I’m one of the neighbors. Been watching this home since day one of construction. I adore the design for sure. They spared no expense. But it isn’t worth 2.7 million. If it was across the street maybe yes. But there is no yard space and no view. They should purchase the lot next door to use it as a side yard. Maybe then it will be worth 2 million or something:)
Exactly right!. A house with no backyard won't sell for more than $1.5
Yes the other side is preferred for the views. A homes "worth" in many ways more than ever in this market is what someone is willing to pay for it. Some value space, some value design, some value location, and some value views, the one that pays will determine the value to which is most important to them.
Actually this one is already under contract.
The price of the home I think is a good price considering the attention to detail and the quality of the work. It has a lot of features high end homes have in California. Also whoever purchases this home is also saving a lot of time instead of starting a new build. As you know time is more valuable than money.

I love the front entrance of home, the blk doors in the home, the railing leading to up stairs and the floating toilet and shelfs, makes for easy cleaning. Didn't like much of anything else, what else you got Soomin, at your convenience. What do you think of ICF homes?

Beautiful home. People commenting that the price is too high have no clue what's happening in the Austin market.
I think there is a tendency (in my experience) for people to be MORE critical with items that may be unaffordable. It seems to happen with cars also.

My favorites are the glass doors, windows, the wood flooring, the marble 👀 walls 😍 and the kitchen and bathrooms SO beautiful; REALLY all throughout the house is just GORGEOUSNESS.😘 👀 Looks like one of those homes I've seen in those beautiful home design magazines.

Floor plan is perfection for a small family, though location leaves a lot to be desired. If it was on high ground with the same layout and looking over a view, this house would be absolutely perfect. That said, if it was on high ground, the I am guessing the price would probably shoot up to upwards $5 mil.

They are trying to turn Texas into California. This house is so over priced. So sad. Texas always had and have amazing home builders WHO SOLD THEIR HOMES AT A FAIR PRICE. Don’t California our Texas with ass prices.

There is still plenty of value in Texas with production builders and community lots. GREAT value compared to California. But whether it is California, Texas or ANY other state, you take a private lot on a nice area and build a FULLY custom designed, fixtures, pool and layout, its going to be alot more than a production home built in a sub-division. Customs is a form of original art... Not a re-print. Hope that helps.
Dallas is going up too and has nothing to do with California. And BTW in the major cities in LA this home would be more than 2.7.
I hear you for the average single family homes median prices but for this kinda custom home the price in Cali won’t be much different, except the lot would cost more because of your location by the ocean or near the coast/ hills

Wow, housing price in Austin and surrounding is rocket now. Almost 2.7M but the lot seems not big at all. I guess it is just around 15,000sf.
15,072 SF lot..... yes the price of this home is definitely in the finishes, styling and the overall location.
My daughter born and bred here and in medical profession. She and her young family cannot afford to buy a home in Austin. It’s beyond sad. Funky funky homes even being sold way overpriced. We do blame the California peeps…with that said…maybe we can turn Texas Blue finally….

It gives the option for a buyer that does not want to use the room as a purely a theatre room to possibly use for let's say an office or play room.

The backyard seems a little small for such a beautiful home. As in small with room to move around.
I think so, if there wasn't a pool it would be problematic. But for the lot against such a retaining-type wall and planters in limited space, it is nicely done.
Not much of a grand entrance for 2.6m. Home needs to be staged at this price. Very nice powder room.

I’ll never understand the appeal of rough hollow. I guess the homes a cheap and you don’t have much landscaping to upkeep, but I must be missing something.

@@SoominKimRE Just more space. For that price it would be nice to at least have an acre. We sold our place on Challenger for that reason. New neighbors moved in who were heavy smokers and we couldn’t enjoy the pool or watching the lake without smelling it. We also have a newborn that we didn’t want exposed to their smoke. That along with their dogs which they never seemed to bother with made us realize that we want more space.

Looks 100% like an office building. The kitchen is as cold as a dentil lab.

Style and description is often so subjective.... so examples help.
@@SoominKimRE Modern and warm - clean lines but round shapes (their is nothing strictly angular in nature!) instead of angular. Round shapes are inviting, fluid and relaxing. Friendly colors. Happy colorful kitchens. Flowers and some big house plants (artificial is OK).
In these houses today everything is white to black and 100% angular. Those are typical business colors and shapes because in business you don't want to create destructions and don't want people to get too comfortable.
Brown and wood tones are very masculine, too much of it makes a house gloomy and harsh. Houses have a gender and it is definitely female. Keep in mind that it is very rare that single men buy houses, they mostly buy condos or live in apartments. Single women on the other hand do buy houses if they don't have to remodel.
Houses today are full of BS. Car wash showers but no room for a sink by the toilet. Steep stairs which barely pass code. Freestanding bathtubs that are dangerous to get in and out, especially with wet feet. Expensive upper cabinets that no one can reach or use. Absolutely no storage room in the entire house.

It's not too bad home design, except two negative facts.
First, lot site is too low compare to neighboring houses, that makes the house less privacy.
Secondly, there's too many small rooms and small ally that makes the floor plan not very open flow

I think its important to point out and be clear that this is a private lot for a custom house.
This is not a production home on regular subdivison. There is still a lot of value should that be your cup of tea.

The video panning is too much. Californian who sold their California property and moved to Texas kind of spoiled/inflated Texas home price. They sold a small bungalow in California for million and bought a castle in Texas for hundreds with cash. Oklahoma, Arkansas and Kansas still cheap with no traffic.

I like the wood floors everywhere although I can see what one viewer here is saying. It's not worth the price unless it had a killer location or a bigger lot and more luxury features. And just a little constructive criticism is a verbal voice over every now and then and lower music

At this price the media room is so small that it is almost useless
I can't agree with that , its actually a decent size and very useful, quite wide.
Keep in mind that part of the pricing for home that you see , isn't just the home but the location and value of the property it is being built on. This is why you find fixer uppers in some areas of the nation selling for millions. Don't get lost in the home price, but the overall value of a home.

Hmm, yeah interesting. The property Taxes alone are over $65K a yr. No thanks. For that amt of property tax, I don't want anyone to my left or my right or in front of me or behind me for at least 200 yards.
I've learned that not everyone wants to be isolated from a community or others. Some value that privacy certainly while others want to be in vicinity of neighbors and others. Again the beauty of properties is that what you value and what you choose to pay for is up to you!
