequent.
2. They are often showing a BASE price for a home - which does NOT include options/upgrades/lot premium.
3. Most homes are being shown are model homes, there is typically much more decor that is being added on top of the other options.
So more times than not people get emotionally burned on what they think they can afford based on a youtube video and thumbnail. I should know as they call me daily to tell me their expectation, or under the impression they can get so much more for their budget..... and usually its way off due to website base prices and ....... you guessed it......... youtube thumbnails.
The reason those videos get more views in theory as it is a form of 'Clickbait" - it's not necessarily true. I should know as I used to do that.

Major cities are descriptive locators for familiarity to those relocating. Just as one might say 'Los Angeles' and not Glendale. Or 'Dallas' and not McKinney. I hope by now you see that you my channel is to help those that are relocating, and often looking for new homes (which are not readily available in space or build within city limits).
